Lovely staff, very good breakfast with good service, and hotel has an excellent location. Parking outside easy to find, and plenty of restaurants near by.
Our room was exceptionally small, as was the actual bed. As OAPs this provided a great problem and meant we were tired throughout the holiday. Hotel full so couldn’t exchange plus due to the wife’s mobility a bedroom higher up the hotel was out of the question. We paid the same price for this effectively single room as the very much larger double rooms as shown on you website??

Great breakfast and very helpful and friendly staff. We had to check out pre breakfast to take the ferry, which was then put back a couple of hours. Returned to Athol House and no problem getting breakfast. Great service

Cute, cozy, quaint, well-appointed, affordable, friendly and accommodating staff, clean rooms, comfy bed, great location, good breakfast, decent view, nice hot showers.
I like taking the stairs and opted to keep the higher floor I was given even when I was offered a lower floor. Yet, with the luggage it would be nice if there was a lift or dumbwaiter for check-in/check out. I would have like washcloths for the shower and conditioner for my hair. Housekeeping need not neaten or organize my personal effects. It would have been nice to access the dining room to sit or have a cup of coffee. I needed a utensil when no one was around and could not access those items. The street view from the dining room is pretty even though there is a lounge available.

Not recommended. There are plenty of other cute, clean B&Bs on the waterfront and adjacent streets.
Location was great!
However, this is not really a hotel; it's an Air BnB (as evidenced by the individual room key locks beside each room door). There is no reception after breakfast, so after 10 am. Rooms are not cleaned, even when requested. Common room trash was not emptied for the entire 5 days I was there. Not recommended.

Good location just off the front and easy to find and only 15 minute walk from the ferry terminal and the electric train a similar distance along the bay. A bus stop can be found a minute away. We ate at the Titan which is a quality restaurant just a few doors away from Athol House and well worth a visit but be sure to book as it is a small restaurant. We arrived at the accommodation to be greeted by the more than helpful Dora who is keen to make your stay a good experience and always most helpful. The property is spotless in every aspect with a good quality hot buffet style breakfast served from 7.30-9.30am.
We are used to a fairly hard mattress so found the very soft one on our bed too soft (if 1 person turned over the other would feel a wave like sensation!) and a lower pillow would have been better, having said I'm sure had we been staying for a 2nd night Dora would have sorted one out for us.

I do not believe the reviews for this establishment, they are either fake or bought... nobody would pay £100+ per night for this - utterly terrible - We rarely complain, but this is justified.
I have been staying away in hotels/guest houses with work for 25+ years, this is right up there with one of the worst hotel/guest house experiences of my life....
This makes Fawlty Towers and Basil Fawlty look 5 star and professional.
Music playing from kitchen at 7:30 on a Sunday morning, loud enough to wake you, if the sound of rushing water from 3rd world plumbing doesn't wake you first.
I have tasted some awful bacon over the years but nothing compares to the bacon I tasted there, puke inpspiring.
Had toast only on the 2nd day, didn't have any 3rd day luckily as the ferry was to depart.
Room 3 - seeing is believing - I dont know what other rooms were like, but trust me, you do not want room 3 at any price. A local was telling me that this place is a £40 per night establishment and that we had been "ripped off".
I also do not believe for one second that the reviews on this site are genuine.... they literally cannot be.
I did my homework, I fell for the reviews on this site... I wont fall for it a 2nd time.
Booking.com need to vet and review the "reviews system" as I am convinced, by this stay, that the reviews for this place are utterly wrong.... I believe they are fake or made up reviews.
