Prepare to be disappointed...

The bed is very comfortable. Good recharging for phones. Convenient location for station/shops, but not an attractive neighbourhood.

The email received pre arrival described the lane on which the property lies as 'scruffy': in reality, this could have applied to the whole experience. The hallway (for key collection) smelt distnctly damp, the room itself a bit less so. The Garden entry door led to an untidy space crowded with dilapidated garden furniture. The wooden patio door entrance was faded/peeling. Interior decor is 'tired' and the furniture unsuitable: in particular the two large wooden rockers occupy so much space they have to be continually rearranged to allow access from the patio door. Overall, floor space is lacking. The bathroom is cramped, the shower-over-bath has a most un-nerving split level. All storage is open shelves/rail: no drawers or wardrobe. No TV. No bedside lampshades.

Met our requirements for this trip and offered good value for money.

Visiting Exmouth to assist family members moving house. The location was very good for us, close to town. The room was clean and the bed was comfortable. Overall, the property offered good value for money and met our requirements for somewhere to sleep.

No parking at the property but street parking was available locally. There was no TV in the room, not a problem for us as we were only sleeping there. The towels were very hard and scratchy, softer towels would have been a bonus.

Ideal base for a quick stay in Exmouth

The bed was really comfortable. We both slept very well. Steve was very approachable and willing to help. The room gave us everything we needed for a couple of nights in Exmouth. Definitely returning.

We couldn't fault the room, especially at that price.

No details to access the accommodation - nothing from the host at all, only got in because a young man who rents a room in the main house came along just as I was about to give up. Very scruffy exterior to the house, entrance to the "garden room" along an alleyway [2.25m wide] beside the house. Unclear where to park, most of the road was Resident Parking only, with a few spaces limited to 1hour between 8am and 8pm. Very tight bathroom, with over-the-bath shower, bath had two levels and no grab rails, making it rather hazardous getting in and out. Rather thin curtains to "patio" doors fasing SE so early morning light very disturbing, also the door to the main house [to which I had no key] had a glass panel at the top and a light was on in the corridor beyond it, so that was also disturbing. Heavyweight duvet on the bed not suitable for summer weather.

Enjoyable stay in a nice seaside town.

The property was in a good location for access to exmouth town and sea front, with nearby amenities. The property also had private access which meant nobody was disturbed if going out early or coming back later. Having an adjoining bathroom was also a positive.

The decor and facilities were dated, however, clean and functional so was more than useable. The fact that the garden was shared was disappointing, as it meant we couldn’t relax with the doors open as much as we would like.

A small but very pleasant and convenient room and excellent value

It was in a very good location and very convenient. It was slightly on the small side and the garden was less of a garden and more of a terrace but we had expected most of that. We did not miss the TV! Overall was very good and excellent value.

We could not get the clock radio to work at all, not even the time, which meant that we had to rely on our phones - which I am sure most others would be fine with but we like to see the time and for it to wake us up. And listen to the radio.

Could have had a to in the room, apart from that it was well worth the money. No noise from the road or other property users, comfy mattress, great nights sleep with no interruptions. Would definitely book the garden room again.

No specified parking but I found a parking space on the road each time I needed it. Loved the artwork, especially the fish in the bathroom. Great selection of teas and coffees and plenty available.

It’s a very homely, and beautifully decorated room, it’s clean and pristine. I’d highly recommend this place to anyone. It’s private, with a secure garden. It’s walking distance to the town centre and beach. 10/10, we look forward to booking this place again.

There wasn’t anything I disliked, It was clean, fresh, in a quite area, and well worth the money. The bathroom’s beautiful, you can turn the heating on, as the room has it own heater, there’s a kettle, cups, milk, and not just your standard three sachets. it’s a great stay
