This large acreage, riverfront property is old school Frio River at its finest, with the house sitting just steps from the rivers edge. Swimming Hole is THE place for a relaxing vacation spot and perfect for those seeking a private, peaceful river house that's connected to the great outdoors. The covered back porch is set up for both relaxed outdoor seating and al fresco dining as you enjoy a sunrise cup of coffee or sunset cocktails. A large smoker in the backyard allows the grill master to soak up the river views too.

Indoor entertainment is a pool table, while outdoor entertainment starts with an outdoor fire pit, which is ideal at night for star gazing or roasting s'mores. There's another primitive campfire down by the river, as well as a big smoker, horseshoes, tetherball and corn hole, that's fun for all ages.

The majestic river views from this one level, riverside retreat is filled with comfortable furnishings, easy flow home with exceptional outdoor riverside entertainment area. The house is surrounded by massive trees that provide cool shade from the sun, with a lush tropical palm tree. The backyards focal point is an ancient, old growth oak tree that towers over the outdoor games, picnic table & chairs.

Inside, the original retro kitchen has a nice floor plan, with a small kitchen table and plenty of counter space., The dining room seats six and has plenty of built-ins. There's also a romantic set of table & chairs under the vine covered canopy trellis off the master bedroom for private seating area. There's also another small porch just big enough for only one person to enjoy the tranquility of outside birds and deer off the master bedroom.

The handsome living room has vaulted ceilings, with a large, flat screen tv and upscale, leather furnishings. Pretty french doors lead directly outside to the covered back deck that has views of the lush green lawn, massive oak & cedar trees and of course the Frio River, which is sure to please everyone. There's plenty of parking, front yard mountain views and spectacular river frontage on both sides of the Frio River that make this home especially desirable.

After all day playing in the river, recharge in one of the four (4) bedrooms, which includes a master bedroom, with private bathroom and two additional, nice sized bedrooms and another bathroom. Sheets and towels are not provided, but can be for an additional fee if ordered 2 weeks prior to arrival.

The best feature of the home is the fantastic views! Great living room, with french doors leading to a covered deck. 3 bedrooms in the main house and separate attached bunkhouse. Super huge, rustic Bunk Room that leads directly out to the river, with pool table, sofa, river views & separate outside entrance. Inside there are solid built, extra large bunk beds under the 25 foot vaulted ceiling and a cool, concrete floor. Step outside to the rolling grass lawn leading down to a riverside hammock and fire pit that makes for a super cool place for relaxing.
