The room was pleasant and adequate for a one night stay in a great location with great staff.
It was right in the centre of Oakham. It provided free parking. The staff were all friendly, helpful and welcoming. We were able to eat and drink there.

The staff greeted us well and seemed willing to help.
It’s ironic to call the property a hotel. The pictures on the website were misleading. It has 7 rooms above a pub. I had requested a ground floor room due to my spinal / back issues, and it had none. As a result I had to climb and use stairs that was painful. I had paid for 2 nights but stayed for only one night. As a result I lost £95. In my considered opinion the room rate should not be more than £50; it’s definitely over priced. The room was inadequate in facilities that were less than basic, including inadequate heating in a cold night. Overall I was disappointed and frustrated with the negative experience that was like a nightmare.

Solo traveller very comfortable bed and helpful staff
Friendly staff, nice rooms, excellent location, free parking, query dealt with in a speedy fashion, customer service excellent. Comfortable bed with fresh white good quality bed linen and large bath towels.
Some basic cleanliness issues had been missed towel rail was quite dusty, there was a small bottle of milk which had expired on 3rd November in the fridge, there was a cushion on the bed and a fluffy rug in the bedroom and a stained bath mat in the bathroom- none of which were needed and the room looked fresher without them.
