The house was a beautiful place with stunning views.
It did have a musky smell as you walked into the house and a bit of ware and tear but nothing that wont make your stay worse. It was lovely.. the musk smell was fine after having the windows and door open for a little aring but apart from that fine. WiFi didn't work when we arrived but they did sort this out as quickly as they could.

Difficulty using cooker due to mix of pans. Hob was induction only 3 pans induction pans. Rest of the pans need taking away.

The views were amazing from the property and it was in a great location for access to the wedding venues we were attending and Matlock itself.
The cottage was comfortable and well equipped.
Beds very comfortable and showers were lovely. Lots of supplies, for example loo rolls, washing up liquid liquid hand soap etc however no welcome type basket which if people haven't brought fresh stuff like milk is useful, we however had brought it with us fortunately so it wasn't an issue.
We had 2 cars and the property only had parking for 1 meaning one vehicle had to be parked on the road outside. The detail on booking.com stated plenty of parking and actually parking for 2 cars which was not correct. Some data on booking agent just didn't match info in cottage.
Also we found it quite odd having to prove what we were there for ? In all our years of booking holiday cottages we've never had to ever do this!!
Theres also some areas of the cottage ready for touch ups i.e like the rust on the en suite radiator and walls needing touch up...

It had an amazing kitchen and beautiful views from the balcony and a nicely decorated living room.
The property was full of dirt and cobwebs everywhere. The linen was old and there was a nasty humid and dirty smell. Shower and bath were very slippery.

Not enough kitchen utensils in the kitchen to prepare a meal i.e. no salad or fruit bowls, no serving dishes and the pans available inadequate for induction cooker. This was the only thing made us a bit uneasy as we did not intent to eat out.

Having the bedroom carpet hoovered and free from wood lice and a tablet and bits of fluff. It spoilt the bedroom which was nice otherwise.

Nice clean and modern house. We liked the reverse layout with the lounge and kitchen upstairs. Lovely views.
The oven was filthy which was a bit of a shock. Despite being advertised as accommodating up to 8 adults it was a squeeze for 6, definitely wouldn't take 8. It wasn't that well equipped - eg only 7 plates and the tiniest cafetiere I have ever seen. Parking spaces were really awkward and steeply sloping. The email communications in advance of the booking were awful - requiring all sorts of additional validation and with important information hidden in the middle of reams of repeated rules.

The view from the balcony is stunning, good location with shops a mile or so away, nice local pubs.
Rooms were spacious, very comfortable beds.
Kitchen was a little sparse on cooking utensils, couldn't get the pans to work on the induction hob, but may have been us.

The property was clean and as per the photos. The views where good from the balcony.
There were no mirrors in the bedrooms. A welcome pack with local information and a bottle of milk would have been a nice touch.

The view is fabulous. We loved sitting in the open plan kitchen/ sitting area looking at the view. It made the trip really. The property is two level with steep steps to the front door, then a bathroom, twin bedroom and large bedroom with en-suite on the ground floor. Nice white bed linen and comfy beds. Then you go up the stairs to a smaller double bedroom and a separate door to an open plan kitchen, diner, sitting room with a wide TV and Netflix and Iplayer ( useful for wet days) and a large sliding door onto a balcony opposite the fabulous view.
We walked to the waterfall and had pie and chips at the Sycamore Pub and walked down into the well stocked town, to M & S to get groceries and shop. We went to Matlock Bath to Fig Coffee house for breakfast- can recommend and the highlight apart from the view was our outstanding Indian takeaway from Maazi. Best ever I think. Anyway the view is worth a stay here.

Also parking place directly outside was too steep a gradient but we just parked opposite on the road. Not a problem but it’s important to note you don’t get a view that good without being high on a hill!

There was two car park spaces but one was overgrown with plants so couldn't park in the second one so someone had to park on the road.

The property was just as described and the views were gorgeous, even on a rainy Derbyshire morning. Everywhere was clean and tidy and Netflix/WiFi was available as promised. The location was close to the town centre although the roads around the property are very steep.
There was nothing we didn't like but the property isn't the most suitable for those with mobility issues. The parking spot outside is on a steep gradient and there are 5 - 6 steep stone steps up to the front door (although there is a hand rail). The twin bedroom, bathroom and one double (en suite) room are located on the ground floor. There are then three mini flights of stairs to access the kitchen, living room and second double bedroom.

Lovely clean property, beds were very comfy. Beautiful views from the lounge. Plenty of crockery etc and the dishwasher was a bonus. Great position for visiting local area and Matlock was a lovely town to visit. We went to Chatsworth while we were there, an easy journey.
There was no corkscrew!!!! We had to borrow one from the lovely neighbours the first night. The property slept six comfortably and we were six , all over seventy years of age. There weren't enough comfy chairs in the lounge for six people, some of us had to use the dining chairs. Also it was very tight for us all to fit round the table, very little room. One bedroom is on the first floor and there is no toilet on this floor. We had difficulty working out how the oven worked, it would be a been nice to have some instructions left. Very steep roads immediately surrounding the property so hard for us to walk out of an evening. Also parking was very tight for two cars and at steep angle.

Access to the property is easy using a key box system.
The property was not as clean as previous stays. There are no longer bins outside to place rubbish in when the small bin inside is full. The shower drain was blocked. The bathroom extractor didn't work. The curtain pole above the balcony door was falling off the wall. The pans in the kitchen are non-stick and the utensils are all steel which means the pans are in poor condition. Having provided feedback after previous stays in April, it was disappointing that nothing had been done as the location and property are lovely. However, compared with other local accommodation, the higher price is hard to justify and the Letting Agent just thanks you for your feedback and doesn't consider the consequence of feeling overcharged when you have had to clean things yourself.

Very good location in Matlock, up the steep hills from the town centre with superb views over the valley. Close to two very nice pubs, both of which do food. Very clean, well furnished, great beds, and a lovely kitchen, diner, sitting room, which was a great spot for us to chill in the evenings. Well equipped kitchen, nice little balcony, great WiFi. All round excellent. Good towels supplied. Parking in front on the top right of the very steep drive, which was great.
Electric showers are never great, and would have been nice to have some shower gel, shampoo, and soap supplied.
