Breakfast isn’t a part of the stay here which is clear and understood. However there is a useful space with microwave, fridge, cutlery, crockery etc. only thing is the area is not very welcoming, more like a storeroom. Would be lovely to enjoy the space more.

I had a fantastic stay here and wouldn't hesitate to recommend it. I was kindly given a free upgrade from a single room to a double room, which was a lovely surprise. The owners were incredibly welcoming and accommodating from the moment I arrived, taking the time to explain everything clearly and making sure I knew I could ask if I needed anything during my stay. The room was spotless, comfortable, and had everything I needed. The bed was especially comfortable, which made for a great night's sleep after a busy day exploring Lincoln. What really stood out was the exceptional hospitality. The owners genuinely care about their guests and went above and beyond to make my stay enjoyable. Thank you for making my trip even better – I'll definitely be returning if I'm back in Lincoln!

The only minor issue I experienced during my stay was with the Wi-Fi connection, which was occasionally unreliable. At times this affected the TV connection as well. However, this was a small inconvenience and certainly didn't take away from an otherwise excellent stay. Overall, the hospitality, comfort, cleanliness, and kindness of the owners far outweighed this minor issue. I would happily stay here again and highly recommend it to anyone visiting Lincoln.

This was a pleasant stay, helped by the exceedingly conscientious owner who was keen to make sure that I managed to get to my room, despite there being no staff on site. The room was well provided with tea/coffee etc. with en suite and a good shower. It was a healthy walk from the centre of the city.

Though on a busy, noisy road (with ear plugs provided), it felt like the Marie Celeste. It was a healthy walk away from the centre of Lincoln. .
