The location is great in that it is close to dining and good for walking. It faces the river and the tram is a 3-5 minute walk away. 5-7 minutes to the shopping areas, and 10 minutest to Trinity College It excels as a family location given the presence of kitchen facilities and a place of dining that is communal but seldom busy. We enjoyed card games at night after dinner and a day on the town. The real clincher was Julia, who works in the reception area. She is warm, hospitable and an overall outstanding host. She was kind to our boys and even bought pastries specially for them. We could not have asked for better.

There is a facility serving underhoused people with addiction issues a few doors down. This meant some defecation and feces on the ground along the sidewalk.

For 130€ a night I expected a bit more comfort and convenience. (Booked weeks in advance) What I hadn’t realised before arriving was that, although I had my own private bathroom, it was located separately down the corridor rather than inside the room. This meant having to get fully dressed and step out into the hallway every time I needed to use the toilet or shower or to get ready in the morning and evening, which was far from ideal especially since other guests were often around. I went to look back at the listing to see if it specified that the room didn’t have an en-suite bathroom, and it did so that’s my fault - it just didn’t even occur to me the possibility that a 130€ room wouldn’t have a bathroom ha. Another issue was the noise. The doors in the guesthouse close automatically and do so with an incredibly loud bang. Each time a door shut it echoed through the corridor and startled me awake multiple times during the night and early morning. On top of that, the soundproofing between rooms was minimal, so I could clearly hear conversations (including phone and more private ones) from neighbouring rooms. Lastly, the area felt a little quiet and less welcoming at night, so I’d just recommend being mindful if you’re walking alone. Overall, it wasn’t a terrible stay, the room was clean and spacious but it didn’t feel like good value for money. For the price point, I would have expected an ensuite bathroom, better sound insulation, and a quieter environment for a good night’s rest.
