Great location, great for over night stay, great value for money, only thing was the single beds were way too small, couldn’t turn over, very narrow.

Just single beds way too narrow.. could do with a bunkbeds a little wider.. or a double in there, other than that very spacious caravan.

Lovely, clean home. Great position!

The location being at the end of the row and view looking onto the hedge and watching the sun set and clouds was really lovely. I really liked the simplicity of the place, perfect for what we needed.

The beds were on the smaller side. We didn't realise we needed to bring tea, coffee, milk and black bags - maybe I just didn't read the write up properly, so we had to pop out to get some.

A very comfortable caravan to stay in and discover Skegness and the surrounding areas.

The location of the caravan site is excellent for walking into Skegness centre, and also has some bar restaurants within 10-minutes walk from the front gates. The caravan was clean, comfortable, and some key provisions were provided and this was an excellent base for the two of us to investigate the area of Skegness and the close by coastal areas. The host was good at communicating with us, which is always a good bonus. We thoroughly enjoyed our stay both in Skegness and this J25 caravan, and we will consider returning in the future.

The bed mattress was a little soft for our preferences, but we still slept well.

Location and site staff were nice

I booked 3 days before and contacted via the number , left a voicemail and messages to get information in regards to getting into the property and what items we may need to bring . I had no replies. We didn't know how to get into the van until we got there and asked the site staff whose responsibility it is not. They luckily had the code and said this is a common occurrence with this owner. The van was clean on the first observation but smelt weird and had mould , cobwebs, and toast crumbs everywhere. Lacking in appliances . Not even a full toilet roll for 4 of us to use. Cupboard with loads of random food in. The double bed was so uncomfortable and small. No curtains in the living room, just blinds that let the light through . The living room outside door has a big window with nothing to cover it . As does the main entry door. There has been something there before as the hooks were there. Overall, I would not book with this person again.

Clean and in a great location

Comfortable bed and lots of space. Great water pressure in the shower and it was clean. Dog friendly as well, which is excellent

There was a very strong scent in the room with the double bed - maybe disinfectant? It would also maybe be good to have instructions for the oven as we couldn't quite work out how to turn it on properly.

Very disappointed

It was clean inside

The broken blind we had to fix ,the door we struggled to shut and reported three times but still didn’t get looked at ,the neglect of the outside , the area the van was in ,the cracked window, torn curtains ,very poor outside seating that we had to borrow a couple of chairs ,stairs unsafe to use at the front door until they were replaced them ,no coat hangers (I’ve never stayed in a van before but this could be normal)and no response from the host after she said to be in touch if there were any problems

Good value for money

Great value for money, good-sized caravan with everything we needed. Great location with a pub across the road and close to Skegness. The place was clean, and Gemma, the host, was very helpful and responsive. Just an FYI, if you arrive after the reception has closed, you can still access the caravan. However, there is a barrier operated by a key fob, and the fob is with the keys at the van. So you have to park up and walk to the van and back to get the car in. I walk quickly, but the van is around 5-10 walk mins from the entrance. Same again when leaving, if the reception isn't open to let you out, you will have to leave by car, then take the fob back to the van.

The main bedroom was clean but smelt of cigarettes. However, after keeping the windows open and spraying air freshener, the smell did disappear. You could feel the bed springs on all the mattresses.

Great Location near Beach and clean Caravan

The skegness beach is around 18min walk or 3min by car. Would like to mention the booking says no Wifi however there is wifi on J25 carvan alongside smart tv for Netflix YouTube and things. Overall, i would give this place a 7/10 purely because of my shower issue because it wasnt working. Otherwise all good clean set up and has all necessities and essentials for staying - hope to book again but this time confirming the shower facilities in working condition.

Upon arrival there was no lighter for the cooker. But easily resolved as there was a small unit of shops Aldi m&s b&m infront of the site so had to pop out again for a box of matches before i was able to have some food. Disappointed that the shower cold tap wasnt working it was either a piping hot shower or nothing - The cold tap was stiff. Had reported this to management on day 2 of my stay early morning who advised to expect plumber at some point that day but nobody turned up, i dropped another message later that evening but had no response. I left the next morning as i was booked in for 2nights. I would recommend before the carvan is checked into management check to ensure the shower taps cooker switchs lighters essentials are working and available or mention this earlier upon booking. Because i paid £128 to include the shower - you can all imagine family of 4 crisis on not being able to shower after coming back from the beach. We were not updated on the shower nor given any other options. Also i'd like to mention - The door steps outside the living room door is a Hazard its not stable and has hand rail on 1 side behind the door not a safe option for kids or anyone to use as its quiet a step far down from the van and once you step on it you could have an accident falling to one side. Overall, i would give this place a 7/10 purely because of my shower issue. Otherwise all good clean set up and has all necessities and essentials for staying - hope to book again but this time confirming the shower facilities in working condition.
