Nothing not advertised correctly using only management advertising.as under new management
I did not stay .I was contacted and the check in times had been changed from advertised no longer 3pm now 5 pm and check out 10 am .bar times different to advertised.comunication was automated took 4/5 days for real reply.so I paid £80 for nothing .wasn't connected to see where I was or anything.food was only available for 3 hrs.under new management as well .so false advertising from advert on booking .com

Exceptionally friendly and welcoming, loved the rooms, outside access for our dogs, very clean and comfortable.
This didn’t affect us, but our friend in the room next door took her dog in the beer garden for a pee in the morning and she rolled in something that smelled like human faeces - not good as we were all en route to a dog show!🤢

Outstanding friendly welcome from all staff at The Royal Oak. We even joined in with the Sunday quiz which was brilliant!
We had everything we needed in accomodation, comfortable bed and bathroom was super clean.
Owners went out of their way to make food when they weren’t serving food the night we stayed, well done! We’d really love to return!

Well equipped and clean ensuite room in garden at the side of the Royal Oak pub. Very helpful and friendly couple running the pub allowed us to check in early. The pub serves an English and curry menu, and the homemade Indian food was delicious. Swayfield is a quiet village and there is free parking behind the pub. Ideal location to explore Rutland Water. Great value for money.
There were lights on outside all night outside the rooms so take an eye mask if that may disturb your sleep! It's not a 'don't like', but you really need a car to get here and explore the area.

Here's the positives, couldn't fault the room with it being clean large and comfortable. Complete with good size bathroom. Nice quiet country village location close to where we needed for a classic car show. Some staff were positive and excellent others not so.
My negatives are mostly based on lack of information regarding food and the pub itself. We arrived Saturday afternoon and all was well we had drinks and a enjoyable evening meal. Later I searched the booking dot com website and the room for any information regarding serving breakfast the next morning before we headed off for the day but found nothing. I even messaged the property but received no answer even thou the next day she said she saw it !! So Sunday we left for our day out without a breakfast same again on Monday. We returned Sunday afternoon hungry and looking forward to a nice tea to yet again to be let down as again no food done on a Sunday.....no signs or information saying this. You must remember we are real quite rural in the middle of nowhere. Luckily a local takeaway delivered. I realise it's been recently taken over by new owners but feels overall that they are limping along....not good. A lovely village pub not opening before 3 on a weekend in gorgeous weather comes across as very strange. Same goes for a 9 o'clock opening for a non existence breakfast. Oh 2 minutes away is a wonderful A1 Diner cafe which we found on the way home .....

Quiet room, clean and tidy with very comfortable bed with nice bedding. Lots of towels, good hairdryer. Staff were very pleasant and helpful.
Carpet frayed around door entry, could do with being replaced or repaired.

The rooms were ideal for us, a group of five on a cycling weekend. We were in three rooms, which were close together, with direct access to outside and the nearby car park. The owner provided us with storage space for bikes in their shed. The pub itself has a friendly atmosphere, and the curry night on Saturday night is recommended. The staff are friendly and helpful, and accommodated our request for a slightly early breakfast, as well as an early check-in.
The lights outside the room are bright and left on all night, which combined with the fact that the curtains are thin, meant that the room was not as dark as I would like for sleeping.

The barstaff (John) was excellent and extremely helpful in the absence of the owner. going above and beyond his bar duties. He found our key which was supposed to be in the door. Provided a missing remote control for the TV.

The manager was absent on our arrival- he was supposed to send a breakfast menu in advance but didnt.
when we finally go to see him abouf breakfast, he was unfriendly and said "breakfast at 9, what do you want" He just put a menu on the bar.

We had asked on arrival if we could order a full English breakfast for the following morning and they were very gracious. They followed up later in asking precisely what we would like and at what time. The following morning we were greeted warmly and a delightful breakfast was served speedily. I can't fault The Royal Oak at all. It is a little gem.
