The receptionist is very helpful and responsive. The property is nice, clean and quiet. Very modern : keyless. Amenities are complete. Wifi is good. Email communications were clear.
During my stay, the TV network in my room was awful. Only some channels work, but on and off signal made it impossible to enjoy. The water shower spray is not as strong as expected. No iron in the room.

⭐⭐⭐⭐⭐ Wonderful stay at Kingsley Guest House! The hosts were exceptionally welcoming and helpful, the room was spotless and comfortable, and the location was perfect for exploring Edinburgh. The warm hospitality and attention to detail made my visit truly enjoyable. I would happily stay here again and highly recommend it to anyone visiting the city.

Clean, accessible to the bus
It was listed as bed and breakfast when we booked, yet after booked as non-refundable - the host messaged to say they don’t do breakfast anymore. We probably wouldn’t have stayed here as breakfast is part of why we booked here
