The location was perfect for me, the room was very comfortable, quiet and clean. Jayne was an exceptional host! She thought of everything and I loved the extra complimentary fruit and drinks in the room. Breakfast was delicious too. Will definitely stay again.

A good location for causing the university and town centre. Nice to be in house rather than a hotel. Warm welcome. Parking.

Shower could have been better but did the job. Lots of cold breakfast options but maybe a freshly cooked egg or bacon would have been nice. Not sure if that was an option.

Beautiful, welcoming, warm and Christmassy

This is really the most beautiful place to stay, I received the warmest welcome and the rain was perfect. Everything was sort of. I could not fault anything and I was sad only to be there for one night and I will definitely be back. Highly recommend.

Delightful!

The location was perfect for our needs and Jayne as very helpful in directing us to the location we needed to find. The location of the BnB was also quiet and easy to find. Jayne had even provided chocolates and prosecco in the room which was a first for us. Breakfast was a buffet help yourself and there was everything there that we could wish for. We were disapppointed not to say a personal goodbye and thankyou to Jayne as we had to leave super early in the morning.

Well situated for the centre of town and the university. Free parking onsite. Lovely big house with big rooms. And warm. Lovely decorations and extra touches - heated blanket in the bed and complimentary Prosecco! Lovely and clean. Very large continental breakfast - they have thought of everything.

Exceptional welcome from host. The house was warm and welcoming. The bedroom was a great size and everything was very well thought of, we couldn't have asked for anything. Comfortable bed , easy access and parking. Was ideal for us attending a concert at the University campus- just a short walk away.

Some of the decor wasn't to our taste. So many little things clearly thought out of love and care but felt cluttered. Some of the breakfast items could have been fresher.

The warm welcome by Jayne our host. We had made a prior arrangement to leave our car in parking area as we were due to arrive in Exeter late morning long before check out time. When we arrived Jayne said our room was ready, we could check in and leave our luggage which was a bonus. On route we had picked up our grandson who is studying at the University and Jayne said he was welcome to join us for breakfast. Very kind. The bed was very comfortable, the Prosecco, biscuits and chocolates were thoughtful and there was a great choice of toiletries in the very large and well equipped bathroom. Breakfast was self service buffet style offering plenty of choice.

Only a small thing and down to personal taste, the amount of cushions on bed, chairs and sofa made the room feel cluttered.

Perfect stay in a beautiful home

From the moment we got out of our van we felt very welcomed by Jayne. The outside porch area alone looked great and Christmassy a lovely chat with Jayne before she showed us to our beautiful rooms. Everything and more was thought of from the fruit bowl to water milk and to my daughters delight Prosecco in the mini fridge. It smelt lovely throughout the house and had lots of character. The bathroom had cotton pads and buds and a lovely heated towel rail. The plants and furnishings made it feel homely inc the beautiful cushions on the bed. The shower was hot enough and powerful and the towels were big enough unlike some places ive stayed. Theres was tea coffee and biscuits provided with a kettle and to my delight decent sized beautiful mugs. The tv worked well as did the internet. The bed,pillows and quilt was so comfy we all said the next morning how well we slept due to it all being so comfy. The continental/buffet breakfast was everything you would want and Jayne even happily warmed the croissant up for my daughter. Assortment of coffees inc Cappuccinos and lattes and teas too. You wont be disappointed by the breakfast it was delicious. Then as if it couldnt get any better we were only 10-15 mins walk away from the City Centre. We will be back very soon.

Nothing the only thing was we booked it because my daughters whos early 40th Bday we were crlebrating fell in love with the deluxe room with the sunken bath and steps leading up to it and tgis is what we booked with a separate double room for me but when we got there it was already taken so i dont know if booking .com didnt pass the info on that we booked and paid for the deluxe room?. It wasnt a problem as my daughters loved the room that they were in

Fabulous overnight stay

This was a fabulous find, a beautiful room with the most comfortable bed and gorgeous bedding, a very warm welcome and the feeling that nothing would be a problem. Breakfast was a lovely surprise and very enjoyable.

Highly recommended stay.

The landlady was very friendly and welcoming. Accomodation was spotless clean and comfortable, very close to university where I went for event with husband. There was tiny fridge in the room with complementary prosecco in addition to coffee and tea making supplies, some biscuits, chocolates and fruits.

Jayne was a delight and the quirkiness of the guest house unique. Spotless room with extra special bathroom with a huge tub. The area is lovely and peaceful and the surrounding houses on the avenue equally as nice.

It was just lovely and as independent travellers the beautiful but self-service breakfast was top notch.

A very pleasant stay with welcome additional touches.

The breakfast was excellent. Lots of choices and plentiful amounts. Jayne also provided some pleasing extras in the room like strawberries and a little bottle of sparkling wine. Great also to have a fan in the room. Everything was spotlessly clean and Jayne was also very approachable and quick to respond with communications.

The host and accommodation were excellent. Beautiful old Victorian home with lovely period details. Much attention has been given to the visitors comforts.

Some of the elements of the breakfast could have been fresher ..but it was ok as a basic continental.
