The location and the decent facilities in the appartement.
When a guest indicates that something does not work properly, for instance when the light sensor in the toilet does not work at night -when needed the most, it is not very polite to presume that the guest is wrong. This is especially strange since the house rules of the apartment clearly stated that guest should contact the owner when something is not working properly.
