The room was small and dated but nice and cozy. The bed was freshly made and comfy. The hotel in general had a nice smell and atmosphere and the toilet was clean. The free WiFi is a really good bonus and during my stay was 60mbs up and down, which is alot better than expected. The breakfast whilst self serve I felt had plenty good options and I was quite happy with what I had. I could see how it could be a problem if a group has been down before me and taken all the available foods given the unstaffed nature of the hotel but luckily there was plenty when I arrived and I drank the last of the orange juice.
I couldn't change the TV channel in the room, which I presume to be a fault of the remote and the light about the bed was broken. For the breakfast I feel there could be some nicer plates, but that's a personal preference thing mainly. In general it was a bit spooky not seeing anyone during my stay and dealing with my breakfast myself as a first time experience but wasn't too bad. And arriving at night was a bit spooky due to no lighting out front, making me drive the wrong way a couple times since I didn't see the building, it would have been great to have some light at the car parking entrance to help in the dark, and to have the back of the building less run down.

The hotel is in a great location, close to the city center and the ferry port. Nearby shopping center. The hotel is spotlessly clean and cozy, there is parking. Continental breakfast with a large selection. Friendly owner and manager Irene is very helpful and pleasant

Easy self check in with sms instructions. Irene very friendly, helpful and the place confortable, small rooms enough to be few days, breakfast free, fruits, juice, coffee and few things to get a good day. Irene the manager allows me to do early check in and change me to the best room day after. I can said thanks to be so kind.

At the end of May 2025 I stayed 4 nights in this lovely guesthouse. Communication with the owner was always quick and reliable though the booking.com message system. My room, the shared bathroom and toilets and also the breakfast room were always clean. My room even had its own sink. I especially enjoyed having a little self-service breakfast in the morning, which was always a good start for the day. WiFi was always fast and reliable.
There is a bus stop with frequent buses to the city centre just in front of the house. Nevertheless with an approximately 20 minutes walk, the city centre is still in walking distance

Good location, easy to get to when travelling into Aberdeen by road. There's some parking on-site and plenty spaces on the street outside too.
The room is fine and comfortable - excellent for the price. There's a lounge with seating and a small kitchen area which is very welcome. Many operators would turn that into an extra room to maximise income. I was only staying briefly overnight but this would be very good for those staying for longer.
There's a supermarket a short walk away and a bus route runs outside into the centre of Aberdeen.
Nothing negative to report. Anyone complaining about the facilities needs to look again at the price that's being charged.

Good Proximity to the event location i visited Aberdeen for.
Zero Empathy from the owner. I was in Aberdeen for the 1st time and went to get some food, misplaced the room keys in the bus. I reached out to the number shared to assist me get into my room which they did. The next morning the owner called and was furious on the phone and asked me to pack my things and leave. I asked her to give me till the next day since it was on a Sunday. I went to the bus station and the bag was retrieved and the keys were inside.
I mentioned to her that the keys have been found and there was no apologies for all she said. Throughout my stay

I cannot think what could have been better. It is not a fancy hotel but a peaceful and clean haven. I found the atmosphere very calm and the house was well organised with great thought.

It is very well run, great communication from Irene to explain how to enter the property. You cannot beat it for value for money, clean, warm, parking in site, and good wifi. Continental breakfast also included.

I have previously stayed here - everything is clean and warm. It’s so close to RGU which is where I was going and within walking distance.
Disappointed that there is no longer the option of a cooked breakfast, however, what was on offer was adequate.

Clean, easy to reach and perfect for one-night trip to the city. The bed was very comfortable and there is a cozy lounge where I could have my take away dinner and read my book. Essential breakfast but a real bonus as it is included in the price.

1. I liked that close to location there are buses that can take you almost anywhere. However, sometimes to complete the journey you need two buses.
2. I liked that about 5 minutes walk away there is the ASDA supermarket (opened non-stop). It is the closest supermarket to this house.
1. I would have liked the bed to be a little wider.
2. I would have liked to find the kitchen open all the time, not just 2-3 hours in the morning, that is, only when the owner is there. When she's not there, she always take care to close the kitchen, where only there you can eat comfortably, being space specially designed for this. It is in vain to equip the house with a kitchen if you keep it open only when you want. In my opinion I think the kitchen should be available to the tenants anytime, for their comfort. I don't like eating in my room and it doesn't seem normal such thing. The room is for living and sleeping there, not eating there. The fact that the kitchen is open only when the owner is at the address should be specified on the booking.com, to the profile of the house.
