Stayed three nights for the duration of a Salsa Festival in nearby Exmouth .

On the whole, a pleasant stay, except for a few quirks.
Quirky layout of the space:-
The main light switch was positioned on the back wall rather than by the door (awkward because I was coming in late at night and it was pitch black plus the light above the outside door wasn't working, so I needed a torch to be able to see to put my key in)
Food-prep area is small, and lack of storage means crockery/ appliances stored on the surface, leaving very little room to prepare even simple things.
Several appliances plugged into one extension lead in the prep area, plus another extension lead behind the TV
Coffee machine pods were provided but it was dusty and had stale water in the reservoir with a 'residue' on the sides.... Washing up was awkward (basket supplied for anything needing going in dishwasher) So I didn't use it.
Battery-powered push-lights over the prep area were quite dim
Bathroom had no independent extractor fan, and switching on the bathroom light activated a noisy fan in the adjacent main house. After it had been on for a while, I was asked to turn the light off because of the noise, which left me feeling self-conscious about using the bathroom afterwards.

What a lovely little place! I only needed somewhere for one night and this was perfect. Cosy, off the beaten track (but attached to a house so I felt safe), with everything I needed for my stay. They've thought of everything. It's wintery at the moment, and the heating was on for me, and I was cosy as soon as I arrived.
I wish I'd had more time because the area is fantastic to walk around. So close the the Estuary. I woke to the view of a vineyard! Wonderful!
I loved it all. The shower took a while to warm up, but once I'd fathomed that out, everything was PERFECT!

The location is excellent it's nestled in the grounds of the hotel near the vineyards with easy access to the coastal path and a cute seating area just outside the room. We liked the biscuits tea coffee, bread and jam. Helen was super helpful and on hand to deal with issues. The bed was lovely and comfortable. A lovely place to stop over on our way to Cornwall. We will come again for sure. You have to think of this like a hotel room with tea and coffee facilities and the added advantage of a toaster and decent fridge. Sort of like a bed and breakfast. There isn't a sink apart from in the bathroom and this initially surprised us til we worked out that all the dirty stuff would be dealt with by Helen. There are glasses and small plates and an outside area to sip a glass of wine and eat some cheese (local supermarket in Lympstone) but you can't really clean anything.
We had a problem with the pressure in the shower but this is unusual and Helen was super in sorting. Only tip I would say is although the coffee pods were nice there were only two and they were different types. Would prefer more coffee as don't drink tea.

Fabulous location and a warm welcome from Helen. Peaceful pretty garden to sit in surrounded by Devon countryside. The room is small, clean and every detail has been taken care of such as a fridge with basics for breakfast/snacks. Very enjoyable stay.

Excellent location where we could walk or cycle along the estuary to Exmouth, Lympstone or further.
Milk, tea, coffee & muffins were available when we arrived which was a really nice addition to the stay.
Hosts were very knowledgeable about the area & were happy for us to contact them if we had any additional questions.

We had a wonderful stay. This really is a stunning location, within 100 metres of the Exe Estuary and although you can't see directly from the room itself, it's only a few steps away from a vineyard as well.
Communication from the owners, including directions, was friendly and informative, as was the lovely welcome when we arrived. A supply of things for breakfast was also very welcome. Thank you.
We took a walk along the coastal path in the evening, again just a short walk away.
We would love to spend a bit longer here at some stage in the future.

Tucked away in the grounds of a smart hotel, the room at Nigel & Helen's was exactly what we needed. We arrived late, after a horrible drive, and Nigel was there to welcome us. Wonderfully comfortable bed, good shower & tea & coffee making equipment, and there were crumpets and marmalade in the fridge for breakfast. Wonderful location close to the estuary at Lympstone - we wish we'd be staying longer. Excellent value for money. Thank you!

The location was in manor grounds. Not far from the motorway, central and minutes away from both Exmouth and the beautiful Budleigh. The grounds where we stayed had a lovely walk to tea rooms and the estuary. The weather matched the area….just perfect! The host was lovely……friendly but left us to it. He very kindly put some crumpets, jam, butter, biscuits and milk in the fridge for our arrival and he even didn’t rush us out of the accommodation….he let us stay longer than the already generous check out time of 11am.
The place was a beautiful areato stay. The room was small and basic with a very comfy bed and had everything that was needed.

Helen made us so welcome, even very kindly offered to drop us to pick up our car the next morning from the village.

Superb location close to the estuary and in very pretty grounds. Arrangements for key collection and directions to site were very clear and helpful. We were welcomed by the friendly host who provided crumpets, butter and marmalade for breakfast which was much appreciated. The room was very clean and comfortable. All in all an exceptionally good stay. If we are back in the area again we’d love to stay here.

The ideal accommodation for a short comfortable stay. Set in beautiful grounds it is a very safe option for someone or a couple wanting a quiet rest. The place was spotless with a comfortable bed. Well equipped ensuite and kitchenette facilities. You really couldn't ask for better for the price. I'll definitely be back. If it's not booked out!
