Good but...
It's in the heart of town.
The house is clean.
Shower is good.
The bed isn't comfortable to sleep. The springs are weak and old.
It's called bed and breakfast but there's not even 1 bottle of drinking water in there. Only one tissue in the toilet. Entrance to the house could do with some makeover and light at night.

Presentably-warming and bright!
It was really comfortable and a lot of the facilities were really well kept in place as well as really clean which was a bonus!
It was really hot and sunny weather during this week during our stay which was great. But when asking for a fan they didn’t have one which was the only downside during our stay.

Once over the initial shock of the welcome, the stay was not too bad, the location was ideal for us
I had to chase up the hosts for the key codes, the initial impression of the property was poor. The garden was overgrown with weeds, the front door paint was blistering and peeling. The alley way behind the outside door was dark and unwelcoming. Overall the property was not of the standard that I would expect and have seen over many stays at main locations over the years

It's about a 15-minute walk to the cathedral and castle, which are at the top of step hill.. it is a nice walk through the park.. easy route, just up alleyway, turn left, and you're at park save walking up and down hills, etc..

Lincoln was a great place to visit, and the budget friendly property definitely helped us, so thanks.
Things to improve but overall a great budget friendly stay.. It's the price that saved it... I would definitely stay again.. I hope they can make a few improvements and still keep a budget friendly..
When you know you know.. street parking and a monster of a hill, which is not really their fault but could be hard for some..
The first locked door does not open fully, which leads to an alleyway to the front door. It is not great for luggage buggy ect
The property does need a little TLC.
Front room double bed is so noisy even with toddlers sleeping in it..
The mattress seemed OK BUT could be better..
The pots and pans and the cooking equipment was not up to standard.. very old and with Teflon scratches.. needed a clean..
Small bathroom shower if your tall..
All things considered i hope you can make it work for yourselfs.. we did. No big problems.. I didn't need to complain..

Not value to money
The entrance was not good it was very dirty and narrow also the pathway was not smooth. The apartment is at the end of the steep hill which will cause trouble if anyone is travelling with heavy luggage, upon request the host haven’t provided one hr extra during checkout and asked for further money for checking out at 11 instead of 10 am.
There is no grocery store nearby and this place is far away from center.

I was extremely disappointed, having read the reviews I was expecting a nicer property. The house is looking very tired. Scruffy is the word I would use to describe it. The house is listed as Cosy, which it certainly wasn't.
The double bed in the front room was so unstable and wobbly after 2 nights of zero sleep we were forced to call our stay short by 2 nights. The beds were not comfortable with old mattresses, which dipped in the middle.
The bathroom had black mould on the ceiling, the sealant around the bath was black too and needs replacing. The bathroom door doesn't shut properly, and there is no lock. Interesting cobwebs hanging from the light fitting. It was so black and big it's clearly been there a good period of time.
The crockery in the kitchen is very basic and limited. Whilst the cooker was clean, the extractor fan looked very manky. Tea stained teaspoons and cheap mismatch cutlery, which I felt compelled to scrub before use.
The general decor of the house is very tired with chipped paint, and in the area between the kitchen and bathroom, the wallpaper was hanging off. The pictures of the property must be old as the whole home is looking much worse for wear.
I did contact the agency High Demand Hideaways about having to leave due to the bed situation. I provided videos to show the issue. No offer to remedy the situation for our
duration and a half-baked apology and offer of a discount if I stayed again. Clearly, I will not be staying again.
Of the three most basic requirements of any accommodation being cleanliness, decent bathrooms, and comfortable beds, this place fell considerably short. What was meant to be a relaxing Easter get away for my daughter and I actually left us feeling grumpy, tired, and with sore backs.

Comfy home for a lovely wknd break
Lovely little house a short walk throu the arboretum into town. Nice little kitchen and lounge. Good value.
The street parking is VERY steep and not much of it, we had to go to a neighbouring street.
No hairdryer which was surprising as otherwise well equipped.

The home is on a steep hill BUT this is to be expected in Lincoln as the city is full of them lol. But if you have mobility issues maybe not the best.
