Perfect for our parkrun on the Saturday morning, an enjoyable and comfortable stay

Our host was very welcoming and made us feel quite at home. Our room was comfortable and spacious and the location was brilliant - we had come to partake in the local parkrun which was less than 1km away. Also very handy for the centre of town where there was plenty of choice on the wining and dining front.

An en-suite would have been preferable but was not available for our stay.

Difficult because of the steep gravel path up to the main entrance / car park level if you have any significant mobility problems but if not then it’s fine

Fabulous place to stay in a very beautiful area!

Booked for my daughter and her partner. They reported that is was a very lovely property. Grounds were gorgeous. Nice big room. As shown in the photos. Hosts we extremely helpful with late check-in. Would definitely recommend.

Lovely cozy 2 day break.

The host was amazing. Made us both feel welcome and also made sure that our motorcycles were safe out the way the whole visit. We will def be coming again. Next time might try the duck house.

A wonderful few days in a lovely seaside town

The location was perfect, walked into town in 10minutes. The house has been renovated to a high standard and was spotless. It has a friendly, homely atmosphere.

The private bathroom was lovely but the fact that it was down a landing passing another bedroom was a little inconvenient. We are so used to having en-suite these days, it did not detract from a lovely stay.

Peaceful, lovely place to stay.

The property was spotless. We had the use of a lounge and patio area within the property, having breakfast on the patio area was lovely. The location was excellent five minutes from Barmouth town centre, close to the local COOP. Although five minutes from town it was nice and quiet. The grounds had a pond with many ducks and a bench overlooking the pond. A lovely stay will be booking again in the future. Michael and Corinne.

Exceptional

Everything was perfect. We could only arrive after 5pm and Tracy was accommodating in that she allowed us to check in later. Tracy is a first class host. The common room, bedroom and bathroom were pristine.

Central location, easy access to beach, bars, restaurants. Host Tracey really lovely, made you feel at ease. Beautiful room, spotless. Ducks at the pond was lovely to see.

Nothing to dislike. Personally I like a firmer mattress due to back problem.

The modern, clean and spacious accommodation is quietly set within beautiful grounds, conveniently located within walking distance of amenities and local attractions. Host lives on site and couldn't be anymore helpful & friendly. Highly recommend to anyone looking for a comfortable home from home stay.

Our perfect visit to barmouth

The accomodation was amazing! Big comfy bed and room in general was perfect for us. The grounds are lovely too with a large pond and outdoor seating which is lit up at night. We also brought our escooters on our trip which the host kindly allowed us to store and charge up in the shed on the property. When ever we visit barmouth again, we will be staying only here from now on! :)

The location was perfect and the guest house was one of the nicest we have stayed in. Beautifully decorated and furnished with a comfy bed and choice of pillows. Good parking arrangements too.

We were a little disappointed that the bathroom was not en-suite, however we did have exclusive use of it.

Avoid!

Avoid ... Not what was advertised at all. It's a room in a shared house. We felt like we were being spied on the whole time we was there. Everytime we opend the door the owner or her family outside. The bathroom is not private, Like tracy the owner made out.There's another door hidden behind the main door, Wich the "family" have access too! Someone conviently walked in whilst my partener was having a shower, we are a young couple and explained to Tracy we came for a romantic night and was expecting our own space, and was willing to pay more for newly built private cabin she had available as we was under the impression we had booked a private apartment not staying with her and her family,, she was pretty blunt and rather rude she'd already no one was staying there that night and even let us in to look around buy refused to let us stay as it was 2 nights minimum. The whole experience was Bizzare. My girlfriend was left frightened after the bathroom incident, and we felt as though we was being listened to all night from outside the door. We left as soon as possible. Even now we are still being harassed by the owners son about a pink duvet which had apparently gone missing

The location was very quiet despite the central location. The accomodation was perfect for us and two large suitcases. Tracey met us at the door and made us feel welcome.
