Perfect! Hosts adapted to my needs with no issue at all

Convenient, beautifully kept, lovely garden and tastefully decorated room

A little tricky getting out of drive but the hedges are important for our wildlife and help with soundproofing so I wouldn’t want it changed

Due to the weather i was confined to the room for most of my visit but it was pleasant enough to while the hours away 👍👍

Amazing place and hosts

Everything was perfect. A spotless place, an absolutely warm welcome from Karl who couldn't have been more helpful. Everything about the place was well explained. There's a lot of care that goes into everything Karl and Jude do at Fairlight Lodge. The place is also quite central and has parking. I was able to park the car, and then walk to the train station to pick up my sister, see the fireworks display in the park nearby. We came for a show at the Corn Exchange, it was very easy to walk there and back. Perfect location, highly recommended. The breakfast every day was very tasty, with lots of choice of food cooked on demand, local products, etc. Bonus points for the blackboard describing all the breakfast options :) We had one of the garden rooms, and the view was fantastic, the garden was well cared for. We very much enjoyed it and I will recommend the place to anyone going to King's Lynn

A great B&B with capable and professional hosts

The location was ideal for a weekend of walking on the coast paths. The property is well cared-for and the garden was immaculate. The room was very clean and well set-up. The host's communication was excellent and their welcome was genuine. The breakfast was great. The attention to detail was impressive. This is a good, professional B&B that doesn't cut corners and that offers great value for money.

Fabulous stay.

Karl and Jude were so warm - welcoming & genuinely wanted to make everyone have the best stay possible. Nothing was too much trouble. The breakfasts were great with veggie options too.

Karl and Jude were excellent hosts, breakfast was brilliant. You could have whatever you wanted. Location is perfect for the town and area. Lovely short walk through a lovely park to the town. Found enough to do while we were here.

A lovely stay in a homely, clean, comfy B & B with fab breakfasts and fantastic hosts.

Karl and Jude are amazing hosts - so friendly and helpful. The room was homely and clean with very comfy beds and pillows. The breakfast each day was fab. I would highly recommend this B & B and look forward to staying again soon.

We had the Sandringham garden room with its own table and two chairs in the garden which was well cared for by this couple. The room itself was fairly cool during the June heatwave, a positive indeed. Excellent freshly cooked breakfast. Short walk through the park to the town centre.

Room had 2 chairs and multiple cushions. But no place to put the cushions other than the chairs. Lovely room but compact so one chair and no cushions probably sufficient

A friendly B&B in a convenient situation

The breakfast was excellent and cooked to order. There was always a lovely fresh fruit salad and creamy natural yoghurt as well as a choice of cereals, plus homemade jam and marmalade. The town was just within walking distance - approximately 20 minutes via the park so a pleasant walk. The road outside was fairly busy but the windows were sound-proofed although this meant keeping them closed on a hot humid night or it would be noisy. Karl was very friendly and helpful. Our room (the Hunstanton) was nicely decorated. Loads of space to hang clothes in the wardrobe. Nice biscuits with the tea.

A lounge/ TV room would have been a nice addition but as there was a TV in the room, not entirely necessary. The parking was a bit tight but there was always some space. The shower was hot but had only a light spray and the fan noise afterwards went on a bit long. Not sure whether the garden was for guest use but it wasn't mentioned to us.

A lovely stay in a great town

The hosts, Jude and Karl were great - friendly and very helpful. Also their attention to details was exceptional, for example, remembering our breakfast preferences! Other things I loved - beds were clean and comfy; breakfast was really good, with homemade jam and marmalade, leaf tea......plus proper linen napkins on the tables.

The bathroom was quite tiny, and my husband found it hard to (wet) shave in the small basin. Parking was tight. Neither of these bothered me too much though.

Lovely friendly guesthouse with pretty garden and excellent pedestrian access to town.

The breakfast provided was excellent with plenty of choices and very well presented. Access to the garden was readily available and provided a lovely quiet place to wind down after a busy day. The location was excellent for easy access on foot through the adjacent parkland into town with it’s many attractions.

Room space was somewhat limited but did not detract from our overall enjoyment and pleasure from our stay. Karl and Jude could not have been more welcoming and we would have no hesitation in recommending their guesthouse to friends and family.

The property was much better than we had hoped - it also had the best pillows we have come across this trip. Jude’s jams, marmalade and compost was to write home about.
