This property exceeded my expectations, I had read previous reviews and was a little skeptical but I had no reason to be worried. I had communicated with the host prior to our stay and they were fantastic and so accommodating. As soon as we walked in the property it was lovely, clean, tidy, no fusty smells, everything we could have needed for our stay was provided. Parking straight outside the property. It was literally a two minute walk from the Cathedral quarter and shops. I would definitely recommend.

The duvet covers. Honestly seems mad to have such a lovely house, but to have bobbly sheets and polyester (or mostly poly) duvet covers. Please please upgrade the bedding!

Alas there was an awful smell in the property which unfortunately the plug-ins failed to mask. The property was sold as pet free residence however, my husband could not stay in the property and had to go elsewhere as he is allergic to animals and became wheezy within a short time as he entered the property. I raised this with the owner who dismissed this and was unhelpful. The beds were small and uncomfortable. The stairs leading to the bedrooms are very steep and not much landing room. The heating broke down, which was promptly fixed however, the automated ambient ‘comfort ‘temperature settings were low and the property was cold at times. This is the first time since using booking. Com that I have had any complaints about any of the many properties I have booked. It was for a birthday celebration which all things considered was rather disappointing.

The location of this little house is absolutely superb, it is a short walk to the cathedral, castle and all of the cathedral quarter shops. Indeed you can see the cathedral clearly from the property as the picture taken just outside the house shows. The house was comfortable and homely and it had all the basic facilities needed. A real bonus is that there is parking on the road outside (a permit is provided), as our visit was exploring Lincoln itself we had no need to use the car at all and having it parked just outside the house was really appreciated. Historic Lincoln is lovely and there are some great restaurants and independent shops very close by.
The property is no frills, breakfast is not provided, fortunately we had brought our own along with milk, tea and coffee. Likewise, toiletries were not provided other than hand soap and toilet paper. This was not a problem but it may be helpful to advise that this is the case to avoid the need for a supermarket trip.

Main bedroom headboard loose. Mattress uncomfortable, springs made a noise on turning over. Living room nets awful. Garden furniture old & creaky. 3 pots of Weeds. Bathroom shelf too near the sink for tall person. One of our family banged his head on it.

location was great
Headboard in double room broken, had to put a cushion between it and the mattress or it was leaning over your head. Blind in small room needs the cord feeder wasn't attached to the wall so you had to stand on the bed and pull it down tight to open or close the blind. Backyard wasn't clean so unable to sit outside. Not happy to be asked to strip the beds and take out all rubbish, we are no longer in covid, this only makes it easier for the proprietor as they have less work to do. I have never before been asked to strip the beds before leaving. This should be communicated before payment is taken. The communication regarding the rubbish was that if we didn't recycle properly it incur a cost. if you don't trust us to do it properly and at your own request then don't pass that responsibility down to us.
it's a shame that these little things spoil what would otherwise have been a more positive experience.

The stairs were quite steep and narrow and we hadn’t little kids with us, but they managed pretty well.

The house is situated close to the Cathedral and has everything you need for a short break. Really comfortable sofas and beds and free parking outside. We didn’t use the car at all as Lincoln is perfect for walking around - as long as you can do hills. The house was clean and well appointed

location is prime, especially for Lincoln. close to the Bailgate with a variety of shops and restaurants. Rachel was fantastic to communicate with and helpful with any requests.
the property is in need of a facelift. A couple steps on the stairs were loose most likely being very well loved. carpet is quite old/comes across dirty. With a bit of TLC it would be an exceptional property to stay at whilst in Lincoln.

the beds was comfortable
with the price we paid, I would of expected TVs to be in every bedroom and alittle bigger in the front room it’s not ideal to watch a film with people, and I would personally say the place needs a refurb it’s very old fashioned, and also the road it’s on the price should 100% be shorter because of the amount of cars and noice outside the house in the mornings.They was no washing up liquid or anything to clean after cooking, they was no shower gel or soap to keep up with hygiene and they was no toilet roll either. these things should be applied without having to ask or question why they isn’t any. The plates in the cupboard had dried up food on them so that wasn’t ideal when having to wash them with nothing but hot water. The dining table isn’t exactly comfortable to sit and eat a meal on either.

This property requires urgent updating the Carperts were filthy there was food left in the freezer 3 months out of date there was mould on the shower the curtain rail in the bedroom fell on my sister it was stuck on with double sided tape the downstairs was in need of some updating and paint it was grim when contacting the person managing the house she did not agree and said she couldn’t do anything with ground in dirt in the carpet we took photos to show her but she did not agree with us. she also promised to contact us when we arrived in Lincoln as there was some issues with the car park which she did not.
Also has trouble contacting booking. com had to write to the CEO to try and get refund.

Dirty carpets, sticky kitchen and bathroom floors, food remains in microwave, short of basic essentials such as hand soap, washing up liquid, salt and pepper, no lights at the top of the landing (although this was sorted whilst we were there), curious use of wallpaper etc.

Great Location in the Historic Quarter of Lincoln, close to shops, restaurants, bars and pubs. The host was really helpful and provided lots of information prior to check in. The house is cosy, welcoming, clean and has everything you would need for a self catering stay away.

location was absolutely spot on. Having lived in the Bailgate the accommodation offered a great location for us to reminisce.
accommodation was warm at the end of our long days. Clean and tidy.
not that we didn’t like the property, just that the decor and small touches are dated, couple of cupboards hadn’t been cleaned but that didn’t spoil our stay. shame the over flowing bins were by the outside furniture. No tin opener , however we bought one and left it for the next guests. saying all that I would happily come back.

The location, not far from the cathedral, was very good. We were well placed to do the sight seeing that we wanted to do, and there was a nice pub literally one minute's walk away (The Morning Star). The house was spotless on arrival, could not be faulted. The host had given clear instructions on how to access the keys via a message a few days before arrival so that was straightforward. There was a parking permit left in the house which made it possible to park right outside the property. This made it really easy to load up the car. The sofas and beds were clearly new and pretty comfortable. Plenty of positives overall.
Bear in mind that these are only very minor quibbles and this is quite subjective but the decor was fairly dated and the knick knacks, which had perhaps been chosen to give the house more personality, did not really go with the nice new sofas and beds and lamps etc. It would also have been nice to have some dining chairs with a bit more padding and some seat cushions for the outdoor furniture.

The property is 5 minutes' walk from Lincoln's majestic cathedral and fascinating castle which houses an original Magna Carta and Charter of the Forest; you can see the cathedral and hear the chimes from the courtyard garden. Inside there's all you need: a neat and functional kitchen, dining room with good-sized table, sitting room with tv and sofas, two double bedrooms - one spacious, the second cosy - and a bathroom with shower over the bath. The host provides a parking permit, and has painted the side alley white, which is great for arriving back at night. Good value: so glad we stayed here not in a hotel!
The courtyard garden is compact, so some screening for the two bins would be good, as it was otherwise pleasant to sit at the table outdoors. The bathroom light also turned on a fan, which is normal, but at night you want to make less noise: what about a PIR light - motion activated - at low level?
