Good location and great breakfast, cooked to order. Room was OK, but bathroom was very small.

I am short so could on not reach the clothes hangers.
Nowhere to put my toiletries by the sink.
Needed to keep the bathroom blind closed as window was clear class, low and adjacent to the toilet.

Excellent bedroom, views and bathroom. It was raining but on a good day the garden would have been a treat. The period features, especially the outside staircase are lovely. A good communal space, too.
The breakfast was good, but the quality of bacon and sausages was average, so too the bread. A choice of eggs was given and the fruit, cereals and yoghurt were nice.

Comfortable rooms, good supply of tea/coffee making facilities, lovely complimentary Gilchrist & Soames toiletries, friendly staff - nothing too much trouble. Nicely decorated rooms, good size and spacious en suite bathroom. Great shower with really good water pressure. Breakfast options and selection very good. Private parking.

The Green Room on the upstairs floor was larger than we expected, dual aspect, light and airy. Well furnished and decorated. Freshly cooked breakfast options together with cereals and fruit, toast etc. Excellent. The house was a fifteen minute walk down quiet backstreets and a large well-lit public park and green space.

The bedroom was very good. The property was very attractive. Room was clean. No more to say on this
Tea and coffee facilities very low quality and not in keeping with the room or price. Breakfast similarly basic and not to expectation limited choice and low quality sauce, jams etc.
Plumbing poor. Bath unusable and sink drained slowly. One towel rail in bathroom would not turn on

I had a few initial problems as I hadn't been sent the door code and it was dark when I arrived and I was not able to get in. However, I was given the code by telephone and everything went extremely well from that point. The room and grounds were lovely and I enjoyed the excellent cooked breakfast to order everyday. The staff were friendly and polite and I felt welcome. The Old Rectory is a fantastic and characterful building to stay in with picturesque grounds and original features. A joy for those who are interested in history and like something a little different. I fully recommend it.

The parking was cramped, particularly if you were the last car to arrive in the car park near the gate. Access in and out of the building was awkward, particularly with heavy cases. .

Lovely, spacious room with tea and kettle and a couple of armchairs with a coffee table. Check-in was automated and very easy. I did not see the breakfast booking box, but the owner was able to accommodate us (luckily - would have been happy to find somewhere in Kings Lynn otherwise).

Marie was very helpful with local information and served a great breakfast in a beautiful dining room. Room (the pink room) was spacious and clean. Huge en-suite bathroom.

We arrived late & it was so easy to access. Staff were superb, breakfast excellent.
Parking was awkward mainly due to us being the last in the car park. Nothing can be done about that. If I really thought I couldn't park there, there was space on the roadside.

The accommodation was very clean and comfortable and the location was good.
When booking I had mentioned that one of us has a food intolerance. However, this was not acknowledged or mentioned by the proprietor and no attempt was made to accommodate our needs.
Whilst the self check in system is useful it means that on arrival there is no one to speak to for information about the best places to eat etc. Maps of the town are provided but it would have been useful if there had also been a list of suggested pubs and restaurants.
