Key safe entry so didn't meet anyone on arrival. Our room had it's own entrance at the back of the main building. It needed a little TLC but was reasonably comfortable and perfectly clean. Breakfast was in the main building (separate key) and was plentiful, delicious and well cooked to order.

There was quite a draught through the door, however it was winter.

Plenty of parking, spacious room, nice & warm in the room, lovely breakfast, friendly staff at breakfast, very good value.

Decor was tired, v old tv in room.

On a cold and frosty night it was a delight as normal to arrive to a warm room with great ensuite. The breakfast was well cooked and we had plenty of choices.

Some extra bedding would have been useful due to how cold it was outside.

Super easy to find off the motorway. The building is just gorgeous. Everything was spotlessly clean with leaflets and maps of Dumfries The room (no 6) was a great size. Beautiful old furniture. We had a portal to Narnia to hang our coats in!!! Lovely big window to look outside to a beautiful garden. Bathroom was great. The bath was a real treat. Water hot. Lovely comfy seats to chill in. Just fab. Bed was like a high up Princess bed! Very comfy. Breakfast was great! Our waiter was doing everything I think! He was manager, admin, cook, server! What a gem. The cleaner was so kind and friendly, filled our water up for us. The person we spoke to on the phone to get into the hotel was so kind and professional. The staff were a credit.

It would be great if there were more twin options. The pillows weren't great. One was like a sack of books, the other was lumpy.

Lovely breakfast All you could wish for

The breakfast was good and the rooms were clean.

No-one was there to greet us despite us having agreed a check-in time so we received keys via a key box. Fundamentally the rooms are basic and the beds are uncomfortable. The room was roasting hot - not necessarily a bad thing in winter - but we couldn't open the windows (they were locked, which doesn't seem safe) so there wasn't a way to regulate the temperature of the room. The rooms near the front are pretty close to the main road so it can be noisy.

The accommodation is very dated and needs some improvements Curtains hanging off the rails and some threadbare carpets Breakfast on first day was cold and unpleasant, luckily it got slightly better when there was a staff change! There is no one on site to meet and greet you instead you have to ring a number and they guide you through getting the key from a key safe Upgrades required else this is now an expensive option for the quality received

It is a beautiful building and the room was grand, very spacious and clean. Very friendly staff and good breakfast at your choice. Would definitely like to stay there again.

Was what we needed for the weekend, clean enough and what we booked.

Room 8 was small and no staff to check you in rather a phone call to a gentleman who seemed extremely unhappy to do his job.

We have been coming here for quite a few years, we think the breakfast standard is good. Could do with some haggis, tattie scones etc, to make it more a Scottish breakfast.

Our room was extremely dark and uninviting although it was clean. Check in was not ideal, there was a note on the front door with a mobile number we had to ring to get the code for the key box as no one there to greet us. Had to ring a couple of times until someone answered before we could get in. Was fine for a quick one night stay but wouldn’t return it’s in need of modernisation

Lovely traditional building with beautiful old features. Ran very efficiently. Room really beautiful traditional style. Very good service at breakfast. Would certainly return hopefully for longer than one night next time.

Good location, cosy, good sized car park, handy for main road

Not a huge amount to be honest. There were signs of mould in the bathroom but it’s not a well ventilated room. Maybe an extractor fan would help here.

Breakfast was terrible, ran out of food. Staff talking about you freely & loud, thinking you cant here them.

Noise from a television could be heard from a neighbouring room in the middle of the night in one of the rooms we hired (room 10) The toilet seat in room 8 is fitted too far back so that the lid closes while it's in use.

Very comfortable stay. The bed was comfy, room was nice and warm. The chap doing breakfast was super helpful.

Older, period property.

An unmanned site, apart from the young man who appeared in the morning to cook breakfast. Not an extensive menu but it’s enough. The property needs refurbished, everything seemed a bit tired and tatty but the bed was comfy and clean. It’s a good walk from the town centre. It might suit some people but we won’t be back as we feel happier if there are staff around.

Unattended and very high bed!

Loved the location near family. Liked the quirky building and the room was warm and cosy.

The bed wasn’t particularly comfortable. Breakfast was very basic. There needs to be a rail on the bath for stepping in and out of the shower. I’m amazed there isn’t.

Character of the property, very good breakfast and the gentleman serving breakfast was very good.

Remote checking in, it felt very cold and unwelcoming.

Its an older property built in the hayday of Dumfries with plenty of internal features demonstrating the style and workmanship of that time a prominent grand house. Its not fart from the town centre and I had a pleasant walk about 1200 metres to a good international/italian restaurant. Others are further in including another italian I would recommend. Bedrooms fill every possible space from the ground floor up to the loft conversion. Some bedrooms are only accessed from rear of the building. I had one of the larger bedrooms in what was the lounge - there is no communal lounge; with its shower and toilet accross the 'corridor' under the stairs. In reality you are crossing the large main entrance lobby past the main entrance - a glass door to access it. Its not soundproof from the entrance door and any comings and goings but mostly that wasn't excessive oin any way. There is no net curtain behind the main curtains so you are visible to guests passing the front door to the carpark. That wasn't too much of an issue for me but limits privacy and in winter times when the lights would be on. Ensuites are the norm across the other rooms. Plenty of car parking at the rear where the garden would have been. A staff member comes in to prepare the breakfast service offering a range of cooked scottish along with fruit juices, fruit salads, yoghurts and cereals etc in the dining room.

May be a little cold in the winter with its single glazing - but that comes with the territory of being an older building and one of some character.
