Had a great stay I'm villa.borna. bus nearby to the old town but was as cheap and easier to take an user. Place was spotless and Martin was always friendly and helpful. There was a supermarket really close by and it was a short walk to many restaurants and bars. Definitely recommend.

⭐️⭐️⭐️⭐️⭐️ 5/5 – Fantastic Stay at Villa Borna!

I recently stayed at Villa Borna in Dubrovnik with my three brothers, and we couldn’t have asked for a better experience. From the moment we arrived (even with a delayed flight and a very late arrival around 2am), our host Martin and his lovely family went above and beyond to make us feel welcome and comfortable. The apartment itself was spacious, clean, and very well-equipped. We had two twin rooms that were incredibly roomy, with all amenities provided. The bathroom was modern and of great quality, with an excellent shower that was perfect after a long day exploring. Fresh towels and beach towels were provided, which was a huge plus! The highlight of the property is definitely the pool – perfect for cooling off in the warm Dubrovnik weather. The views of the surrounding scenery were absolutely stunning and made for a peaceful and relaxing atmosphere. The location is ideal: just a short walk to the beach and the Lapad promenade, where you’ll find a great selection of places for breakfast, lunch, and dinner. The Old Town is also easily accessible with a quick Uber ride. During our stay, we experienced a bad thunderstorm, and once again, Martin and his family showed exceptional hospitality by providing fresh towels and even moving our clothes out of the rain. Martin was in regular contact throughout our trip, checking in to ensure we had everything we needed and making sure our stay was smooth and stress-free. Even after checkout at 10am, Martin kindly kept our luggage safe while we waited for our airport transfer, which was incredibly helpful. Overall, Villa Borna was outstanding. Martin and his family truly made our stay special, and we’re all incredibly grateful. I wouldn’t hesitate to recommend this accommodation to anyone visiting Dubrovnik. My brothers and I had a fantastic experience, and we hope to return one day!

Excellent stay, would definitely recommend!

We had an excellent stay at Villa Borna! Our host Mart was very friendly, he met us upon arrival and showed us the property in detail, answering any questions that we had. The property itself was beautiful, it had amazing views and facilities. Our room and bathroom were very clean and the perfect size for two. The pool was lovely and a great addition to the property! Check-out was very easy and Mart kindly offered to drive us to the bus station across town which demonstrated his excellent hospitality! Would highly recommend this stay.

The apartment was very clean and spacious. I really liked the he swimming pool on the top of the building. The host and his whole family were very friendly and always tried to help. We arrived few hours before the scheduled check in time but the host did what he could to accommodate us as quickly as possible.

Villa Borne is a safe, clean, friendly place with a pool and lounge areas to enjoy.

Martin the host was exactly as I had expected as he had called me after making the booking. He makes a real effort to get to know about his guests and I can see that he wants to ensure that you have a good time and have booked the right place to make your holiday special. He took time to let us know about the local area, routes to find your way around and some personal recommendations too. This is a family business and home and we also got to meet his wife and son who were also involved with the running of the accomodation. They too went out of thier way for us and this was appreciated.

The apartment was clean, comfortable and close to the pool (which is great), the kitchen is a small galley but stocked with the basics and also including an induction hob, kettle, toaster & microwave - but a bit tight to want to cook a big meal, but this was not an issue for me as I'm on holiday. Perfect for a simple breakfast. I booked this room for my daughter & I and think this is probably better suited to a couple or two mates on holiday, however Martin and family managed to move our booking to another apartment in the block with an extra room. Thank you Martin! I rarely leave a 10 out of 10 as exceptional is hard to find anywhere. However, it seems that Booking.com or agents score the hosts very critically on only accepting an exceptional score and I got a message after submitting my 8/10 review saying that the commision is based upon this 10 out of 10 score - which is not very pleasant, as I do not want to take away from this families income. I ask that Booking.com review themselves and the expectation of always being exceptional as this paints a false picture and makes a mockery of true feedback and the time taken to leave an honest review.

A truly fantastic and excellent holiday experience!

Fantastic house w a great location, facilities and a truly hospitable host. It’s located at the end of a calm street overlooking beautiful scenery and the sea, just a short 2-3 min stroll from some great beaches. Several grocery stores are nearby (200-500m) including the great local bus (cheap, goes every 10 min and w AC). A place to come back to many times!

Great property with access to many attractions in 15 mins driving distance

"The location, and our host Martin, were exceptional. Martin thoughtfully designed the facilities, including a slightly adventurous route to the top from where we enjoyed amazing views of the Adriatic, the bridge, an MSC Cruise ship, and much more. The grand staircase, stretching from top to bottom, makes the property feel truly extraordinary, complemented by meticulously detailed garden plants with cleverly tucked-in drip irrigation systems and beautiful lighting. The road leading up to the 'Secret Garden' and further down to the Marina was my son's favorite route. Along the way to the 'Secret Garden,' the small Studenac Market proved incredibly convenient for essential groceries and many other little joys."

A special shoutout to Martin – he truly made the experience unforgettable. He was not only super helpful and professional but also absolutely hilarious. We got along so well and had such a great time chatting with him. His warm personality and sense of humor added an extra layer of enjoyment to our stay. Highly recommend Villa Borna – we’ll definitely be back!

Great location away from the Old Town

The host was very welcoming. The apartment was very clean and had everything you needed for a self catering holiday. The beds were very comfortable as were the pillows of which we had to ask for more as only had one each. Building works were going on next door. Thankfully there was no noise or minimal. Surrounding area had to be explored as not obvious where anything was. Bus stop was along the way down the stairs of despair as my boyfriend called them past the large dark coffee shop which did not do food then up a steep hill to the right to the bus stop. Sounds a long way but was prob only 5 mins to get a No.6 into town. Very busy buses where sometimes you have to stand. Along from the coffee shop was a decent sized supermarket. There was a nice marina with restaurants about a 5 min walk from supermarket. If you walked down the stairs in front of apartment to the right 5 mins from there are a couple of very stoney beaches and a lovely bar set into a wooded area.

The shower had a narrow doorway which I could just about fit through with a step so had to be careful. Room was quite dark so had to have a light on. We would have liked to have used the small pool which was on top of the building the last few hours of trip but unfortunately felt uncomfortable due to a group of 10 young women staying at the apartments celebrating a birthday who were using the pool at the time with a banner up.

Lovely stay and would recommend

The apartments were in a lovely peaceful area, just a short walk to a supermarket. The unit was spacious and had a lovely sea view balcony. Martin was very attentive and recommended where to pick up the uber and where to go to eat. The pool looked lovely although we didn’t use it as we had so much to do and see.

We struggled a little with the steps up to the top floor as my mum is 80 and I have Arthritis, but as others have said it’s par for the course in Dubrovnik. A little basic in decor but still comfortable

Very clean and spacious. Martin was very friendly and helpful with getting bags up the steps and letting us store our bags on check out day. Great location, 5 mins from beach/beach bar and 5 mins from supermarket. Close to marina, bars and restaurants. Nice pool on site. Quiet and peaceful and v comfy beds. We really liked the location in Lapad,outside the busy Old Town. Easy access via bus and Ubers.

Not a complaint at all but a safe for the passports etc would help (although it all seemed very safe) . Some solar lights in the steps at night would be good.

Spacious clean and well maintained property.

A well maintained and spotlessly clean small apartment complex. Rooms were spacious with excellent Wifi and Air Con. There was a hob, microwave, kettle and fridge freezer. There are tables and chairs outside each apartment to facilitate outdoor eating. Our host, Martin, was a genial and helpful man and takes great care of his guests. Nice rooftop pool, again clean and well maintained. There were 4 of us staying in 2 apartments for 10 nights and we had a wonderful time. There was a shop 5 minutes walk away and a bus stop (Bus Route No. 6 to the Old Town) about 10 minutes walk, but beware it is up a steep hill! Taxis to the Old Town cost about €8. You can walk to the beach in 10-15 minutes through a lovely forested waterside walkway. All in all this is an excellent property which I would highly recommend.

Only one minor gripe is that only one pillow is provided and it would have been much better with two.

Perfect apartments, great location amazing host.

Lovely location and rooms. We had apartment 9 right at the top of the property which allowed us full access to the terrace and being right next to the pool. There is a beautiful back garden which you can climb up to watch the sunset over the sea. The property was spotless. Mr Martin was an amazing host he gave us the best recommendations for restaurants and told us which buses to get and from where. Our check out was at 10am but flight at 9pm. He allowed us to keep our bags at the property and continue to use the pool until we had to leave. He personally booked a taxi to the airport for us at a good price. Would thoroughly recommend staying here
