Nice location but flawed buildings.

Beautiful quiet location with nice grounds to walk in including by a lake. Room was clean and fair sized (could walk round the bed!) but stuffy due to limitation on opening french doors. Plenty of easy parking albeit it could be a bit of a trek up to the accommodation blocks with heavy suitcases. Kettle, coffee & cups provided.

The buildings (with rooms) seem to be steel framed in construction which means that sounds reverberate through the structure and the noise of anyone talking in the corridor penetrates every room. I had a balcony but this was rendered unuseable by the ridiculous(!) positioning of the boiler exhaust (and fumes) directly under the open mesh floor of the balcony. More seriously, I could not keep the room french doors open for ventilation in the summer heat because of the exhaust fumes -- there is no other window or other opening. I did not find the 'Exit Sign' light in the room too distracting (...as per other reviews) but there was an irritating continuous cyclic grinding rumbling noise repeated every few seconds which we deduced as due to some sort of water supply pump since it ran in time with fluctuating water flow of any tap (and presumably also triggered by any other tap in the building). All in all there seem to have been many many bad engineering decisions made in the construction of these buildings.

Extremely pleasant

Easy parking, small but very clean and comfortable rooms with quality towels and linen. Beautiful countryside and gardens which we were able to walk around as the weather was very kind with a sunny day to take in the panoramic views of the countryside. Staff were very helpful and friendly and the breakfast was good value with usual beverages, cereals, toast and full English breakfast. It is in a small village and a little way off the main road. But was the perfect location for our needs. It is a functions venue and any unused rooms are available to book for other guests. We stayed at the weekend and even though there was a private party it was very quiet and didn’t disturb us.

Not really dislikes, but the reason it didn’t get full marks, but this didn’t affect us, was there was no restaurant available and the bar is open only when the reception is manned. So the only food was at breakfast. There are pubs in the area but will involve driving.

Rural haven, quiet

You will need a car as there is no on site meal facilities. It is situated on the edge of a small village. There are good restaurants within 3 to 5 miles, recommended by the host. The room was clean, limited TV stations in the evening. Breakfast is available if booked in advance but we chose to eat elsewhere. Saw deer in grounds in early evening. There is a post office and small shop in the village but didn't see it until our last day so no idea of what is has in stock.

There was no mirror in the bedroom so getting ready was very tricky and they couldn’t do a hot breakfast as there was no chef (was told this upon checkin) however the price was the same (£10) which we thought was a lot for cereal and toast.

There was black mold in the shower. We were not in the main house but in a "cottage" way at the end of the grounds.

Very Basic accommodation but very friendly and approachable staff.

Breakfast was average, however a selection of fresh fruit and some yoghurt would've been an advantage for those that don't like a heavy meal.

The bathroom needs updating, a little tired. The room doors are very noisy on an evening and the view from the bedroom window was no existent, just a bush!

Very pleasant surroundings and I would stay there again.

The location was superb being set in 20 acres of landscaped grounds and with a lake in front of the property. The staff were very friendly and helpful. The self-service breakfast was very good and set us up for the day.

The standard room was quite small but perfectly comfortable and reflected the price fairly. It was a pity that the bar closed at 7 p.m. as a late evening drink on the terrace would have been nice.

nice quiet location, good £10 breakfast, superior rooms good size, nice walk round lake

bathrooms need updating, no chef so no lunch or dinner available in restaurant, had to drive out to Deddington Arms and Cinnamon stick to eat. Grounds could have more things to do there.

It was just filthy!! Floors were stained 🤢 a bug in the bed! Very dated and poorly furnished rooms! My sons student accommodation is better and thats saying something! Just needs money ploughing into the place… so much potential

Location and setting were wonderful. We only really met one person when we arrived. He was fine. Parking was easy. Shower was powerful.

The bed was very small for a double, it was very hard as were the pillows. It felt like a single room as one side had a bed side table, the other side was a wardrobe. Plug sockets and lights on only one side of the bed. It felt like a conference facility room where it would be ideal for one person

The grrounds

Everything, rooms old, dusty and small. Bathroom dated, no bath mat, slippy and dangerous. Breakfast very basic and cold. Asked for a poached egg, the answer was no. Bar closed at9pm. Bad service.

Not a great place to stay if you like meals and wifi

The house itself was beautiful and the grounds were lovely. Charlotte was amazing to us she booked our taxis on the evening and arranged for them to collect us on the evening.

The house was stuck in the middle of nowhere. There was no mention on the internet that there was no evening meals available, we found out on in our arrival day. Had to get a taxi to the nearest pub, spent more on taxis than food. There was no mobile reception and the WiFi was terrible.

This has the potential to be an amazing place. For such a remote area catering is inadequate.

A very nice setting, ease of access to what we were doing. Beautiful lake and nice breakfast. Good to have 2 nice chairs in the bedroom.

No other guests. Lacked ambience. No evening meal options. No selection at breakfast other than cooked. No handrails for bath/shower.
