Advertising Spa facilities but it’s not run by themselves so was fully booked for our complete stay thus was the reason we choose this hotel very disappointing. Also the room advertisement as Queen rooms do not have this size beds and were pretty small rooms and defo not really premium

Disappointed by the facility’s low maintenance.
The location was good and the staff were friendly and responsive.
The mattress was not comfortable and the room amenities were not well maintained. The shower and toilet were old and the light operated all together or not at all.

The most comfortable bed I have ever slept in!
On arrival, Claire on Reception was very friendly and helpful. My sister and I were given honeycomb as a treat. The room was very clean and spacious. My favourite part was the bed, which was the most comfortable bed that I have ever slept in. I even purchased the pillows and duvet for myself whilst I was away.
The pool was quite cold. In addition, when we ordered room service, we were not given any cutlery from the member of staff who delivered. Parking is also extremely expensive!

I will be definitely back
The property is in a quiet green area in the southern part of Oxford. The ambience is truly comforting and welcoming. The breakfast is very good and the personnel managing the breakfast room is outstandingly nice and sympathetic.

Very nice rooms and park
The rooms are spacious and comfortable also the beds and pillows. It’s warm and the view in the gorgeous meadows is pretty uplifting.
The condition of the gym and the pool do not live up to the general standard of the hotel. Small gym, smelly, pool reeking of chlorine vapours, and very noisy with splashing and screaming kids, when I visited. Coed sauna and steam room not inspiring confidence in terms of comfort and cleanliness - Restaurant with pele sitting in their boxer shorts and flip flops - and smelling of stale fish.

Vivac manager very friendly and ensured I had everything I need - I have visited this hotel several times and hope to return again soon

Location was great. Spa was lovely. Superb hot stone massage. Breakfast was lovely. Reception staff very helpful. Room was great. Food in restaurant was delicious.
Parking charge is excessive. Restaurant was very busy and not enough staff. Bar staff not particularly friendly or helpful. No alcohol free beer.
