Excellent location. Lindsay was the perfect host. We were offered tea and coffee upon arrival, She was also very informative with regards to where we could do some grocery shopping and how to order food for delivery. Lindsay was very polite too. The continental breakfast provided was amazing with a choice of cereals, toast with butter and jams. There was also cheese, ham and eggs to choose from. Along with fruit juice tea and coffee. I really cannot fault Caledonia House it was clean, warm and tidy. A home away from home. Lindsay also welcomed my 3 cats and little Chihuahua too, for which I am extremely grateful as thats very hard to find. I hope we were the perfect guests too. Thankyou Lindsay 🌷

I have stayed twice at this Air b and b, it was easy to locate, close to the motorway and very close to all shops and gas stations.
There is a mirror in the bathroom but a bigger one would be of help.

The ability to book last minute and the cleanliness
One of our rooms was a box room where the door could not be locked, so we didn't feel very safe in that room. There was also a dog snoring in the room next to this room which kept my friend up for most of the night.

We really enjoyed our stay at Caledonia House our host Lindsay just couldn’t do anymore for us, our room was lovely with a garden view it was so peaceful, our beds were so comfortable we both had a very good nights sleep after a long day on the Fife Coastal Path.
Our continental breakfast was lovely plenty to choose from to start your day.
Our location was perfect for finding places to eat and Lindsay gave us recommendations, which we chose an Italian restaurant which was excellent. We are also minutes away from the train station. We would definitely stay again if on our travels.
I did read reviews before booking, having stayed in Caledonia House, I
would say a kettle in your room would just be the cherry on the top, as Lindsay did make us a tea/coffee if you wanted one, we felt that we were inconvenient Lindsay to ask, although Lindsay would say your not. I would add £5 on your accommodation prices for the luxury or a tea/coffee in your room. It would not put us off staying again we’re just being abit picky not negative.

Lindsay was a lovely host. Nothing was too much trouble. I had a very lovely room and the bed was extremely comfortable. The shower was good and I appreciated the shampoo etc. Thankfully to have a tv in the room. It makes all the difference when travelling alone. The breakfast was wonderful. So much choice and so much!
I found the pillows really uncomfy, too bulky. I was slightly embarrassed to be able to hear adjoining guests whilst I was in my toilet. But, I understand there isn’t a way round that. Although Lindsay kindly made me a flask,I love my tea and missed having that facility in my room. That being said they are only minor issues and personal to me.

It’s extremely clean and well-kept. Lindsay is a very warm and accommodating host who’s always ready with a pot of tea if you need a break. The neighborhood is the quietest I’ve been in in a long time. Lindsay also keeps beautiful gardens in both the front and back. And the breakfast is very filling!
This is nothing against the property itself, but if you’ll be going into Edinburgh every day (which I was doing for Fringe), just be advised it’s about a 40-minute train ride to Waverley.

The room is very cozy, and I can confirm that the property is pet-friendly — just make sure to inform the owner in advance about your pet. As described, the room is ensuite and part of the owner’s house. I was truly struck by the owner's kindness.

Decor, furniture, bed/bedding etc it’s very mix match. Curtains were really thin and hardly blocked any sun getting in, blackout blind or curtains definitely needed for guests staying in summer.

Not much really, however the host was very welcoming and friendly.
House is stinking of stale cat urine. Downstairs toilet was the worst, carpet had been clawed badly by cats and the smell was acrid.
I was staying in single room, I could hardly get myself in the room let alone anything else. Luckily I was travelling light and stayed only one night. The room smelled badly of cat urine.
Bed was a standard single with mattress with a small double size bamboo mattress topper and also a king size 13.5 tog duvet doubled over ontop of that.
Duvet itself was single 13.5tog and temperatures outside overnight were well into the 20's so I was absolutely beyond melted!
Bathroom upstairs had toilet positioned directly above my bed, I was wakened at 5am with several users, I could hear every deposit and flush which was extremely loud and not to mention annoying as I was very tired and couldn't get back to sleep as a direct result of all the coming and going.
Breakfast consisted of 4 types of boxed cereal, cold white toast (no alternative option available), jam marmalade peanut butter chocolate spread, oranges apples bananas, 2 very hard boiled eggs and a massive pot of tea with only one teabag in it, so it was like dishwater.
Bathroom upstairs was shared with other guests, 2 electric toothbrushes sat on sink, room smelled of cat urine too.
Overall, very disappointing and definitely not worth the money charged.
I would not recommend until host remedies hygiene issues within the property.

economy room was just about big enough for myself and the dog if i shuffled my case so i could open the door to get us both out. Maybe booking .com should say not suitable for dog in that room

First and foremost, Lindsay is a great host! Super friendly and knowledgeable, happy to help us get sorted out. The location was perfect for getting into Edinburgh for our touristy visit to the city. Train station is an easy walk from this property.

The listing on Booking.com is misleading. The property is advertised as a B&B, but it’s actually a room rental in a shared house with a shared bathroom. The “double bed” was a 3/4-sized frame with a double mattress, which was not suitable for two people — one of us ended up sleeping on the floor, after rolling off the bed several times.
We were also disturbed during the night by other guests using the shower around 1am. The noise was so loud it felt like it was coming from inside our room.
This stay was particularly disappointing as we were in town to run the Edinburgh Marathon and had a very poor night’s sleep beforehand.

We arrived after a long journey, after being shown to our room, our host was most welcoming presented us with a lovely hot pot of coffee, the room was very comfortable and very clean, bathroom with good shower, we had dogs with us has we were attending a dog show the next morning, no extra charges for them and there was a park across the road where we take them for a walk. Breakfast in the morning was excellent , fresh juices, coffee toast jams, cereals, eggs, cheese selection of meats, absolute little gem find for an overnight stay area is also very peaceful and easy distance for everything.

We found the whole property & communication rather odd.
Where to start…The communication, the smell from the property, the room was dated and see through curtains didn’t keep the light out. Very very basic, nothing in the room, no kettle or self catering stuff. No way to make a drink, or eat food, felt unclean. Breakfast was okay, again basic, staff I would say a little much.

A cozy British-style house. We booked a room with a bathroom. The room is clean, the landlady is very polite. For breakfast there were cereals, eggs, sandwiches with different types of cheese and jam, tea or coffee to choose from. It's convenient that there is a parking space. I recommend

Some complementary shampoo could have been provided. Insufficient parking. A decent breakfast which could have been more substantial for non-meat eaters, especially considering they pay the same as meat eaters. For example, vegetarian sausages, kippers or field mushrooms could have been provided in place of meat. Quite a crowded and cluttered room. In summer, a less heavy duvet should be provided - it was too hot.
