The room was spacious, we had a tv with access to Netflix, the complimentary food and drink sachets left for us, the bathroom was smart. Overall, especially for the price, this was an amazing stay, and not a far walk at all to shops.

It’s nothing against the property at all, but it was quite loud outside with it being close to a main road. It wasn’t an issue though but others might find it one.

Just the room is big enough but very bad bed.

Imagine one shared toilet for about 8 rooms . Not so hygiénique. You need to queue before you can use rest room. We nearly pee into trouser while waiting for other.

no reception only over the phone, could hardly understand the person on the phone, the room was freezing, only 1 tiny oil filled radiator not even plugged in, breakfast a joke,4 slices of bread in a plastic bag, i would not even sit on the bed, one look in the bathroom shower mouldy, this place is a disgrace, we walked out and drove 84 miles back home spoiling a family party, your company should be prosecuted under the trades description act.

Would have liked a toaster in the room for the bread. And also replacement of teas and coffees on the 2nd day.

Bed bugs. I had so many bites after the second night I asked to change rooms. There was no response so I had to lie in the bed for a third night. I was in so much pain that I had to shower through the nights for relief. This was easily the worst experience I have ever had in a hotel. I hope my report leads them to fumigation so others won’t suffer.

We booked the Hamilton Guesthouse for one night in order to attend an event in Lincoln. On the positive side, it was ideally located, the booking process and communication were excellent. They even agreed to an earlier checking in time for us. The complimentary breakfast, although basic, was a nice touch and we appreciated the provision of earplugs due to the busy road noise. The room was large and airy with all basic requirements - albeit a bit 'tired'. However, the main thing we needed was a comfortable, warm bed. The mattress was thin and had seen better days with the springs clearly felt all over. We could not find a comfortable position. In addition, we only had a very light summer weight duvet, there was no heating on and we were really cold. My wife hardly slept at all and resorted to wearing a thick cardigan in bed and draping a coat over the top to provide another layer. Consequently, she was in no fit state to share the drive home and felt unwell all day. Unless these issues are addressed, we would not recommend booking this Guesthouse.

Everything for 85 pound Yiu got free parking, the rooms are massive an the beds are really clean (I checked everything) an really comfy

I know downstairs all share a bathroom but it turned out a nightmare. When somebody is in there for an hour at 3.30 in the morning. Definitely needs a bathroom with a toilet and a separate toilet.

It was close to Lincoln and had parking. Lots of nice touches, massive modern kitchen, the option to have a bath if you wanted, large rooms, food for breakfast in the fridge.

It could easily be elevated by new bedding, the duvet cover looked like a students bed and it wasn’t very thick. More teabags in the kitchen, as I could only find coffee.

The Hotel is an ideal comfortable short walking distance close to Lincoln City High Street and center. It offers a reasonably sized pea gravel surfaced car park. The Breakfast/Dining kitchen is clean, modern, very well looked after with fresh new contemporary looks. It offers a same branded pair of microwaves and kettles with fitted electric ovens, a dishwasher and waste bins that are noted to be have been emptied daily with fresh bin bags being replaced. The room fridge contained a complementary Breakfast which is enough to provide a meal for two people, which was satisfying and appreciated.

The main hallway into the hotel positively smelled of lingering stale tobacco that remained throughout the stay. The downstairs communal Bathroom was cleaned on a daily basis but had a cover blind over the only window that was old, stained and damp. It also failed to operate correctly - is in desperate need of replacement. Upon entering the ground level room (Number 4), the combination lock receptacle was not correctly screw fastened to the door surround which was in itself badly splintered and broken with the set up becoming at risk of no longer offering a safe secure room. This was reported to a member of the cleaning team on the day of departure. The carpet floor in the room is/was heavily stained and grubby with the appearance of being constantly filthy and quite disgusting. Strongly requires replacement by the hotel facilities team from this reviewing guest. This is not a joke. The large wall mounted radiator in the room did not work despite repeated attempts at altering the turn knob and requires attention. Suspect needs to be bled of trapped air? Room was noted to be noticeably cold on the last two nights. Not good.

A spacious room, clean bathroom, the host was accommodating our needs and wishes. A good continental breakfast as well, quite satisfying. A big and bright kitchen. Close to local shops.

All was well. It would be a good idea to offer a piece of fruit with breakfast. Also please provide a few more pots and utensils for the kitchen.

The room have a strong damp odour, and the bathroom smelled unbearably foul. From around 4am, there were continuous, disturbing noises throughout the property. At one point, it even sounded as if someone was attempting to enter my room. This left me feeling extremely unsafe and forced me to barricade the door with a chair. On top of this, there was loud, distressing noise from dogs next door, which sounded as though they were being mistreated. This was highly upsetting and added further to the sense of unease. As a result, we were unable to sleep and felt deeply distressed for the remainder of the night. This experience was not only unpleasant but also unsafe. We booked night extra directly with them which we are tryinh to cancel now

Kitchen was good.

Bad access, bed & bedding was atrocious, mattress should be in skip. We had a orange light outside our bedroom window promoting the hotel which lit up the room All night. Shower dirty, spiders rust & dirt, had to hold shower head sagging all over. Thoroughly awful place.

The room at first glance was lovely.

The shower would not run hot. not even warm. The breakfast in the fridge was not what I was expceting. I ate the beans cold and left the rest

Having no key to carry about. A great kitchen.

I know the breakfast is complimentary which is great but think the double room should have a large tin of beans. Some maintenance needed, blinds don’t work properly and let in a lot of light, window hard to open and dirty inside and out, shower head kept falling to the wall so couldn’t shower properly. Table in kitchen very sticky. Few cobwebs in room.

Unusual breakfast for a b and b

This guest house is awful, there are no staff on site so you have to access doors with key codes. Furthermore, the lack of staff made it very uncomfortable to use the shared kitchen primarily as you have no idea who you are sharing the house with. There is traffic passing all night long, its incredibly noisy, consequently, I did not sleep at all. If staying in the summer the rooms are incredibly hot, there is no air con nor fan, its impossible to have the windows open due to the noise and proximity to the main road. I had to wet a towel to use to cool down at night. Its a very weird breakfast set up, they leave a few slices of bread in a bag, some cereal and milk but no bowels or plates in the room. I couldn't wait to leave and even contemplated leaving half way through the night.

We liked the facilities including the useful fridge. It was good to be able to make breakfast.

It was a shame one of the toasters didn't work and the mattress was a little uncomfortable.

The breakfast did not cater for dietary requirements. The kitchen was up one flight of stairs, across a corridor and down two windy flights of stairs. Signage was not very good neither/

We were on a ground floor room with en-suite. The hot water in the shower took a while to get warm. The blind to the window did not wind up so difficult to open window.

The bed was comfy, I slept really well. Breakfast was basic and as expected. Kitchen was clean.

Bathroom floor didn’t seem very clean and no locks on the inside of the room.

The shower head was broken, it was very noisy resulting in no sleep, the room was a furnace, it stated that there would be milk and yoghurt in the room there was none so couldn't use the breakfast or tea and coffee facilities and when I run them nothing came of the phone call. Very disappointing really but it was cheap. Also had a drunk man randomly push past me into the lobby from outside and had to call the hotel but took forever to be sorted out and this was at midnight.
