Nice place and lovely host.

Cozy and clean. Noemi is a very good host, very helpful and has answered all my questions.

Not sure about the location. It is fine if you take a car with you or you like cycling as there are available bikes to ride. There is a bus stop just round the corner though.

Great

The breakfast was completely sufficient. The breakfast box was replenished every day with fresh fruit, snacks, and rolls. It was not even possible to eat that much. The accommodation is located a 20-minute walk from the center, but there is a bus stop very close by, which we also used often. Good communication with the host, the room was quite small, but very warm. You can make as much coffee and tea as you want in the common room

The front door of the building was very difficult to open, but it was repaired during our visit. There is a manhole on the street next to the building and its lid is constantly clanking when cars drive by. There was no knife of any kind in the common room to use for cutting food and if you are traveling with hand luggage, you cannot take it with you.

Great location, very spacious!

This was a great find within 15 minutes walk to the tower and the host couldn’t have been more helpful on text. The room was spacious and very clean and we were able to get our motorcycle off the street as well. We would highly recommended this property!

Clean and comfortable room

Clean room and easy check-in/-out. The room was like in the pictures. AC was nice. The breakfast was ok and changed a little every day. Noemi was very helpful. Bus stop was near the place so easy to travel with that to the city center and around 20min to the Tower of Pisa if you walked. Coffee machine in the lobby was nice. The bed was comfy.

You could hear the voices from other rooms and the lobby quite easily, which might be a problem if you are a light sleeper (earplugs were provided though). No shampoo&conditioner provided, only shower gel. Did not end up using the bike provided as it was not in a very good condition by the looks of it. Bit far from the city center if you prefer to walk.

A very pleasant and clean room

A very clean and comfortable apartment with everything you need. The matress was very good. Upon arrival you get a decent breakfast box, a capsule coffee machine is in the shared kitchen. You can borrow bicycles for free. Internet speed is high. You can park you car right outside the villa. The center is a 15 min walk. The communication with the host is easy and pleasant :-)

The villa is located on the corner of 2 streets and a train line, so it may be a problem for those who are easily disturbed by noise during night time. But the smart owner thought about it and you will find earplugs in the room.

Exceeded our expectations. Will definitely come back!

Everything started with very clear instructions of Noemi. We found the property without any problems. There are few bus stops not far from the Villa (5 and 8 min walking distance). Once we arrived we stepped into a beautiful and well kept small garden with an orange tree and couple chairs and a swing. It was a real highlight! Our self-Check in went smoothly and we got a key from the room with a private entrance. We liked everything about the room and bathroom. It was very clean and comfortable. Noemi prepared small gifts-snacks for us which was very kind from her. Breakfast was also very sufficient: plain yoghurt, jams, butter, Nutella, soft cheese, small breadbuns, sweet breadbuns, packed dry/roasted toasts, juices, small cornflakes jar, almonds and bananas. In the room-fridge there was a minibar with amazing prices. There is a common area where you can make yourself some tea (huge variety) and coffee (also huge variety of coffee-pads). What I liked the most: communication and attention in details from Noemi. When you are in the Villa you feel that you are cared of in every tiny detail. All in all Villa Noemi exceeded our expectations!

Noemi was very helpful. House easily located, check in was easy. House had all infos. A lot of snacks in the room but would suggest avoid using the words breakfast as what was provided was not breakfast. Also, the check out time of 10:30am is a tad too early.

The property is close to the tower. There are bicycles that can be used for free. The room is clean.

Breakfast definitely needs to be improved. In the pictures on the booking, it seemed that there was also a sandwich, respectively a yogurt with which to eat the cereals, but these were probably excluded from the menu in the meantime.

Good Location, Spacious Room, Poor Breakfast

Checking-In at night was easy and there was small snack greeting which was very cute to see when entering the room. Room was very spacious and the location is perfect in the middle of the city. Parking is also free in front of the property. The B&B generously offer free bike for us to use, however, it is not like in the photo preview on the Booking website.

The breakfast box was definitely not "Superb Breakfast" since there weren't any fresh ingredients but just packed in plastic. The breakfast box is how it is shown in the pictures, however, the ingredient inside is not. The free bikes are actually a very nice offer from the B&B but not all bikes work, especially from our room. It is surely a generous offer from the property and it does not have to be brand new bikes or anything, but it should at least be able to break. The breaks did not work properly on mine and should be replaced for future guests. The rooms aren't very soundproof so you will wake up if guests above you are loud in the morning.

A lovely Italian B&B

Thank you so much for a lovely stay! Noemi is such a friendly host and was always available for any queries and gave us some helpful tips for exploring Pisa and Florence. Delicious homemade cake too and accommodated a gluten free breakfast too which was very kind. Exceptionally clean and excellent value for money. Good location too - only 15 minutes to the leaning tower of Pisa. Bus stop close to.

The rooms were a little dark and the breakfast box could have perhaps had fresher ingredients but it was adequate.

Takes a while until shower gives warm water, but there is a nice notification about this, which is great as you can prepare yourself for it. :)

We spend some relaxing days in Noemi's wonderful BNB and would come back anytime! :)

Everything was perfect - Noemi is a wonderful host, her BnB is squeaky clean and gorgeous, showing a lot of love for detail. Breakfast was fantastic too, probably the best I had ever had in a BnB, with homemade cakes and everything :)

Copious breakfast, clean room and bathroom, everything well thought through. In the north of the city. Pisa tower etc. in ca. 20minutes walking distance. The bus lane 4 will take you from and to the station. Great communication with the host.

Perfect location for the leaning tower and for where we needed to be for the marathon. Cleaned every day and felt very private from other people and it was lovely to meet Noemi who was super helpful!

Good option to stay over night in Pisa

Cleanliness, space, location, ability to control temperature and warm up the place, ability to check-in and check-out in a self-service fashion. Appreciate access to the coffee machine with coffee capsules. it was a quite place with comfortable bed, mattress and pillows. We had a good sleep.

Breakfasts could be improved. They mostly consisted of sweet staff which is not great. Also triangular sandwich is not something I would expect to eat for breakfast in so tasty country as Italy.

Very friendly and helpful host. Lovely breakfast. Comfortable room and garden. Impeccably clean. In a quiet area within a reasonable walk of the main sights.

The local mosquitos are quite aggressive but even this is thought of by the host with the provision of repellent

Amazing host and great accommodation

Naomi was so friendly and lovely. She gave wonderful recommendations for the best places to eat and visit during our stay. The property itself was cosy and provided anything we needed. Also had a chance to enjoy tasty breakfasts every morning!

Fabolous private house close to the Leaning Tower.

Villa Noemi is a fabolous private house with spacious rooms, modern bathroom, personalized breakfast and a cosy garden. Noemi also provides a pair of free bikes for each room, the leaning tower is 7 minutes away. Free parking in front of the house in a safe neighbourhood.

The city tax is not included in the final price, it has to be paid extra on top of it.
