Location and friendliness and the fact the landlord arranged an early breakfast for us , which he didn’t have to do
Would have given a 10 but there was no hot water. Also that google maps didn’t five the correct distance from Cromwell lakes as it was “ as the crow flys” not that it said you needed to go around the river trent

Greeted by a scruffy fella, with no shoes on, look like just got up and slept in clothes, this put us off from eating there, then went out, come back 10.30 everything closed including bar, left and didn’t bother with breakfast
