Good central location.
Low score as dreadful admin of a group booking. Not surprising as split between Booking.com, another admin agency and the property itself - recipe for communication mishaps. Main issue is that our group of six requested to be housed in the same unit (i.e. six en suite bedrooms in one unit with a kitchen/communal area). Request agreed, but on arrival we were split over three separate units AND the day before arrival were emailed to say kitchen was out of bounds and we would be penalised if used it, despite website showing kitchen as one of the facilities (counteracted by manager on site who made them available and were being used by other guests anyway). Two of us had to change our stay from three to two nights, but we could only do this by cancelling and re-booking on Booking.com (at a different price) the two bedrooms, causing all sorts of hiccups with the intermediate admin company who couldn’t then decide who the main booking person was (me for both) and kept sending me emails under different names. As an aside if you are booking for a group they also require you to obtain and upload photo IDs for all your group before they will confirm the booking. And if you amend some of your booking (as we did) they will wipe the data relating to those bookings and you have to upload related ID info all again.

I like the location; I enjoyed the easy access to bus stops, right at the front of the building! I did not eat breakfast at all during my stay; I was not aware the accommodation included breakfast. I like the outdoor facilities, Pods, etc., and did make use of them during my stay.
I think communication between guest and hosts can be improved; a little pamphlet containing basic information about what the guest needs to know will help. For example, I wasn't aware the accommodation includes breakfast.

Lack of kitchen facilities was not made clear, especially upon check in when i was told i would have access to the kitchen, and then was told I couldn’t the day after.

Host could have shown me how to open front door. Panel for card was a long way from the door and I spent a long time looking for it after the first time I had been out. Wi fi was very complicated to get and I never managed to install it.

Duvet cover smelled of sun lotion - floor dirty in room - flat kitchen disgusting with old food left by students who had left and rotting bins not emptied for 4 days again left by students . Attitude was arrogant by reception and not welcoming at all to a stranger in the city .

It was as expected having been a uni student myself it was basic although the shower was great. However for a normal visitor rental, or not for a student there should have least been a kettle there for my usage. In the regard I would always go to a bed & breakfast rather than going down this route again.

Lovely location, no noise isssues. I wanted to use the gym just asked at reception and they gave me key card access. Stayed for a month was perfect for me.

The location was great, the Undergrad Cafe was great, the bed was comfortable, the bathroom and room were clean and the facilities seemed clean and well cared for. The staff were friendly and helpful.
The little things made me mark a few areas down—little but meaningful when travelling for work. I could get an iron but no ironing board—I used a towel on the desk to iron shirts. One small soap bar for shower and sink, but two shampoo and conditioner bottles for a three-night stay? Just double the soap.
One night a flat across the open air part played load music and partied until about 2am. They're students—I get it—but if it's going to be hired out to work visitors that's not ideal.
One major area—the room was very hot and the windows only open a fraction. The fan boost is ... poor.

Location
This room had different issues I was willing to ignore just because it was a student accomodation and my expectations were low.
However the shower was full of hair and had a yellow gunk on the floor, when I noticed it was too late to do anything about it so I just went to bed. After the first night I contacted the host to ask where I could find products to clean the shower, they told me they would have sent someone to clean. After hours of waiting they confimed that my room was cleaned however when I got back everything was exactly the same (the hair were in the exact same position as before), I contactes them again and they said they would look into it, however they did nothing and I had to sleep another night without a shower.
After the second night of the five I had booked I checked out of the property and booked my final days at the Jurys Inn next door.
Nobody seemed to care that I checked out in advance, the only thing they were worried about was that I would put their room keys back in the correct position.
This host is a disgrace and I hope booking removes them.

We stayed at a student studio which was made for 1 person, so the bed we slept in was too small and there was only 1 chair. The place was very clean and the location is super.

Overall, I had a great experience; the staff was incredibly helpful, and the amenities were great. The building is modern and the room was exactly what I needed, clean, and perfect to spend a weekend in Exeter
