With better cleaning and some basic maintenance, this place could be improved.

Pros: • Calm, quiet location • The room was equipped with everything needed for a short stay • The lady I spoke with by phone was helpful • We received a parking permit for the duration of our stay • Maybe we were lucky, but it wasn’t as noisy as I expected based on previous reviews

Cons: • The room needs a deep clean • The shower clearly needs attention • The towel rail was extremely dusty; I couldn’t put my towel there (see photos) • There were decorative pillows on the bed (the kind most people put aside), and one of them was heavily stained — disgusting • The soap had a strong alcohol smell • I wanted to make tea, but the kettle was rusty inside Overall: The accommodation is inexpensive, so I didn’t expect luxury, but the cleanliness was below the standard I would expect even for a budget stay.

Beautiful and great if you’re on your own.

The property is very beautiful, with a lovely colour palette. Loved the living room area on the ground floor too.

Sadly, the bed just wasn’t really big enough and didn’t quite feel like a double. We felt like we were falling off most of the night so didn’t really sleep. The only other thing was you couldn’t close the curtains if you were watching tv, so felt like we were on display to the outside.

Lovely place - will ask to stay here when I'm in next working in Lincoln!

The room was really cosy, the kitchen area meant that I could prepare my own foods (in the microwave). I had to work all evening after travelling in so having a cosy environment with a TV that I could connect to (meaning I could watch my own programmes as opposed to whatever hotel TV show was on), meant that I was able to be comfortable. Bed was super comfy too and I loved all the extra throws and cushions.

Excellent location - a comfortable Airbnb style place

Location is very good, within reasonable walking distance of local amenities, eating places (loads of them!) and the main attractions. Although the owner is not on site it was easy to contact her when the need arose.

By mistake (due to incorrect information on TripAdvisor) we had assumed that this was B&B accommodation, and I didn't notice on Booking.com that this was not the case. However, it turned out that we had booked a room which happened to have a kitchenette so we ploughed on anyway. The kitchenette consisted of a microwave and fridge, with a minimal provision of plates and cutlery. We did manage sort of with breakfasts and the odd microwave meal, but it wasn't really geared up for this. There was no provision for washing up. It has to be said that all this was partly our fault for not researching properly before booking. The other issue we had was that the fire alarm sounded twice during our stay, which obviously caused concern. However Sheila was on the ball with this, very apologetic and was getting engineers in to correct the fault. Thinks "happen" inevitably, and Sheila dealt with this well, which is encouraging.

Excellent stay with a very attentive host! Absolutely recommend!

Beautiful room, excellent communication from the host, only a 10 min walk from the centre, free parking is a great perk too. It was my partner’s birthday and we arrived to a beautiful card and box of chocolates which was really kind!

The atmosphere of this hotel is fantastic The decor is very well kept Extremely well kept room very tidy and clean comfortable room the only down side is I only had a two night stay to visit my son at university. Without any question I would definitely stay here again

It was ok, but why not make the generous lounge area a bedroom, and the front bedroom the lounge?

Proximity to the City. Possibility of parking with permit, but noted permit was a year out of date. Clean and decor. Good window blinds for privacy and quality curtains, minimising noise and light.

Kitchenette description and facilities. Whilst the description does not mention a sink, this area is a little contradictory, it has a good fridge, microwave and storage, but no washing up facilities, therefore relying on the small basin in the bathroom, also, no washing up liquid/soap or small sponge for guests. The room was quite small. Please actually try the bed, it dips in the middle!

The hotel is in a great location, very easy to check in/out. The Lounge was a good addition. Parking permits being available was helpful.

In room 11, there was something in the loo upon arrival (black, not sure if it was from a previous resident) that wouldn't flush. The lady in the room was worried about it because it wouldn't flush.

The room was too hot. It seemed the heating was on when the temperatures outside was around 23 degrees so it was unnecessary to have any heating on. It was also noisy as the room was on a busy street and there was no air conditioning so needed to keep the window open.

A wonderful impression -a sad reality

Staff were incredible - really friendly and so helpful - The house itself is gorgeous - the rooms were immaculate and the bedding to die for.

Although it seemed from the description that I would have my own private bathroom - I was disappointed to find that I had use of a locked toilet and worse still if I wanted to use the shower I had to leave the building and use a shower that I m sure I wasn't the only key holder for as there were over 10 rooms in the house !! . For the price I think that most visitors would be expecting a proper ensuite bathroom.

I would not recommend

Smallest room I’ve ever stayed in (except Tokyo and a tent). Bathroom could do with refit. Description of a courtyard is creative. A very hot night, there was a fan but no ventilation in the room and no ability to open the window securely. Very expensive for what it is. It was well cleaned and there is good access to Lincoln town.

Lovely room spotlessly clean. Bed linen excellent qualiry as were the towels. Hair dryer fan, iron coffe/tea. Everything you could possibly want. The communal spaces are decorated to a very high standard and with impeccable taste. Loved it.

OK for what you pay for

The place is ok for what you pay for i got the small room and yea it was small but had a on suite and bit cramped in the bathroom but it was ok. The internet was good and stable had no drops. So was just ok thats all i can really say.

Bit cramped but that is what i paid for a small single room. And the light bulbe was gone out and did not work luckly there was a lamp next to the bed that work so had some light so that needs looking at for sure how that was missed i dont know as it did not work when i got there so did not blow out when i was there. The bed was spring so very uncomtable as i am not use to sleeping on a spring mattres have not done it in very long time did not even know they still made spring mattress

Fantastic stay..... definitely be back

The host was extremely helpful both before and on arrival of our stay. Communication was quick and friendly and they went above and beyond to meet our requests of dropping our luggage off early. As the room was ready they even granted us early access which was very kind of them. All the check in information was sent efficiently. The decor of the building felt very grand and even though we were in a ground floor room adjacent to the front door we heard no noise at all overnight. The room had everything you could wish for including a lovely little kitchenette area with a fridge. The bed and bedding was super comfortable and the addition of a fan to the room was very welcome. We will definitely stay here again next time we are in Lincoln.

Our only niggle (very tiny) was that one of the curtain hooks had come down from the pole so the curtains didn't close all the way allowing light into the room. An easy fix but the rail was too high for us to sort it. The only other thing was that our stay wasn't longer as we had such a great time

Location good, everything else poor.

Close to town.

Room wasn’t clean. Carpets were badly stained, bathroom had lots of black mould, shower had no cover over the drain, just a hole and the shower base trim was loose and a hazard for bare feet. The bathroom door was hard to close as the top hinge was loose and coming out of the doorframe. The mattress was terrible,and it was impossible to get an uninterrupted sleep due to the noise from the road outside even when using the earplugs supplied. The room we booked was also advertised as having a coffee maker, this however was missing!
