About this house rental

This beautiful Guadalupe River - riverfront property is situated just off of Hwy 39 before you arrive in Hunt, TX. This makes it convenient to all of the summer camps in the area and everything "Hill Country".

This 2-story home boasts 4 bedrooms and 3 bathrooms with ample open floor space for the whole gang! It overlooks the river on roughly 7 acres with ~1,000 feet of Cypress lined riverfront - it is the perfect Guadalupe River Destination.

You will enter the house on the main floor where the living area / dining area / kitchen and 2 bedrooms + a bath are located. The open concept living area has lots of natural light that makes it bright and inviting and has plenty of room to relax, watch TV, read a book or visit with family & friends. The kitchen bar (w/seating for 2 or 3) is the perfect spot for beverages and for visiting with the cook or cooks in the fully equipped kitchen - the bar separates the kitchen from the dining area that will seat 8-10.

Upstairs is a large bonus area with lots of windows to take in the amazing views. There is a tall table and chairs for games / cards / puzzles / or additional dining space that will seat 6 at the top of the stairs. There are 2 large bedrooms upstairs - both rooms have 4 twin beds each. Both bedrooms have an adjacent bathroom that include nice tile showers. We have added a queen bed to the upstairs area with privacy screening.

OUTDOOR Entertaining Areas include:

1.) Full wrap around porch that you can enjoy that includes a large rock patio with picnic tables, bbq and hot tub with a pergola that provides shade and relief from the harsh, direct rays of the sun while allowing sunlight access to fill the space.

2.) 2 A-frame swings have been placed to overlook the river during the day and star gaze and enjoy the fire pit at night. Additional light weight chairs can be moved to the fire pit area for more seating. You can't beat this view! And don't forget the s'mores!

3.) Riverfront has a large dock & ladder for easy access to the river, with seating, river toys for you to use (kayaks, paddle boards, life jackets) along with the floating dock. Bbq grill and picnic tables for additional dining if you like. There is another A-frame swing that overlooks the dock & river. You can walk or drive to the private riverfront.

Our location on the Guadalupe River is just minutes from where the North Fork & the South Fork converge - great for family relaxing, fishing, kayaking or just floating.

Day trips are a cinch - you might want to check out Lost Maples Natural Area (State Park) about 45 minutes away, or Utopia, Garner State Park, and the Frio River or Concan - all to the West; or Ingram, Kerrville, Comfort and/or Fredericksburg for shopping / winery tours to the East all within about 45 minutes. You can always hop on I-10 to San Antonio for Fiesta Texas / Sea World or shopping at La Cantera/The Rim and more but all less than 2 hours away.

    Upon arrival we discovered LOTS of dead bugs throughout the entire house. I contacted the manager and she did have someone come sweep up some of the visible ones. However, there were dead bugs under everything - the beds, the tables, the chairs, etc. We also found some live roaches throughout. The house was simply spot cleaned and hadn't had a deep clean for quite some time. The hot tub was broken and the patio was covered with weeds. Poison ivy was at the river launch by the kayaks. It feels as though the property has been abandoned for months, with only the occasional renter showing up.

    Everyone enjoyed themselves immensely. The water was perfect. Since we are all Epic swimmers even the 4-year-old and a 3-year-old enjoyed jumping off the floating dock it was perfect. The brought our own patio lights for the patio we hung them and it was perfect for evening games outside on the patio. Like I said the place could use a little upkeep and maintenance But all in all it was a wonderful place to spend a long weekend

    We come to the area every year and this house was just perfect for our family. Very comfortable - we enjoyed sitting on the patio each morning with coffee listening to the birds and watching the wildlife, spending the day at the beautiful waterfront, then enjoying smores and fireflies By the fire pit. Audrey made checkin/ checkout very easy and was quick to respond to questions. Looking forward to coming back.

    We stayed here last year almost exact timeframe. We enjoyed it just as much this year as last. Other than an occasional kayaker we had total privacy. Beautiful peace of property and we can’t wait to come back. Scott

    The rustic property was perfect for our family of 13. The swimming, kayaking, grilling, and enjoying nature were favorite activities. The kitchen was the perfect size and the home’s indoor and outdoor tables were great for our large group.

    The property was in a great location and had plenty of outdoor space. The initial property listing says it sleeps 16, we booked for 14, but the “contract” sent to us stated only 12 overnight guests were allowed. We ended up with 10 the first 2 nights and 4 the 3rd night. The house was dirty. Bugs, dirt, dust bunnies, and cobwebs were visible in every room. The refrigerator was disgusting with what looked like meat juice in the drawers. One of the beds had grass in the sheets. Likely they were not washed before our stay. The first night we were there, we had water bubbling up in the downstairs shower. The 3rd night I got up at 3am to turn up the heat and there was an odor in the media room…needless to say when stepping into the room I found it was full of sewer water coming out of the downstairs bathroom. I texted the property owner and they asked me to put towels down and insinuated the septic system was full because of our stay. The plumber did not show before we had to leave and we were never contacted about a discount on our stay or any apology for the lovely night with the sewer smell. I sent pics and then was completely ghosted by the host.
