Guest house although clean is in need of modernisation

Great breakfast.

Our room was extremely dark and uninviting although it was clean. Check in was not ideal, there was a note on the front door with a mobile number we had to ring to get the code for the key box as no one there to greet us. Had to ring a couple of times until someone answered before we could get in. Was fine for a quick one night stay but wouldn’t return it’s in need of modernisation

Lovely traditional building with beautiful old features. Ran very efficiently. Room really beautiful traditional style. Very good service at breakfast. Would certainly return hopefully for longer than one night next time.

Good location, cosy, good sized car park, handy for main road

Not a huge amount to be honest. There were signs of mould in the bathroom but it’s not a well ventilated room. Maybe an extractor fan would help here.

Noise from a television could be heard from a neighbouring room in the middle of the night in one of the rooms we hired (room 10) The toilet seat in room 8 is fitted too far back so that the lid closes while it's in use.

An interesting property and relatively good value but needs updating.

Older, period property.

An unmanned site, apart from the young man who appeared in the morning to cook breakfast. Not an extensive menu but it’s enough. The property needs refurbished, everything seemed a bit tired and tatty but the bed was comfy and clean. It’s a good walk from the town centre. It might suit some people but we won’t be back as we feel happier if there are staff around.

Loses a bit of atmosphere without a communal space to relax has the feel of being a bit of an annexe

Its an older property built in the hayday of Dumfries with plenty of internal features demonstrating the style and workmanship of that time a prominent grand house. Its not fart from the town centre and I had a pleasant walk about 1200 metres to a good international/italian restaurant. Others are further in including another italian I would recommend. Bedrooms fill every possible space from the ground floor up to the loft conversion. Some bedrooms are only accessed from rear of the building. I had one of the larger bedrooms in what was the lounge - there is no communal lounge; with its shower and toilet accross the 'corridor' under the stairs. In reality you are crossing the large main entrance lobby past the main entrance - a glass door to access it. Its not soundproof from the entrance door and any comings and goings but mostly that wasn't excessive oin any way. There is no net curtain behind the main curtains so you are visible to guests passing the front door to the carpark. That wasn't too much of an issue for me but limits privacy and in winter times when the lights would be on. Ensuites are the norm across the other rooms. Plenty of car parking at the rear where the garden would have been. A staff member comes in to prepare the breakfast service offering a range of cooked scottish along with fruit juices, fruit salads, yoghurts and cereals etc in the dining room.

May be a little cold in the winter with its single glazing - but that comes with the territory of being an older building and one of some character.

Bedroom was upstairs and we could not get up the stairs , all furniture was very old and smelt musty, and could not open any windows all screwed down. . To close to a very busy road which was very nosiy even through the night . Manager was useless , did not even talk to you if he saw you . and not one staff around after 3 pm the place was empty no one to ask anyrhing . We arrived after 3 pm and had phone them to get keys out of a box when given a code, Not a way to run a bed and breakfast

Nicely presented and reasonably comfortable but not my best experience.

Breakfast was ok, but I couldn't eat any of the cereal or yoghurt options due to dietary requirements and fresh fruit would have been nicer, plus a good alternative for me.

It was very uncomfortable trying to read as I had to hang off the edge of the bed to get enough light from the side lamps. Also, there was a strange smell, I think related to the varnish used on the wood. I found it quite unpleasant.

Basic but met our needs

The staff were very friendly and accommodating, particularly the Saturday morning chef. The room was clean and spacious and the property is close to town, making it walkable if you wanted. Off street parking is available and there is plenty of space as long as everyone parks responsibly.

The check in process was neither seamless nor contactless unlike advertised. There was no one on site and I called the landline listed on the door over 5 times before someone called me back. As the keys were in a safe outside the door, all you would need to do was send a message with the code and the room number the morning of the booking, making check in contactless and seamless. Other guests were confused by the lack of on site staff and mistook us for staff as we were staying in room 7 by the front door. We were given a threadbare towel that was ragged at the edges, which we asked for a replacement for the next morning and were given a much nicer option. The pillows need to be replaced. The place felt rundown but clearly the cleaning staff are doing an excellent job as it was clean. The photos in the listing are clearly not recent.
