The location is perfect for exploring the old town, the Menin Gate and walking the wall. Our host was super friendly and knowledgeable.

Franky was a great host, friendly, informative, discreet and attentive. The room was spacious and clean. I was very happy to be a guest in his house, and the town of Ieper is an extraordinary place to visit.

The town of Ypres has a lot of history of the Great War, everywhere you go you shall encounter it. Worth paying a visit.

Amazing place situated in the heart of Ypres. You can explore everything easily from there and just grab a bicycle to see the battlefields. Franky,the host is truly a super host. He ensures everything you need is there and more. Truly an awesome spot!

The host was just the best. Was there to welcome me, even though I was late due to Calais port strike and helped me with so much information. On street parking great. Nothing was too much trouble. Felt so much at home. Will definitely go back.
Breakfast offered was expensive at 18 euros, so glad I took my own. Plentiful tea, coffee etc and great little kitchenette though just outside my room in which to prepare and eat.

Excellent location, walking distance to old town and major tourist attractions, the street is very quiet and decent, very comfortable bed and pillow, great shower, very clean, elegantly and cozily decorated room, though small but got everything. The host Franky is very kind and friendly.
Though the bathroom is a bit small but it still got sufficient space for putting things and hanging towels and clothes

The owner of the property, absolutely top man he was not in your face but he was there if you needed anything, nothing was too much trouble. We arrived on two motorcycles he let us store them in his garage. Location was just a ten minute walk to the center property was spotlessly clean, this was the first place in two weeks that had tea and coffee making facilities in the room. Breakfast was very good.
For us nothing really we are in our mid sixty's and active but someone that isn't may have problems with the stairs as they were quite steep.

Excellent!! Franky is obviously hard working and dedicated. The accommodation is in excellent order and spotlessly clean, also being able to park in a secure garage (Motorcycle) gave great peace of mind. First class breakfast with fresh food every day, I really can't speak highly enough of the whole experience. Just far enough from the square for a peaceful night but well within walking distance to fully appreciate the town on foot and what a beautiful town it is. Many thanks Franky, will recommend and will hopefully see you again.

Owner was very friendly and helpful. Gave us info regarding the area and where things were. Room was on top floor of the building very clean and well appointed, only downside was bathroom was a separate entity though there were no other rooms on the same level.

The location is easy walking distance to the Centre, Easy parking and the accommodation is first class. The breakfast is amazing. You could ask for anything more. We had a wonderful time in Ypres. Thank you, Franky.

Good location within walking distance of the main square and the Menen Gate. There were plenty of cafes and bars in that area.
We did not realise that, being mid-January, the Flanders Field Museum was on its annual 3-week break.
The B&B was fine, the breakfast breads and pastries were lovely and fresh, and plenty of fruit etc. Franky, the host, was very helpful indeed; told us about the museum closure, checked out the train timetable, and drove us to the station early the next morning.
Almost every food and drink place was closed on a Friday night, except in the main square. Not unexpected really as it was mid-January.

Nice location close to the center of Ypres, only a few minutes walk away from the main attractions.
There's a good selection local beer establishments in the area. ie down the little side streets, keep ya eyes peeled....
Plenty of eating places, one of our treats is Ypres Burger Bar, we also found a small steak house which we'll be visiting again on our next visits to Ypres, Sorry can't remember the name tho, but its near the new Chinese restaurant and food store, opposite where the coaches drop off.....
Booking in was extremely easy, a few days before arriving we received a detailed message of how to get into the property and where the keys were located.
On our arrival Franky greeted with a warm welcome, loaning us a local car parking timer disc and information about car parking in the area, he also showed us around the property and explained about the breakfast and the utensils.
Franky asked us what time we would like fresh rolls for the following morning breckfast a selection hams & cheeses were freshly placed in the fridge, eggs were available for boiling along with fresh orange juice & jams.
Plenty fresh fruits, yogot and a good selection of cereals to hand.
One of the best beds I've slept in for a long while, an excellent few nights sleep was had, the rooms has blackout blinds and a lovely shower... The room was extremely clean and tidy.
We will be visiting here again
Franky available if required and we were never bothered by him.
Top tip...... take a zip freezer bag with you, then anything you can't eat at Breckfast you can bag up and have snack while out visiting.....

Absolutely fantastic place to stay, I've stayed in Ypres before and I'd say this this my favourite.

The bedrooms are huge and you have use of the breakfast room, which has a small kitchen with fridge, coffee and tea facilities. Wide range of products for breakfast and the 'egg boiler' is perfect.
The parking system is a little inconvenient but everything else about the B&B makes up for this.

An excellent little B&B. Well located several minutes stroll from the centre of Ypres. Frank the host was very helpful via telephone when we unexpectedly arrived early, he talked us through access and we were able to get going without any delay. I would certainly recommend Frank and his B&B.
A minor point is that there is no free parking nearby, that would be found outside the city walls however, you can park outside the property for 2 hours when Frank let us use his parking timer/badge in the windscreen. Also, just a hundred metres North of the B&B, there is a Church that allows all day parking for just 2 Euros. Problem solved.

and could have easily stayed longer.
The only suggestion we make is that the kitchen requires a sink with water.
And wishful thinking a deck outside. That would be amazing in the summer time. Its worth seriously considering.

Very comfortable stay, with a very friendly, helpful host. Breakfast was lovely, and everything we needed in the room and bathrom was there. The B+B is ideally located for Menin Gate, and the battlefields. We hired bikes in town.

Frankie was an excellent host and I had a pleasant and comfortable stay in this clean and well-appointed place. Excellent self-serve breakfast set-up. Communications were easy and excellent. Many thanks to Frankie for loaning me the use of a bicycle. I would highly recommend.

We might have found the best B&B in the history of B&B's.
I realise that I'm probably shooting myself well and truly in my foot, as it's likely to be booked full from now and until kingdom come.
Franky is the most welcoming host, going lengths to make your stay as perfect as possible.
And the breakfast.... WOW! I'm quite sure you could feed an army comfortably on the variety of tasty goods. Bread, ham, a variety of cheeses, fruit, fresh juice eggs and so on.
He even left us wine to enjoy.
The location is also perfect. Just a few minutes from the town center, and still far enough to have peace and quiet at night.
Parking was also very convenient with the provided residents parking permit.
We will be back!
