-Booking Requirements-
One member of the booking party must be over 30 years. We require names and ages of all guests, as well as proof of address and ID of the lead guest. This is required within 2 days of booking.
We will require the lead guest to sign a copy of our terms and conditions. We reserve the right to vet any booking.
Our properties are protected by Truvi (previously known as SuperHog), the digital trust platform that enables Hosts, Operators and Guests to confidently transact in the short-term rentals space.
Please note that once you have booked, you will be contacted by Truvi directly to verify yourself and process a £500 deposit or £35 damage waiver. The damage deposit pre-authorisation will incur a £10 fee. This Truvi verification must be completed two weeks prior to check-in.

Layout
Living Spaces:
A grand sitting room offers comfortable seating for up to ten guests, complete with a gas fireplace, Smart TV, and access to the front garden patio. The adjoining dining area features an extendable table seating ten — perfect for convivial dinners.
Kitchen & Utility:
The bespoke Ashley Ann kitchen features marble worktops and premium Smeg appliances, including a Lavazza coffee machine, double oven, and five-ring gas hob. A breakfast table seats six.
The adjoining utility room provides a Bosch fridge and freezer, washing machine, and tumble dryer for your convenience.
Bedrooms and bathrooms:
The ground floor features two inviting bedrooms; one with a super king-size bed and another double room offering direct access to the rear garden. A stylish walk-in shower room sits opposite the super king bedroom, complemented by a convenient separate WC.
Upstairs, the first floor hosts four beautifully appointed bedrooms, including a king-size master with ensuite bathroom and a double room with its own private balcony. Two further bedrooms - one king-size and one twin - share a contemporary family bathroom. Luxury Scottish designer toiletries are provided throughout for an added touch of indulgence.
A striking Neville Johnson oak staircase and solid wood floors complement the home’s sophisticated design.

To the rear, you’ll find a private garden with a hot tub, perfect for relaxing after a day exploring Edinburgh. The shaded patio provides a lovely spot for al fresco breakfasts or evening drinks.
The cobbled driveway offers ample private parking, while a charming gated path leads to the front entrance.
Getting there
By Car
From Edinburgh city centre, follow Queensferry Road (A90) heading northwest. Continue past Craigleith and take the exit toward Barnton. Turn right onto Whitehouse Road, then left onto Gamekeepers Road. Continue up the road until you reach number 50 on the left-hand side.
If travelling from the north via the Queensferry Crossing, follow the A90 toward Edinburgh. At Barnton Junction, turn left onto Whitehouse Road, then left again onto Gamekeepers Road.
Parking is available on the street directly outside the property.
By Train
The nearest major stations are Edinburgh Waverley and Edinburgh Haymarket, located in the city centre. From Waverley, take a Lothian Bus service toward Cramond/Barnton and alight near Barnton. From the bus stop, it is approximately a 10–15 minute walk along Whitehouse Road and then onto Gamekeepers Road. We advise checking the Lothian Bus website or app for up-to-date bus and tram schedules.
Alternatively, taxis and ride-share services are readily available from both Waverley and Haymarket stations, with a journey time of around 15–20 minutes depending on traffic.
By Air
From Edinburgh Airport, the property is around a 15-minute drive. Take Eastfield Road to the A8, then follow signs for the A902 (Maybury Road). Continue straight to Barnton Junction, turn right onto Whitehouse Road, and then left onto Gamekeepers Road.
Public transport is also available via the Airlink 100 bus to the city centre, followed by a connecting local bus toward Barnton.
