Very polite, friendly and welcoming hosts. Beautiful property, sympathetically and tastefully decorated, good bathrooms, lovely furniture, on-site parking a big bonus.

The only issue was the bed was a bit soft, but that is just a personal preference.

The Ivy Guest house is a lovely old building in Hawkshead, the location was perfect for being in the village, we didn't realise how small Hawkshead is but still was nice to be able to get into the village. It was handy for on-site parking, the room was extremely clean, the bed very comfortable and overall it was a very comfortable place to be for the number of nights we were there. The owners were very helpful as well, had some suggestions for places to go and very accommodating.

Paul was able to give us local information which was great. The village had plenty of places to eat. The rooms were really nice with good beds.

Beautiful accommodation in the centre of Hawkshead.

A beautiful house, with large bright rooms, room 2 has an especially lovely view. Very clean and comfortable. Private parking was so handy as we were travelling by motorbike. Nicely cooked breakfast with quality ingredients. The owners were very friendly and not intrusive.

Welcoming hosts. Situated in village centre with off road parking which is a plus. Comfy bed, compact en-suite but functional, great breakfast cooked to order, packed lunch option was good too.

The property is stunning with gorgeous decor. The bed was the comfiest! The owners were so polite, friendly and welcoming. I honestly can’t fault this place! Situated in Hawkshead walking distance to everything it has to offer and has access to a lot of trails to do. Not too far from Windermere either!

Lovely vibes and a great location but poor on the detail

The location was great! Lovely little area, I’d recommend visiting rather than staying! The room was spacious and the bed was comfortable and soft. There was plenty of natural light and good air flow and conditioning. The mirror had a cool lighting effect that could be turned on or off. The host was very friendly and warm. She accommodated our touristy questions and seemed eager to help and assist us. The place was suitable for our large greyhound who had plenty of space to settle.

The breakfast was mostly deep fried and nothing appeared to be local (this is likely just me but having Aldi own brand tomato ketchup and brown sauce felt extremely cheap) given the price of the stay I’d have expected better ingredients. The coffee was an instant sachet which wasn’t specified on the menu. I found a mouldy orange peel on the floor (clearly the property wasn’t cleaned throughly) and the body wash had the most vile smelling fake watermelon scent. The bathroom had exposed bricks that jutted out at alarming angles which was distracting to the overall aesthetic. The toilet was high (my feet didn’t touch the ground!) Booking.com failed to communicate that we had a dog with us on the stay and that we needed to pay extra. Overall not much value for money here.

This stay was disappointing.

Location of this property was good situated on the edge of the village and easily accessible. Free Parking at the rear was helpful. Breakfast was good and served at a pre arranged time ordered via text the previous evening. An outdoor sitting area with tables and chairs at the front of the property was good.

The hosts first welcome wasn’t good. This host answered the door with the words ‘I was on the phone’ after I had knocked on the front door a couple of times and then told me where to move my car. The bedroom was okay. The room wasn’t serviced properly after our first night. There was an extra bottle of water left for us and the tea bags replenished, but the bins weren’t emptied and the bed was not made up. The small toiletries such as earbuds and cotton buds not replenished. The room would benefit from a fan in the hot weather. There was no flexibility as regards breakfast time when I asked for an half an hour early breakfast due to a long distance swim event I was taking part in. The option was to only have cereal left out which wasn’t sufficient to carry me through this activity. So the overall review of this property is that we would not use it again and would not recommend it to others. The stay was overpriced for the overall experience.

A great spot to relax after exploring the Lake District.

The location is easy to find with free parking at the property. There was a lovely welcome. The room was lovely, well equipped and sparkling clean. The breakfast was delicious and promptly served at the time we had requested. We were sorry that our stay was not longer and would definitely like to return.

Bad vibes ' oh no, not another set of customers '

Breakfast, bathroom , shower & comfy beds.

On arrival the host didn't introduce herself & immediately asked for payment. There was no social interaction or smiles from the start & throughout our stay. There were no 'Good Mornings' when she brought the breakfasts into the dining room & they were placed down without saying a word! No pleasantries or helpfulness. It was as if she was there under sufferance. On the second day we came in from a long walk to find dirty towels in the bathroom, the milk, water, tea, coffee not replaced & the bin still full. For the money paid we expected a better standard of service. After going down & asking for this to be done, the host did apologise, replaced everything & said they had been busy that day. Going by our experience at The Ivy House we will not be returning & recommend hospitality training as soon as possible.

My partner and I had an amazing stay at Ivy House at The Lakes. From the moment we arrived, the staff were absolutely incredible—friendly, welcoming, and always happy to help. The whole place was spotlessly clean, which made our stay even more comfortable. We were especially pleased that it’s pet-friendly, as we brought our greyhound along, and they even had treats waiting for him—a lovely touch! The location is perfect, right in the middle of the village, making it easy to explore the area. There’s also a car park, which is really convenient. Breakfast was delicious, with a great selection to start the day. And the decor throughout the house is beautiful, giving it a warm and inviting feel. Overall, we couldn’t have asked for a better stay and would highly recommend Ivy House to anyone looking for a welcoming and comfortable getaway. We’ll definitely be back!
