We answer messages quickly, share a detailed digital house manual with everything you need before arrival, and have been long-time Airbnb Superhosts. If you're working in Norwich and want a stay that runs smoothly without anyone over your shoulder, that's how we've set it up.
Victoria Street sits in a quiet pocket just off St Stephen's Road, one of the main routes in and out of Norwich. It's a safe, residential corner of the city centre. Victorian terraces, families, and just enough foot traffic to feel alive without being loud.
Within 2 min walk:
2 cracking local pubs directly across the road, both with plenty of ales on the pump for an after-shift pint
2 independent coffee shops
Number 8 Burger (genuinely good, directly opposite)
A convenience store and Iceland for the basics
Within 5 mins walk:
A large Sainsbury's at the end of the road, with its own car park
Chantry Place shopping centre (4 mins)
The Lanes and Norwich city centre
Within 10 mins walk:
Norwich Castle (6 mins)
Theatre Royal (7 mins)
The Golden Triangle (7 mins the other way), where the Hop Rocket and some of Norwich's best ale pubs are waiting
Norwich Cathedral
Self check-in via a keybox by the front door. Your unique code is emailed to you at noon on the day of arrival. We change the codes regularly between stays.
The front door is a Yale lock. 2 sets of keys are provided.
Please keep one set on you at all times and never close the door with both sets inside.
Parking: 2 off-street spaces on the property itself. The road is a permit area, but you won't need a permit because you're parking on the property, not on the street.
Full private access to the whole house and the courtyard for the duration of your stay. The cellar is locked and not part of the let.
Why this works for contractor teams:
8 separate beds, so nobody has to share. The single beds in two of the rooms zip together into super king-size if your team prefers own bedroom with bigger beds.
2 off-street parking spaces, both large enough for a Transit-sized van. Genuinely rare for this side of the city, which is the main reason teams keep coming back here.
Fully equipped kitchen for self-catering through the week. Everything a team needs to cook proper meals without the cost of eating out every night.
Additional cleans can be arranged on top of the included fortnightly schedule for an extra fee.
2 shower rooms, so morning starts don't bottleneck.
Superfast Wi-Fi included throughout.
Combi central heating with hot water on demand, fully under your control.
The outdoor space:
A private enclosed courtyard sits at the back of the house. 2 outdoor tables with seating for 10, sun trap in the afternoon, and a coal barbecue if you fancy a long evening cook (bring your own coals). The courtyard also serves as the designated smoking area.

2 comfortable sofas, additional seating and chairs, 46-inch smart TV where you can log into your own Netflix, Prime and Disney accounts.
Kitchen and dining:
full oven, dishwasher, large fridge-freezer, microwave, kettle, toaster, washing machine and drying rack. Air fryer available on request. Plenty of cutlery, crockery, storage, and both large and small glasses. Dining table seats 6.
Downstairs shower room: just off the kitchen we have a large walk-in shower, toilet and basin.
Bedroom 1:
2 single beds, 2 bedside tables, 2 clothes racks, additional seating.
Hall: coat hooks and a seating bench for taking work boots off at the end of the day.
First floor:
Bedroom 2 (front corner, large):
2 single beds that zip together into a king. Storage drawers and a clothes rack.
Bedroom 3 (small single at the front):
1 single bed, side table, lamp.
Bedroom 4 (large room with desk):
2 single beds that zip together into a super king. Drawers and clothes racks. The desk doubles as a workspace or dressing table.
Bedroom 5 (off the landing): 1 double bed, drawers, built-in wardrobe with shelves, a clothes rail and a locked cleaners cupboard
Family shower room: large walk-in rainfall shower, basin, toilet.
Across all bedrooms:
Blackout blinds in every room
Privacy blinds that let light through during the day
Bedside lamps in every room
All linen and bedding supplied
A couple of fans are available for warm summer nights, and all windows open fully.
A note on the bed photos: The photos show one possible setup. Some single beds are zipped together in the shots, but we can configure either way for your stay. If you're unsure looking at the photos, message us and we'll confirm the exact layout for your team before you book.
Need a bigger team setup?
The house right next door is ours too. 3 more bedrooms and 2 more parking spaces. Book both houses together and your team has 8 separate bedrooms across the two homes, with 4 parking spaces between them. Same team running both, same standard of setup. Message us with your dates and we'll sort a combined price.
Driving:
Victoria Street is a one-way street, exiting onto Grove Road.
Bus gate restriction: between 7.30am and 9.30am you cannot turn left at the end of the road. Outside those times, both directions are open.
A11 and A47 ring road access is straightforward via Grove Road and Newmarket Road.
Norwich International Airport: about a 15 min drive.
On foot: the whole city centre is walkable from the door.
The train station it's around a 15-minute walk.
By bus: Multiple routes run along St Stephen's Road into the city centre and out to the wider region. Stops are within 2 mins walk.
Cycling: Norwich is flat and very rideable. Plenty of cycle parking in the city centre.
Most teams find they only really need the van for the commute to site. Everything else is doable on foot from the door.
House Rules:
No smoking indoors (the courtyard is the designated smoking area)
No pets as a default rule. (One dog may be considered by prior arrangement with an additional pet fee. Message us before booking if you'd like to bring a dog.)
Please respect the home
Quiet hours: 9pm to 8am weekdays, 11pm to 8am weekends
Damages: If something breaks, just let us know. We never charge for small accidents. Honesty helps us keep the home perfect for the next guest.
Terms of Stay: We require a digitally signed rental agreement, ID before access is given.
Extras: Travel cot and high chair available for £30 (24 hours' notice required).
UK bed sizes apply.
Security camera notice: There is a Blink camera covering the off-street parking area only. No cameras inside the property or in the private courtyard.
