Good communication with staff as I was a late check in. Received clear instruction & information to get key. Ideal for one night stay, comfy bed, tea, coffee facilities and bottle of water in room. A good powerful shower. Ample parking a free WiFi. Breakfast included in the price was fine, overall good value for money.
Room was cold when I arrived. Turned up heating and took a while to heat up.

The room was clean
There was no hot water, even the electric shower was not working. I was going to work on the Sunday having worked all day Saturday and was looking forward to a shower but alas no hot water. Apparently the electric was down for the region the night before but this should not have stopped electric shower working. There was no-one on site to talk to apart from the young chap serving breakfast. Please do not be fooled with the photos of breakfast on this site as the egg was brown on the underside which tells me either fat dirty or too hot. The sausages were luke warm and looked reheated. The tea was luke warm. I really would never go back or recommend it to anyone. Never again. I have very seldom wrote a negative review but this place really is not worth it.

Key safe entry so didn't meet anyone on arrival. Our room had it's own entrance at the back of the main building. It needed a little TLC but was reasonably comfortable and perfectly clean. Breakfast was in the main building (separate key) and was plentiful, delicious and well cooked to order.
There was quite a draught through the door, however it was winter.

On a cold and frosty night it was a delight as normal to arrive to a warm room with great ensuite. The breakfast was well cooked and we had plenty of choices.
Some extra bedding would have been useful due to how cold it was outside.

The breakfast was good and the rooms were clean.
No-one was there to greet us despite us having agreed a check-in time so we received keys via a key box. Fundamentally the rooms are basic and the beds are uncomfortable. The room was roasting hot - not necessarily a bad thing in winter - but we couldn't open the windows (they were locked, which doesn't seem safe) so there wasn't a way to regulate the temperature of the room. The rooms near the front are pretty close to the main road so it can be noisy.

Our room was extremely dark and uninviting although it was clean.
Check in was not ideal, there was a note on the front door with a mobile number we had to ring to get the code for the key box as no one there to greet us. Had to ring a couple of times until someone answered before we could get in.

Older, period property.
An unmanned site, apart from the young man who appeared in the morning to cook breakfast. Not an extensive menu but it’s enough.
The property needs refurbished, everything seemed a bit tired and tatty but the bed was comfy and clean.
It’s a good walk from the town centre.
It might suit some people but we won’t be back as we feel happier if there are staff around.

Its an older property built in the hayday of Dumfries with plenty of internal features demonstrating the style and workmanship of that time a prominent grand house. Its not fart from the town centre and I had a pleasant walk about 1200 metres to a good international/italian restaurant. Others are further in including another italian I would recommend.
Bedrooms fill every possible space from the ground floor up to the loft conversion. Some bedrooms are only accessed from rear of the building.
I had one of the larger bedrooms in what was the lounge - there is no communal lounge; with its shower and toilet accross the 'corridor' under the stairs. In reality you are crossing the large main entrance lobby past the main entrance - a glass door to access it. Its not soundproof from the entrance door and any comings and goings but mostly that wasn't excessive oin any way.
There is no net curtain behind the main curtains so you are visible to guests passing the front door to the carpark. That wasn't too much of an issue for me but limits privacy and in winter times when the lights would be on.
Ensuites are the norm across the other rooms.
Plenty of car parking at the rear where the garden would have been. A staff member comes in to prepare the breakfast service offering a range of cooked scottish along with fruit juices, fruit salads, yoghurts and cereals etc in the dining room.
May be a little cold in the winter with its single glazing - but that comes with the territory of being an older building and one of some character.
