The location of the propery is excellent, just a short walk from Calton Hill, Leith Walk and the St James Quarter. We booked the property for a week during the festival for a wedding. When we turned up at 5pm, we had to do some cleaning, removing nappies, lumps of hair and washing out mould from the bathroom bins and then we had to go out and buy toilet paper and hand soap for the bathrooms without them. It wasn't a great arrival experience and the next day, it felt like a joke apology, we recieved some doughnuts for two thirds of the party and a bottle of prosecco which didn't get drunk. There wasn't any washing up items either, so another early trip to the shop to get them. The king size beds were often pushed together singles too which felt a bit poorly advertised. Lastly, the downstairs toilet had holes in the wall and smelt of cavity wall, but we were just told in the email beforehand this was the way things were. For a lot of money spent for staying for a family wedding it was a poor experience, missing the basic considerations of a rental and I think if you're spending this amount of money then look for somewhere that's got the basic covered, then plus that something special which should be about the same price.

What’s great property! Wow. Incredibly close to the main attractions, yet still quiet with accessible eateries and shopping. Across from Calton Hill and St. James Quarter. Plenty of space for 5 adults. En suites are a big bonus for privacy. Enjoyed the family areas to gather for a meal or movie, fireplace for mood. Will certainly visit this home again. Room downstairs avoided my in-laws from going up and down. Laundry/ extra downstairs toilet is spacious. Kitchen had the necessary to cook breakfast and dinners. Overall, a lovely property to admire and to recharge in.

Pristine house with high ceilings and 5 FULL bedrooms with attached master baths. The walls and doors are thick so you cannot hear the other guests — this was perfect for our group as we were aged 2-78 and everyone was on different sleep schedules. Multiple playgrounds, groceries, coffee shops, and restaurants within close walking distance. 2 minute walk to the airport tram. Perfect place for groups to stay

This house leant a real luxury feel to our stay in Edinburgh. Gorgeously appointed, it easily accommodated my family group of 7. Every bedroom has a large bed and en suite bathroom, and most of the bathrooms had heated floors. Conveniently located within walking distance of the Royal Mile, restaurants, and shopping. Loved it.

This is the Tophat place for a reason. Great location, great spacious house, great hosts. We had 9 of us there for almost a week; youngest was 17 oldest was 80. The five bedrooms each with on-suite bathrooms were tastefully decorated and well appointed. We all felt the hose offered all that we needed for our large family.

We absolutely loved our stay at Top Hat House. We came to Edinburgh to visit our daughter who is getting her masters at the University of Edinburgh and decided to have a large family/friends holiday at the same time. The house was well equipped and easily accommodated 8 adults comfortably. The location was convenient and an easy walk to most tourist sites. There is no shortage of good restaurants nearby and the kitchen was well enough equipped for a large roast dinner we cooked one evening. Could use a few more paper products like paper towels and napkins but that really is nitpicking. Highly recommend!

The Top Hat House is in an amazing Georgian tenement building in a lovely part of Edinburgh not too far from Princes Street. The accommodation is spacious, modern and stylish; which meant we could do Edinburgh in style. Perfect to see all the wonderful things that the City of Edinburgh has to offer. The Top Hat was beautiful! The pictures did not do it justice! We had a group of 10 and the space was perfect! The location was ideal, we had everything we needed. Communication with the host could have been better however Jane indicated some difficulties with the vrbo app. I would highly recommend this property.

This is a great property: lots of space, great kitchen and a very good location under Carlton Hill. We were also impressed that when we raised a maintenance issue with the owner it was dealt with that day. A small quibble: the Nespresso machine had been replaced with a Lavazo that takes a different and hard to find type of capsule.

Beautiful place in Edinburgh that easily accommodated our large group. So nice to have individual suites with attached bathrooms too! Very nice modern accommodations, but there are some repairs and TLC needed from a maintenance perspective - broken blinds in a few rooms, plugged shower drain in one bathroom, also some essentials need to be restocked - ran out of trash bags, the nspresso pods provided don’t fit the non nspresso machine, no basic spices (salt, pepper), we didn’t get a welcome gift in the refrigerator as promised… some little things like that that could be better from an experience perspective. Also communication with host fell off completely during our stay, previous to that was good, so not sure what happened there. Otherwise, it was a wonderful place! Would stay again

Beautiful house and well stocked. It worked great for our family of 5 couples with 2 exceptions. The owner would not accommodate us storing our luggage at the house at 2:00 on our arrival day. She told us to store it at the train station…which cost us 180 pounds! When we did get let into the house we found tape across one of the showers and it was unusable because they had it regrouted… We were told not to use it. One of the couples had to use a shower in another couples’s bedroom. There was not compensation offered. ( did get a small discount after I asked ) I am still not sure why they wouldn’t let us drop our luggage…the house is huge and it would not have been in the way… they clearly had workers in the house and it would not have affected another guest. we could have stored our luggage there for 2 hours. Bottom line … owner not accommodating but expects guest to accommodate their needs of repairs etc…

Quite frankly the 5 bedroom, 5 full bath property was even more gorgeous in person. Huge ceilings, great decor! Well situated for walking around. We were 9 adults and all were happy with this pick of a property. We cooked once, well equipped kitchen. My only opportunity comment, I paid for early check in and that wasn't an issue, first guest arrived at noon, I noticed stair carpet wasn't vacuumed and bad of dirty linen was in front door foyer, was picked up within the hour, that's probably nit picking but I did pay for it.

Quite the Top Hat. From a 13 year old to an 81 year old the house fitted us all. The living spaces were more than adequate but the bedrooms had little or no space to hang clothes. Especially the downstairs bedroom!! A small problem but needs to be addressed. We would stay there again should we return to Edinburgh

A group of 10 adults from Canada travelled to Edinburgh to celebrate a 50th birthday. We could not be happier with our choice to stay at Top Hat. It's rare that you can find 5 rooms with ensuite that are equally as nice. The home is beautifully appointed, with incredibly high ceiling, and we immediately felt at home. The location is a short 10-15min walk to the heart of Edinburgh. If you are a large group looking to stay together and stay in the heart of the city this place is for you. We would absolutely stay again and look forward to coming back and enjoying beautiful Edinburgh.

We booked this property for the weekend of our wedding in Edinburgh. It was absolutely beautiful and the quality and style were absolutely out of this world. We were a be family of 9 and we were all delighted with our stay from the youngest to the oldest. On the Saturday morning we had make up artists, hairdressers, videographers and photographers in the apartment getting us ready for the wedding and they were are amazed at how beautiful this property was. We would not hesitate to recommend and we definitely want to come back again in the future. Thank you for making our stay in Edinburgh and our wedding so memorable, we had the most amazing experience.
