All in all our stay was good, and we didn’t have any unpleasent situations neither with the apartment nor the owner.

The apartment is very close to the Firenze Central Station and reasonably close to the historic center of the city. We found ourselves navigating to the apartment very easy. The apartment itself is really spacious and comfortable and has everything you’ll need during your stay. Owner of the apartment is really helpful and nice.

For our taste the apartment could be a little bit warmer since we were there during winter in February, although the temperature on the thermostat was 18*C but we are used to a bit warmer. I would only suggest that the matrasses in the bedrooms could be changed, though they are still fairly comfortable.

This apartment has both pros and cons. It is in an excellent location near the SMN train station. The apartment is large, with good sized bedrooms. There is air conditioning in both bedrooms and in the living-dining area (although we did not use them because it wasn't hot). Even with the cons below we would likely go back because of the location (and that the noise did not bother us). The location, and the size of the apartment and the bedrooms was a countervailing factor. It had many windows which also gave it both morning and afternoon light.

In all fairness many of these "cons" were disclosed, so we took the apartment knowing there were some issues. The apartment is on the 3rd floor so there are many steps to go up which could be difficult for some people. The bedrooms face the street and are noisy - if that's an issue for you, this is not the place to stay. For some reason, conversations from the street were picked up loudly in the apartment bedrooms (it wasn't clear why that was happening - all I can think of is better window insulation because the noise seemed to bounce upwards to the apartment OR have ear-plugs etc,). The noise from the street tended to decrease around 1-2 AM until working hours begun around 7 AM. Also, the electricity availability is more limited than we are used to. And the hot water for the shower was VERY inconsistent - sometimes we had some, and at other times there was none - this was a big negative for us. We would also recommend getting a better showerhead (the one we had was dreadful) and it wouldn't cost very much.

Close proximity to the main train station. And walking distance to all parts of central Florence. Comfortable for 2 couple in the spacious apartment. Air conditioners worked very well in all rooms. Very secure apartment.

The multiple flights of stairs may be challenging for those with mobility issues.

Decent Space but NO Lift.

Very Friendly Property Owner. Walking Distance from most of the Sightseeing. Big Apartment, with 2 Big Bed Rooms. Big Living Room. 1 Bathroom but it is very tiny.

Good central spot

Great location for the train station side, easy walk to bars, cafes and the river. Good size. Host was super clear in instructions for accessing the apartment

No duvets only bed sheets, quite noisy from the street, if you are a light sleeper would struggle but ear plugs are provided. Lots of keys and codes to get in, can easy lock yourself out and difficult to manage as a group Having to take the bins out ourselves? none near the apartment so wastes a bit of time trying to sort that the day we were traveling wasn't ideal.

Charming apartment close restaurants & shops

After a long day of traveling & lost luggage, this place was a relief. It was nice to be able to spread out and go to separate rooms. The Bathroom was amazing, good temperature and water pressure. The beds and blankets were very comfortable, and the windows were good to control the temperature. Laura left us some coffee, which was very nice of her. The instructions for check-in are very helpful, they are step by step pictorial. I wish more hosts,would do this. Yes there are stairs but they aren't that challenging or steep. I'm 60 and in decent shape and I thought they were ok. The location is close to restaurants, shops and sights. We like the fact that the apartment had character.I would definitely stay here again!

The street can be noisy just use the provided ear plugs and you will sleep fine.

The location was great as far as near the train station. It was very noisy outside in front of the building. Apartment was nice and clean. The size of the rooms was great. The host was very helpful with all information needed. The air was great

The bed in the room facing the front needs a new mattress. The gate on the outside needs a new lock. Shouldn't have to struggle going in and out.

Lovely flat, two large bedrooms, living room, kitchen and bathroom. it was very clean.

It was a challenge getting our large suitcases up the stairs. This apartment would not be suitable for anyone with mobility issues. It would be better with double glazing, the street outside was very noisy. There were men sitting on doorsteps outside, they seem to be drinking and arguing most of the time. Take your ear plugs.

Awful!

Duccio Flat Firenze is a mistake. Run away! The owner of the property, Laura, only gives you the bad news after you pay! At no time does it reveal that the property is on the third floor, with a staircase that is very difficult to climb for a couple of septuagenarians and serious heart patients (like us). When receiving in advance, it prevents cancellation and the user only realizes the trap after paying. The rental price is comparable to a 4-star hotel and, strictly speaking, it is a shack, a slum without comfort, without even the facility to charge a cell phone or take a decent shower. The rule book is a bunch of insults, which will be duly reported to Booking and Airbnb, in addition to the disclosure on the social network about what Duccio Flat de Firenze is really about: it's just a big trap! Take the same money and stay comfortably installed in any 4-star hotel. Which hotel in the world welcomes guests only after 3 pm and forces them to leave at 7 am the next morning? It's nonsense after nonsense! Forcing the guest to dispose of the garbage is another insult. All that remains is to ask the guest to do a good cleaning in the place, which is in need. Although it was requested for the lease, Brazil no longer requires proof of vaccination or passport photo. The measure is a protective measure by the rental company, which offends the honesty of the guest, without compensation.

Great stay near the train station

Laura is a fantastic host, caring yet not intrusive. The flat is at a great location, 4 min from the train station. It is a bit of a walk to the historic center, but if you plan on travelling by train (Pisa, Bologna,..) it is of great covenience. It is comfortably furnished, great for a family. Coffee and tea plus the cooking essentials are a fantastic, caring touch. Tap water is good to drink.

We did not mind, but be aware that the stairs are steep and it's 3rd floor, no lift. We did not have a bulky luggage and kids managed just fine, but it's important to know. Also, in Florence mind the mosquitoes - we stayed in March and had a problem, they were already biting. Bring a repellent.

Florenz ist eine tolle Stadt und wir haben es trotz Kälte genossen.

Lage zum Zentrum und zum Bahnhof. Genügend Platz für 2 Personen.

Wir haben trotz warmen Radiatoren gefroren umd es war laut von der Strasse (Isolation!). Küchentücher fehlten und wir fanden nur einen Abwaschlappen.

Superbe appartement, agencé et décoré avec goût.La taille est réellement appréciable. Très bien situé, car proche du centre et de la gare( nous voyagions en train).

Laura est disponible et attentive. L'appartement est vaste et confortable, décoré avec gout. Très bien situé, peu éloigné à pieds, du centre historique. Propreté irréprochable.

Cela n'a pas modifié ma note car non imputable à Laura: il manque quand même quelques degrés en début de soirée et le matin au réveil... Endormissement avant minuit très compliqué lié aux personnes alcoolisées bruyantes sous les fenêtres.

Buen apartamento en Florencia excepto por la calefacción.

El apartamento es muy amplio y cómodo. Está bastante equipado y la anfitriona fue muy atenta contactandonos varias veces a lo largo de nuestra estancia para saber si todo estaba bien.

Hacía bastante frío en el piso. Nos alojamos en enero y a pesar de que el termostato marcaba 19 grados (maxima temperatura permitida en Italia), la sensación era de bastante frío.
