3 Bedroom Lakeview Lodge - Ensuite & Balcony Deck

The location

It was filthy, hanging wires and extension leads, broken chairs, filthy kitchen, dirty grill pan, frozen up freezer, dirty fridge, revolting hoover and mops. Hole in the bedroom floor, filthy skirting boards and revolting carpet in bedroom. Radiator broken, hanging extension lead. Dog and human hair in bed, dirty bedding on bed, blood stains on duvet in main room, shower tray black all round in the seal in the en suite, ripped sofa, light bulbs out, remote controls not working, toilet seat broken, bathroom grubby, no smoke alarm, no up to boiler service, last one visible was 2006. Grubby outside, decking green, cobwebs everywhere, windows filthy. This is the majority of things we didn’t like!! Having looked at previous reviews,( after our visit ) many of these issues have previously been reported and clearly nothing has been done to improve the state of the lodge. ** PLEASE READ REVIEWS BEFORE BOOKING ***

It was comfortable and once the heating was on very warm. The Kitchen could do with a new can opener and baking trays. Mostly we ate at the Restaurant which was very good and welcoming.

Was not easy to find in the dark. It would have helped to have a couple of lights or a lit up door sign. I realize most people go in the Summer so probably not an issue.

The lodge was absolutely filthy. I would never stay there again and I don't advise you to as well. The first night we barely had any sleep because the sheets were clearly not changed and extremely filthy. And I mean covered in period stains and dirt filthy. We also got 4 towels for 6 people. When I messaged the manager (because he wouldn't pick up), he was incredibly rude and kept insisting there are enough towels, not even acknowledging the disgusting state of the beds. When he sent the cleaners we were asked to vacate for 15 minutes in a storm. When we returned, only two of the rooms had the bedsheets changed and the pillowcases were still the same. At least we got towels I guess. The filth doesn't end there too. I've been to many pet friendly places and they never stank of dog pee like this place. There was a doggy blanked with vomit on it IN the wardrobe! The entire room stank from it. In the end, we were 15 minutes late to check out purely because we lost track of time cleaning up and checking everything. A nice 'can you please vacate' would have been enough. Instead, the two cleaning ladies shouted at us that they don't have all day to wait for us and treated us terribly. Then they proceeded to just walk around calmly, didn't seem to be in a rush one bit. Overall just terrible experience. We've never been treated this rudely and unprofessionally anywhere else and I've had many good reviews from holiday parks that were happy with how we treat the place.

Feedback given via booking.com to the lodge owner for info: Carpets It appeared that the carpets had recently been cleaned as they were wet when we arrived. All the windows were open in an attempt to allow them to dry, but they didn’t dry out in the entire (curtailed) time we were there. The smell of damp was all pervasive and one of our party has asthma which was becoming so bad in the environment, we had to come home early. She spent the last night coughing and getting no sleep and becoming distressed. Smell As well as the smell of damp, there were other odours present. Investigation showed that the dishwater filter was absolutely filthy so our first job was to clean that then rewash all the crockery etc that was left in the dishwasher. This reduced the smell of fish, but didn’t address the damp smell however. In addition there was a slight smell of smoke, particularly in the main bedroom which remained during our visit. Safety The path leading up to the verandah was perilously slippy. Despite us all being incredibly careful, on the second evening my feet flew out from under me and I landed very heavily on my bottom. Luckily nothing was broken (it could so easily have been) but I still have a nagging discomfort. Cleanliness I have mentioned the dishwasher. As well as rewashing a lot of the cutlery and crockery, we cleaned the cutlery tray, wiped down all the surfaces, and cleaned the crumbs etc out of the drawers. The hoover was also full and dusty and dirty. We did not try to clean the hoover. The sealant round the shower in the ensuite was largely impregnated with black mould (and on a separate note, the fan in the ensuite was unbelievably loud so could not be used when anyone in the lodge was trying to sleep) I have pictures of the points I have made above which I can forward to you if required.

poor condition needed to wash all crockery the en suite fan made a siren sound when switched on and lasted ages so couldn't use at night hole in settee wall paper in double room ripped stuck with sellotape room smelt of cannabis washer did not work the caravan was dirty the cleaner needs changing my husband spent an hour cleaning when we got there it also smelt of urine on entry most windows have blown outside all paint flaked it needs a good revamp and clean stayed on borwick lake before had no complaints at all would expect more than theses standards would like some compensation thanks one because had springs coming through single bed

Location of property was great. Space in the lodge was good too.

First impressions weren’t great. Steps up to the lodge hadn’t been swept and were full of wet leaves , as was the decking. Furniture on the decking wasn’t set out and was randomly scattered all over the front of the lodge with random toys spread out too. We had our 86 year old mum with us who was terrified of slipping on the steps. Lodge wasn’t cleaned properly. All carpets were full of bits and the lounge had popcorn, bits of toys, paper and leaflets under coffee table and sofas - we had a small baby with us . We had luckily taken our own play-mat but after the 7 month old baby pulling popcorn and then a chess piece from under the sofa we had to move them and attempt to vacuum with a Vacuum cleaner that wasn’t fit for purpose. The kitchen floor was very sticky. There were lots of hanging wires at the side of the fireplace which again were a danger to the baby but also looked a mess. Reviews we had read prior to booking had mentioned the decor looking dated but it was also very tired and in need of updating. The sealant around the bottom of the shower in the en suit was mouldy and the bath panel in the main bathroom was held onto the bath via a bath mat hanging over the side of the bath.

The actual house is nice, property and surrounding area is beautiful.

Where to start? We have a very long list of issues. We reached out to the owner twice. He promised to respond, but we never heard from him again. We gave him 2 weeks to contact us before doing this review. Kitchen: -Cooking knives are dull and very difficult to cut with -No steak knives -Water takes a long time to warm up, then suddenly turns cold, making it difficult to hand wash pots and pans -Pots are too small for a family of 6, and there’s only one pan which has a broken/toxic finish -One kitchen drawer is completely broken, a 2nd one fell apart when I tried to open it Dining Room: -House sleeps 6, and we clearly booked for 6 people, but there are only 3 chairs at the dining room table -One chair fell apart when my dad sat on it, and he is not a heavy person! He is 74 years old and ended up on the floor from simply sitting down on a chair -4 out of 6 can lights over the dining table are burned out. -Only 1 kitchen towel, no washcloths, no paper towels -No hot pads to take things out of the oven (and only 1 damp kitchen towel to use instead!) -No trash bags provided Bathrooms: -No toiletries provided (not ideal for international travelers) -No hand towels in the master bathroom, only a couple bath towels -No facial tissues (and not enough toilet paper to use in other rooms as facial tissues) -Only 2 1/2 small rolls of toilet paper for 6 people for 3 nights/4 days, so we ran out -Water pressure is low, and the water fluctuates from very hot to very cold -No hair dryer (rainy weather, and would be easy to provide) Master Bedroom: -Two closet shelves missing, so the closet cannot be fully utilized -Duvet was too small for the bed, making it challenging for us to both stay covered overnight Misc.: -Vacuum doesn’t work. Badly needs cleaned and all the hair cut off the roller -Washing machine doesn’t work!! It sounds like it’s running, you can hear water, but it doesn’t fill with water or run Property desperately needs care. We don't recommend.
