Location next to bus stop was excellent. Room was comfortable & quiet.
No breakfast. Access to attic room was steep. Headroom in attic was marginal.

The pictures don’t do justice to these stately accommodations. We loved the floor to ceiling bay windows and the 12 foot ceilings which gave us a lot of room to spread out. Buses run to the Royal Mile and other sites every few minutes and contactless payments ensure you never spend more than six pounds a day. Kath was extremely helpful and provided great recommendations. We would definitely stay again.

Rooms were spacious and very clean. Bus stop outside with frequent buses - although often very full. Few and far between after 1am, meaning a £16 uber for a less than 2m trip.
Didn’t see staff except for perfunctory handing over of keys at start and end - no welcome, which we would have expected from a property of this type. No breakfasts offered and no common areas - literally a room for the night and an expensive one at that (it was Fringe so may have been exceptionally high).
