Good quality for money

Breakfast was limited but tasty. Rooms were adequate but they do not make the beds or clean the rooms while your stay. Personnel was very kind though.

Lovely BnB near the zoo, airport and centre.

Very friendly staff. The uncle who made us breakfast the first night made it all very well, my partner was very happy with her omlette. Vegan options for breakfast incl vegtable milks. Great bus links to the city and airport. Room was spacious and so was the bathroom. Great lighting from the windows.

They did seem a little clueless. Both days there were slight confusions with the breakfast orders (which had to be done the day before). This was fine in the end so no big deal honestly. (Although the musrooms on the second day were flavourless) The wiring of the bedside lights and plugs was iffy. Our phones barely charged properly kept cycling power on/off. The bedside lamps also always seemed to have a small amount of power on, even when switched off! I turned mine on and it randonly turned off eventually (guess the constant power draw didnt help). Really could do with someone investigating this.

lovely people - great breakfast and location was amazing.

We booked the room and didn't realise it was on the third floor, literally in the attic - no lift - with suitcases weighing in excess of 25 Kilos this was a bit of a mountain for us oldies - however the staff member did assist us. Bus was out the front that took you straight into Edinburgh and walking distance from the BNB to the Corstorphine Pub which had fabulous food and lovely friendly staff. The breakfast at this place was great - we had the full English each day and the chef was so friendly and they also had a great variety of other food if you had a continental.

The room being in the attic but our mistake - we should have checked with the property. The photo on their website did accurately reflect the room type so just ensure you look carefully at what each room is.

Great building, Good value but cold!

Fair Price. Big room. Beds were comfy. Amazing building. Warm bathroom.

It was cold as main radiator was not on in bedroom, one curtain was partly off the track so it was tricky to close fully, no parking available and bright light from street meant disturbed sleep.

You have what you pay for in a expensive city

The staff was great, also, the breakfast was quite good for the price

It's an old building, which is OK, but some good maintenance on the rooms would be nice tho. The insulation of the windows is poor so it you're sensible to cold... You would notice that for sure. Also, at my arrival, they asked me to fill a form asking me for my credit card details which felt weird to that I already paid by booking site.

Smashing hotel,lovely and just outside the city.

Great place to get in and out of the city and easy transport to and from Center. We had a nice comfy room,plenty of space and a good shower as well as a lovely breakfast Brillant place to stay when in Edinburgh without crazy prices and crazy noise.

All felt a bit cramped like they tried to squeeze in as many rooms into the old house as possible. For check in we had to manually enter the same info the hotel already received from the original online booking (pet hate of mine particularly when tired).

Dirty sticking plaster in bottom of shower. Yuck! You need black out blinds on the windows and a lot of the area around the windows needs replaced. Double glazing or shutters will block out the noise and reduce your bills

Charming !

I really loved the warm, authentic atmosphere. The room was very spacious, with a beautiful large window overlooking the garden — it felt almost like being in the mountains. The bathroom was big, and the décor in the common areas was lovely. The service was excellent too: the reception staff were always smiling and very responsive. I’d be happy to come back!

Clean, neat and convenient access to Edinburgh and the airport.

The place is an old Victorian/Georgian house so the walls are plaster, the staircases are dramatic and it's got large rooms with really high ceilings and hardwood floors through out.

It's really easy to hear the other rooms, so the drunk coming back to his room made a lot of noise through the place and their singing outside didn't help any.

The room was ok but I was appalled to discover a dreadful old uncomfortable mattress on the bed dirty quilt and very tired looking Absolutely ridiculous in this day and age not to replace a mattress how shoddy and unprofessional I will not be staying there again and I am going to complain to booking.com

Not worth the cost

The beds are very comfortable and location is ok with bus stop right out front that takes you right to all tourist destinations.

Staff was aloof and never told us options for meals and refused us breakfast even though we were willing to pay. They made the beds but keft the trash in room and used bath towels.

Bad staff, room bright all night, bad stay.

The bed was comfortable (although don't expect a good sleep due to the skylight without anything to cover it with) and access was easy from the airport

The staff member who greeted us was awful. She got me to fill in the paperwork, then led my elderly mother and I to our rooms telling us to follow her. We had multiple suitcases and bags, she didn't offer to help with a single item, even a small bag would have been nice. We had to go through heavy doors and she didn't even hold them open, they hit both my mum and I and we really struggled to get through. My mums room was up stairs, my room was in a loud hallway. When we reached the room she held the key out, as I held the bags and suitcase. When I politely asked if she would mind opening the door for me (like they would in literally any hotel) she looked put out. Meeting her pretty much ruined our stay and is stopping us from ever recommending this place. My room had a skylight you couldn't close, I couldn't get to sleep till after 11pm because it was bright out, and I woke at like 6am because of the light. It was awful. The showers were hard to figure out.

Good location, bad beds

The location was very good, as were the public transport connections. The infrastructure of cafés and shops was also great! The staff were friendly, helpful and not too intrusive.

Unfortunately the water in the shower was cold so this was not the best experience. All in all, the room was not in the best condition. The mattress was very saggy so you could feel the springs - it was okay but not particularly comfortable.

Not safe for a woman travelling on their own.

Location was easy to get to on the air link bus

As a woman travelling on my own I did not feel safe and spent most of the night frightened. My room was in a separate house with no staff in right in the attic and people came up and down the stairs late at night making lots of noise and it felt like they were going to burst into my room. The door you couldn’t lock from the inside, the Yale lock did not work so I felt I had to put a chair against the door handle to feel safe. I felt very sacred most of the night and consequently only got a few hours sleep. I checked out before 8 as I just want to get out of there. The room was boiling hot so I opened the window and this was very noisy as so much traffic and shouting from on the street particularly late at night. The room smelt so much of air freshener when I got in the room my asthma was triggered. What was this covering up? Room was very run down and old fashioned. I don’t usually leave bad reviews but I wouldn’t want any other travellers feeling like I did, especially women.
