We absolutely loved the property! It was perfect for baseball families traveling for a tournament and wanting to stay together. The only issue we had was getting ahold of the property manager. We reached out through VRBO and the direct number provided in the house and never heard back.

We were in town for a funeral, unfortunately. We didn’t have the kids with us, but we’d love to stay here again with the kids as well. We only used the main house, but we did look at the casita and tiny homes; and they were all cute. Gorgeous property and great location!

Had a family gathering for my 50th birthday. Plenty of room for everyone. The kids had a great time swimming and kayaking. The adults loved the deck and the fact the kids had so much room to run and play. Beautiful property. Highly recommend

We had a family reunion and vow renewal. Everything was great. Everyone loved the spring fed pond. Some of the tvs didn’t work but all in all it was a great place. Everyone said they couldn’t wait to come back.

Pros: Both space and privacy for a big group with multiple friends or couples or families. One very nice bedroom and bathroom in the main house. Nice, well-stocked kitchen. Really good outdoor space with enormous, covered deck with multiple tables and sitting areas, fire pit, etc. Good AC. Cons: This place can sleep 25 people in theory but could not really handle that many in terms of the kitchen and other indoor space. It was good for our group of 10 adults, but going much above that would be difficult. Many of the beds are day beds or in lofts, etc. The general state of this property is borderline, except for the nice kitchen, outdoor space, and one bed and bath in the main house. Everything else is EXTREMELY rustic. The cabins are in fact sheds designed for landscaping equipment that have been modified for human occupancy. The sheds and Cassita smell of mold. Kitchenettes are just a dorm fridge and microwave. May bathrooms are very minimal. One of the shed doors did not latch closed properly. The electricity all looks wired by amatuers and the outdoor electricity and lighting looks dangerous. When we were there, the Cassita had only very (dangerously) hot water. The owners were very slow to respond to our inquiries. There is no way that you could have 25 people here and feed them or gather them indoors, although in good weather it might work. We were never provided keys so could not lock the doors when we left.

We rented this property for a big family get-together. Having the 3 tiny houses and casita in addition to the main house was wonderful, allowing for so much privacy and plenty of space for all. Excellent fenced yard for the doggies, ver secure and not so big where you might lose sight of them. The entire deck area was fenced in, too, again, great for the doggies! Host was super responsive to any communications. Would definitely rent again for a future get-together! Absolutely LOVED the ducks...so enjoyable to watch. Kitty cat was very friendly, too!

We had our annual family chili cookoff here this year and it was a good space for our group of 12. I probably wouldn't cram many more adults in if they're all in the kitchen at once like our group.. but it was well stocked as far as utensils go to make a meal. The spacious covered deck was a big hit with the cool evenings we would have a fire and hang out in the rocking chairs. The fenced in yard was great for the pups. It was fun watching the ducks on property go back and forth to the pond. A few hiccups but overall a great time/place. Thanks for sharing it!

We love that there was a lot of space for the family. There was plenty of rooms for everybody and beds. Great living room for the family, good kitchen space to sit and eat with the family. The outside view of the duck lake was so beautiful for kids to go watch the ducks swim. Outside deck was great for family to go out and have a cookout or a bonfire outside. We absolutely will be getting this house again for another trip !

Absolutely the cutest little place in Ingram! The entire property is darling. The main house and the Casitas were very clean. Very very comfortable and had very cool AC. We would stay here again and again and again. The house manager was very lovely. everything was perfect.

Plenty of Room for Accommodations, plenty of areas to come together outside, plenty of privacy from neighbors, and owner was very helpful in answering questions before stay as well as very accommodating.

The property is beautiful and PRIVATE, which is exactly what we were looking for. We had some water and plumbing issues, due to the freezing weather, but they communicated immediately and did their best to resolve it. Sometimes you can't compete with Mother Nature. Having the separate Casitas is a game changer. We could spend time as a family and then we could all go to our private space, when needed. I'd recommend for a large group. THANK YOU for your hospitality.

Each enclosure other than the main house was NOT the best experience. The water in the 3 tiny houses had a DISTINCT smell to it and made you think twice about using it to brush teeth or shower. The water pressure in the Casita house and (I believe) the tiny houses was nearly non-existant and you could include this for the main house also. At least one of the tiny houses had dead bugs in it which in my view just says nobody bothered to check and clean it before we arrived for our stay. I can definitely say we would not stay there again without being ASSURED those issues had been resolved.

We had such a wonderful time here! Even though it wasn’t on the river it was nice to spread out with our large group and not all be in the same house. We went to the Wagon Wheel water hole and had such fun that we didn’t miss being on the river. The house has all the necessary things (like plenty of paper towels, toilet paper, etc) plus more. Loved the cat and ducks! We hope to stay here again.

This was the perfect place for our stay in the hill country. The house is conveniently located just outside town to enjoy the peace of the country yet close enough to town and the river. The house was clean and fully stocked of kitchen utensils and linens having everything we needed. The smores gift package was a real thoughtful treat enjoyed over the gas fireplace on the back porch. We had daily outings to 2 rivers and lost maples state park with the house being a relaxing place to come back to. The big deck, ponds, ducks, furnishings, yard, and space all together makes this home a perfectly comfortable getaway vacation home. It met all our needs and I look forward renting it again in the future.

This place is exceptionally clean and decorated. It also has everything you could possibly want in personal touches! We have stayed twice and love the back porch with waterfall and pet ducks swimming around! I highly recommend this for a weekend getaway.

Communication with owner was excellent. Well stocked kitchen and nice touches of toiletries in bathroom and Kitchen basket of s’more ingredients for the kids. I wish the Bathroom showers had better heads/water pressure - could barely rinse clean, and that the kitchen Sink had hot water so we could clean the pots better... maybe to save money or maybe broken, don’t know and didn’t mention to the owner so maybe she doesn’t know. Would recommend the property- gorgeous land and nice decor. The ducks and kitty were a treat!

The owner was wonderful to work with. Both the main home and the casita were perfectly clean, furnished, and very comfortable. Check in was simple and upon entering the home, we noticed that the ac was turned down nice and cool, music was playing via the Dish Network, and a welcome basket was next to the straight forward rules of the house. There are 2 separate fenced in areas for your dog and plenty of comfortable spots on the deck to hang out.

We left a home by the river and came to this home. Scenery was different of course and my kids didn’t think they would enjoy it as much. The swam in the pond area and kept busy with all the games provided to you to keep busy outdoors and there a play area for the small kids. We spend most of our time out on the deck. The kitchen is fully stocked and the home decor adds to this beautiful home. Only thing I would suggest is to take plenty of OFF. The first night we were fine but second night those mosquitos were around.

This house has so much charm. It has plenty of beds and rooms for a large group. We loved the wrap-around porch. We enjoyed making s'mores on the firepit. The kitchen had everything we needed. So many thoughtful touches, such as toothbrushes and toiletries you may have forgotten to bring. We found a lot to do in the area. My husband caught some fish in the pond also. We had a great time!!

Just me and my 2 girls this trip (5&8) each had their own room, we didn’t even touch the guest house but it was adorable and great addition when we come back. We lived the kayaks and paddle board hope they will adventure out in there own next time! Swimming hole in location and that we traveled to were a lot of fun and better then a water park! Praying we can return for a full week over break!
