Awake at 1am because my room is too hot to sleep. I asked the manager at 11:15 if they could do something, His response was that he was upset that I woke him up and if there was a problem I should have said something earlier ( I arrived back at the room at 10 pm) He said the heat would turn off automatically…It has not. The only alternative is to sleep with the door open to get ventilation. Imagine trying to sleep with your hotel room door open! Other issues worth mentioning; mold in the bathroom. Outlets that don’t work. Fan doesn’t work. Fixtures loose. I can overlook all those problems but the heat is unacceptable. This room is unsuitable for $50 a night much less $160. Don’t work in hospitality if you can’t provide a room that allows a basic safe nights sleep.

The room and beds were nice and the location was interesting, but the room was extremely hot and there was no way for us to adjust. The electrical outlet for the kettle didn't work, and instructions in the room told us to go to another address for breakfast but we were told at that address to go back to Angel House. That said, the breakfast was very good.

We were not welcomed because we didn’t respond to an email that we did not get till it was time to leave! His tone was annoyed and accusatory. Parking is a challenge and the stairs and size of both the bed and bathrooms are not for stout people. The bedroom closet was converted into a bathroom where you can literally wash your hands while sitting on the loo. The water pressure was poor. Room for only one small toiletry bag. We suggest you add some hooks to the doors and a shelf over the toilet. Our room had a full size bed which was pretty comfortable. Breakfast was continental style, but quite good and filling.

My room, No 6, was nice, comfortable and clean with an en suite bathroom. My sleep was very poor due to noise coming from an unknown source, probably the pipes and the hot water system. Every few seconds a knock could be heard, which kept me awake all night. Secondly, breakfast, a continental, is served in a sister B&B about 50 meters down the street. Ok in fine weather, wouldn't fancy the trip in rain.

The place was not maintained, a lack of deeper cleaning after the previous customer was visible (found half of headphone, used underwear in the room…), bathroom’s layout is far from ideal, it’s difficult to get in to the shower. Also please see the mold inside the shower.

Parking is on the street. It's an area of terraced houses which have no driveways. All cars are parked on both sides of the street. At 1515 when we arrived we couldn't get a space within 60m of the property. My wife walked back to find that to access the property requires the climbing of lots of steps. Not good for folks with limited mobility. Given we needed to go out in the evening, we were concerned about the availability of parking at say2230. This, along with the steps, we decided not to stay. I feel there entry on your site should be clearer, certainly about the parking.

Parking is on the street. It's an area of terraced houses which have no driveways. All cars are parked on both sides of the street. At 1515 when we arrived we couldn't get a space within 60m of the property. My wife walked back to find that to access the property requires the climbing of lots of steps. It would be expensive at half the price. Arrived to find no-one at the property and just a Ring doorbell which no-one answered then after waiting a while someone appeared. The entrance is up uneven steep steps and an unkept path. Room was then up 4 flights of narrow stairs, with loose carpet and low headroom having to duck at points. We were told that breakfast was in another B&B down the road and only between 8 and 9:30. When we entered the room we were shocked at how small it was with barely enough for 2 people to get past each other, the ensuite was tiny, the shower had mould around seals and visible dirt and grime between wall and shower enclosure. The room was cold and no way of turning heating on. There were dogs barking within the building itself, no seating options other than the bed. On ground floor there was a laundry room seemingly where all the laundry for several B&Bs was being processed meaning there was steam and excess moisture escaping throughout building. When we realised we would not be willing to stay there we attempted speaking to the lady who had shown us in but she was unhelpful and stated we would not get a refund even through hotels.com. We couldn't stay and and then had to book different accommodation at short notice. Hotels.com said the owner wouldn't provide a refund. After long phone calls hotels.com eventually gave us a full refund.

The location was walkable to the areas we wanted to explore downtown and parking wasn't too difficult on the street. Breakfast was well stocked and a hot breakfast was available and worth the cost. Sadly, very disappointing. Room had peeling wallpaper and was generally in poor/dingy condition. Bathroom was far too tiny: banged my hip on the sink both sitting on the toilet and getting into the shower cubicle - approx only 80cm x 120cm space to move in. Bed was comfortable though. Breakfast was served in another B&B 200m down the street and was of poor quality / cheap buffet items. Fresh fruit was the only redeeming feature. While not far from the city centre, it is up a very long and steep hill. We wanted to support the local independents, but wish we'd chosen one of the generic chain hotels in the city centre given our experience. I don't know how it is possible to have an 8.8 rating on Hotels.com which is otherwise usually pretty accurate.
