Room was not heated on arrival at 2100 and heater did not work. Called managaress who spent 10 minutes trying to get the radiator to work and failed to do so. We wengt to bed shortly afterwards to keep as warm as possible.Then to cap it all we had a ceiling light come on and off without warning . We left early next morning so did not see the managaress:however I contacted yourselves and Ardmillan by email You were sympathetic but Ardmillan more or less refused to apologise and said more or less that there was no problem with the lights and the non functioning radiator was our fault for not re-contacting her.

Could not find anyone in the morning to drop off our keys, also there was no obvious key drop off.

I encountered slight issues unlocking the street door late.
But the night manager was prompt and attentive after I managed to contact him.

It was Very noisy from the bar downstairs, other guests in the hotel and traffic outside, no food was available at the hotel, bed was hard, frayed carpet in the room, had not disabled accessible, and the manager was drunk and very rude to customers at the bar on Saturday using foul language towards them including calling them the c word because they’d spilt a drink.

The bathroom was topnotch; handicapped-friendly, clean, neat, warm comforter and blanket, attractively designed, heated towel racks.
View out the window was a concrete wall with trash bin and beer kegs. However,, I wasn't in the room most of the time anyway. There also was a motion-sensitive floodlight and people using the trash can in the night.

Our stay at this hotel was absolutely wonderful! The room was spotless and very comfortable, and the staff couldn’t have been kinder (everyone was so friendly and welcoming).
We happened to stay on a Friday when the bar downstairs hosts its Karaoke Friday and it turned out to be one of the best experiences of our trip. The bar has everything (great drinks, a lively atmosphere, and such a fun crowd).
One of the things that really stood out to us was how warm and united the community in Edinburgh feels. People are so open and friendly that even though we didn’t sing, we immediately felt at home.
We’d definitely recommend this place to anyone visiting the city (it’s not just a hotel, it’s an experience).
The only minor downside was that the room was a bit small, but it was still very comfortable and spotless.

location was great, easy to travel into town, nice clean linen.
The windows were single glazed, I know it is a lovely old building, secondary glazing would be useful for heat and noise. The room was small but sufficient, the mattress was well worn, could feel the springs each time i moved. The en suite was v small, there was hot water for the the shower, however i finally gave up trying to adjust the shower head.

Location is ideal. Close to a large number of bus routes to the city centre and stations, a number of decent restaurants in walking distance.
Bathroom shower does need some tlc. Difficult to manage heating in rooms (it was too warm).

Check in was easy and staff we interacted with were helpful. Location was good and bed was comfortable.
Room was a lot smaller than expected and things could have been cleaner, e.g. dusty mugs and cups we couldn't use. Is also above a pub and not any sound proofing.

The staff were very helpful! Everyone was friendly, and the bar at the hotel was a sweet touch. The location is very convenient, as buses to and from the city centre pass every few minutes.

Constant Hot water, cosy bed, but there was no breakfast option although on booking.com stated “hearty Scottish breakfast” this needs to be updated as misleading and I was disappointed especially as this was my travel home day a hearty breakfast would have set me up for the day. Having said that I prob would have stayed here as was easy to get into the city on many passing frequent buses.

The host was very helpful in letting us take her parking spot. Nice big room and comfy bed.
The shower temp was intermittent and there was an unusual wet patch on the carpet, maybe the shower had leaked. The curtains were quite thin so let a lot of light in.

We were disappointed with our stay at the Ardmillan Hotel. The cleanliness was not up to standard, and there was a noticeable smell of dampness in the stairwell. The mattresses were in poor condition, and the beds creaked loudly with every movement during the night, making it hard to sleep comfortably. We visited during the high season and paid over £200 per night, but unfortunately, the value for money was far from what we expected

Friendly staff welcomed us and even helped to find a parking space. Parking is free after 5.30pm on a Friday then free all weekend, if not there is some space at side of hotel. Room was clean and was ready early for us. We had a shared bathroom but never seen anyone else use it. We were given plenty of towels. Downstairs is a pub, with live music, nice regulars and the music playing was themed for the concert we were attending, not sure if this was just a coincidence but was a good touch. We were there for a concert at Murrayfield, this was a great location, 20 minute walk and even made it back for last orders at the bar, missing the dramas of the trains etc.
Not much was only there for one night.

Easy to find, clean with friendly staff and on a bus route to the city. Expensive when we stayed due to an event in the city but normal pricing very reasonable.
Parking very limited and expensive but not a problem for a weekend visit.

Super friendly ladies at the reception! We liked to have the room at the top floor. The bus stop is across the street, not too far from the city.
Super bad sound isolation- other guests smashing doors on the same floor late evening and at night, then construction works started near the building in the early morning.
There is no elevator, so you’ll have to carry luggage’s up on the narrow stairs.

It’s a good and cheap hotel with comfortable and cozy rooms, the rooms are a little small but definitely enough to be satisfied. The rooms were clean and tidy, the bed and pillows were comfortable. The staff were nice and friendly. Good check in and check out times as well. Lastly, very convenient location, not fat for city centre, both walkable and easy to use the bus from there.
The only issue was the WiFi, it did not work for most of my stay and you can hear people from the other rooms quite easily.

Sadly, there was nothing to redeem the hotel, which was a last resort when we needed to be in the city this week with most other places booked out.
No fan and windows that were tough to open more than a small amount meant the room was terribly hot during the recent heat wave, and the bed was tough as board. The online picture was grossly misleading.
