The flat is fresh and modern, purpose-built and beautifully designed, appointed and equipped. The plentiful windows facing in all directions make it very light and airy and give pleasant views over the surrounding farmland and the owner/host's attractive farmhouse and garden next door. The massive wall-mounted flatscreen TV, comfy sofa and thoughtful touches like the blankets and rugs provided make for a very cosy evening's entertainment. There is a high bar-level table and chairs allowing for a sit-down meal for two or a workspace where a laptop can be plugged in. The shower room, though small, is very well planned with a walk-in shower with both head and hand-held fittings and ample hot water plus small wash-basin and toilet. The kitchen is galley style and attached to the central living area and whilst small, is carefully planned and well equipped for catering simple meals for two. The washing machine is helpful for light travellers to refresh clothes on a longer stay. Again, a thoughtful touch is the provision of starter supplies like a small container of milk, coffee, tea bags and biscuits. The visitors' book has many comments about the thoughtful and welcoming host - in my experience, not intruding on confident guests who prefer to be independent/private, but very clearly available to help anyone who wants to reach out or ask for a chat or advice about what's available locally. Some useful tips: although on one floor, it's reached by external stairs, so guests need a good level of mobility, It's in a rural location (see points on location below) and although there is security lighting when you arrive, you might find it helpful to bring a torch in case walking from the main road after dark.

One thing only - which appears to be down to Booking.com not the owner/host of the property - which is an important detail particularly for guests arriving by rail/on foot, after dark or alone. The actual location is not at all as it is shown on the map on Booking.com, which shows the flat at a site called Whitehill Stables at EH27 8DG within 600 metres or 4 minutes walk from Kirknewton Railway Station. The photo is accurate, but the flat isn't actually there! The full name of the property is Whitehill FARM Stables and to find where it REALLY is, make sure you do a separate search first on Google Maps using the actual postcode which is EH27 8BB (which is a 30 minute walk of 1.5 miles from Kirknewton Station, partly on a busy road without pavements.) Not a challenge if young, fit, travelling light or by car, but important to know and plan in advance, especially if arriving late or alone. I've tried everything I can think of to flag this up to Booking.com as I would hate to see this possible safety concern become a future issue for what is in every other way an excellent property which would be ideal provided you have a car or have come prepared for a walk. However having been round all the systems several times, I've had to resort to doing my due diligence by flagging this up to future guests by writing an informative review. I very much hope that this information can be corrected on the site - it's a truly lovely property with a lovely hostess who deserves 100% support from Booking.com.

I loved how it was standalone building, so it was very private. Had absolutely beautiful views from all sides. It's situated on a lovely farm and the host was a delight to speak to. Linda was a lovely lady who made me feel welcomed and was very accommodating. Made me feel I can reach out to her for anything that I needed. The apartment was modern, clean, comfy, and had everything I needed. I liked that there was a seating area outside of the apartment where I sat with my cuppa, enjoying the morning sun. There was ample parking on site, right outside the apartment, which I was very happy about as parking close to where I stay is important to me. Overall, I would recommend this apartment and location to anyone. I know it's abit outside of the city centre but for comfort, viewes and accommodation it's definitely worth it. I shall be staying here again with my next visit to Edinburgh.

I really don't have any dislikes. Only thing I would say is that the bathroom photo shows there is a bath/shower combo, however it's only a shower there. There is no bath. I am shower person anyway so didn't bother me one bit but for someone who wants a place with a bath, could perhaps be a little disappointing.
