Loved the view! A good kitchen for cooking, comfortable beds. And Tracy, our host was terrific - very kind and helpful.
The bedrooms are downstairs with the one bathroom up the squeaky stairs. Not a deal breaker but it’s good to know. Town is a 15 minute walk up/down a very steep hill - again not a dealbreaker but good to know.

Fabulous location and great view over the bay from upstairs lounge/diner area. It’s only a short walk to the beach and town centre where you can book all the activities Paihia has to offer and a short drive to the Treaty Grounds. Bedrooms on ground floor helped keep them cooler. Lovely host who changed our towels after a couple of days and was very helpful.
We lost some of our food to ants in the kitchen so would recommend putting any non fridge food in the microwave for storage.

The location overlooking the bay. The lounge and the balcony is quite good. The dining and kitchen is clean and tidy.
We couldn't sleep a night because all the rooms are too hot no aircon nor electric fan. We complain and the next day they provided tower fans for both rooms. The bathroom and toilet is upstairs and it is so inconvenient as all the rooms are in the ground level.
