I was terrorized all night by an intruder who had entered the building using keys from one of the key safes. The absence of the owner together with the lack of an emergency procedure left me feeling extremely vulnerable and put my life in danger. I was subjected to aggressive, loud and disruptive behaviour including repeated attempts to break into my room. This made sleep impossible. I had to wait 9 hours for the intruder to be evicted and following this, the owner added insult to injury by offering a derisory future discount should I wish to stay again!!

Jeanette is a friendly and very helpful host who went out of her way to provide great advice on things to do and places to eat in the area. The property is superbly located for visiting the city - just a 10-minute walk from the centre - which made exploring really convenient.
The rooms are clean, comfortable, and well kept. Do note that this is a room in a shared home. This means sharing some facilities with other guests, particularly the bathroom, as none of the bedrooms are en suite. To reach the bathroom, you walk through the dining room and kitchen, which might feel a little public for some.
The only real challenge is parking. Although a free street permit is kindly provided, spaces can be hard to find and you may need to park a few streets away. Be aware that traffic wardens are out early in the morning, so it’s worth being careful where you leave your car.

Perfect location for accessing the citẏcentre by car in the morning. I don't have breakfast so the offer of the kitchen wasn't needed. The wifi was good enough for a meeting on my laptop the night before. All good. I liked the auto lights on the stairs.

Comfortable, with an old-fashioned homely feel. Comfortable bed in smallish room. Breakfast was not included, but advice on where to go was excellent.
As a somewhat elderly person who needs the facilities 2 or 3 times during the night, the walk to the loo, down stairs and through two rooms was not ideal.

The bed was comfortable, the host was responsive when needing something, not too far from town.
Definitely felt more like an HMO than a hotel. Bit strange as well to be woken up at 9.30pm by someone to try and gain access to my room to collect a load of belongings from the wardrobe so sleep was disrupted and it felt like an odd thing to happen. Although it wasn’t far into town the street itself didn’t feel as welcoming as I’ve experienced for other hotels in the past for a solo female traveller.

I have been travelling around the UK for over 3 months,staying in a wide variety of accommodation,but this was by far the worst.Key code access,no host. Small terraced house in less than salubrious street. Downstairs filled with untidy personal clutter as if they lived there( they don't). Even the kitchen/ fridge full of food. Very uncomfortable feeling. One has to question authenticity of reviews! Exceptional?? The bedroom itself lacked sink/ kettle,only one inaccesible power socket. Window kept closing,had to keep curtains closed as overlooked. As for cleanliness.... as a retired b&b owner I recognize 'spotless' and this was not it! Place smelled,dirty,worn carpets that hadn't been vacuumed. Sun shining on bathroom tiles/ cupboard highlighted scum etc.

It was very clean, and had a home from home feel about it. The bed was comfy and the room was decorated nicely. The kitchen was clean and all the essentials (tea, coffee etc) available. The bathroom was good, and the hot water was nice and hot. There was a lounge and dining room so no shortage of space, The host clearly wants her guests to enjoy their stay.
The stairs up to the room were quite steep but not difficult to negotiate. The room could have felt a little ‘tight’ for 2 people staying several days but it wasn’t uncomfortable.

I would 100% recommend this place for people to stay the host was so welcoming and friendly and made us feel comfortable in her home the house was clean it was overall just a great experience we will definitely be staying again

Jeanette was lovely.
Walked me around the corner and pointed out the quickest route to the station so I could get a train to my brothers wedding on very little sleep.

The smell of urine in the street. The row of bins, shopping trolleys full of rubbish littering the street.
I did 22 years in the Army and have stayed in a few hostile places and my guts were telling me not to stay in that neighborhood! I didn't stay and opted to leave.
Prior to booking the information you get is not quite accurate! For my wife to go to the toilet you have to go down stairs, through the dining room, through the kitchen and you will then get there. It couldn't be further away!
It states 'Free parking.' Not quite true. Park in the street if you can find somewhere. Nearest we could find was outside someone else's house 3 streets away.
Don't waste your money like we did.

The house was super clean, full of commodities and a plus for the nice backyard. Ten minutes walking to the station, twenty to the Cathedral Quarter and there were lots of shops nearby for groceries or fast food.

This is a lovely house and we really enjoyed staying here. It's homely and comfortable, kitchen has everything you need for cooking. Also has tea & coffee and milk. Bed is comfy. Everything is clean. We stayed in rooms 2 and 3 which over look the back courtyard which is a lovely little outdoor space with table and chairs.
The two reception rooms are really nice and have so many little extras everywhere.
The shower is hot - nice spacious bathroom.
There are a couple of small corner shops if you need essentials. But it is only 15 minutes to walk into Lincoln centre. Taxi in the evening was less than £7 which we were happy with.
Parking - you do have to park on the roadside nearby, we went one or two streets down to find a space but this was not a problem for us.

Room No 1 - very comfortable and beautiful! It is much moree bigger than usual standards.
It has to be taken into account that WC and bath is located downstairs, for elderly people it could be hard to manage the stairs!

-fully equipped kitchen (though oven had been damaged by a previous guest and was not available during our stay)
-room are large with plenty of storage
-house is warm and lovely to come back to after a wintery day
-shower is a bit temperamental, setting it to just under 50°c was a bit hot but manageable anything below 40°c and the water wasn't heated at all

The whole place has a lovely welcoming feeling to it like you've never left home. It was clean and tidy with a few bits of food too which was a nice surprise.
