The location to where I needed to be was great, but its location in general is a good place, not as far into Winchester as people may think.
The bed wasn’t the best but that’s personal preference and each to their own.

Very large, comfortable bed; enormous room . Easy parking . Close to Portsmouth for evening ferry arrival .
Although the bathroom was large and very well equipped, there was a detectable odour from the WC . As the WC itself was very clean, we assume that the smell was caused by the sewers struggling to cope with the endless heavy winter rains in 2025/26 .

Bedroom was spacious
Was not advertised that the pool and spa was under refurbishment, dirty bedroom, had to pay for water for our room as there was no drinking water. On check out no staff present for an extended period of time. Shower pressure was extremely poor and the bathroom was dirty.

The hotel was ideally situated in a quiet location near Winchester which met our needs perfectly and our room was clean, warm and cosy. The staff were friendly and helpful. The breakfast was excellent.

The carpet needed to be cleaned ( shampooed).
Walls dirty where the furniture had been moved , fixings in the walls where pictures used to be.
There was only 4 coat hangers spread out over 2 wardrobes and an area for coats !
The dressing table had been poorly repaired with 2 large screw heads poking out of the top .
The bathroom was again in need of a refurb with the worktop heavily stained and the 2 soap fittings were sitting at a 45 degree angle .
The rooms could do with a fridge.
There was not a lot of choice on the menu, and we were kept waiting 45 mins for our order even though there were only 3 other people in the restaurant.
I will say , the bedding was clean and the room hoovered and dusted.

Taking into account the very reasonable cost of staying there, it can be classed as excellent accommodation and facilities, perfect breakfast choices and friendly staff who were all helpful. Relaxing ambience, pleasant bar and restaurant. Couldn't ask for more at the price we paid.
We had no cause for complaint. I have seen other reviews, but maybe some people expect very modern accommodation for a reasonable price. For us, it was more than adequate, clean and comfortable.

Location
Room smelt musty, bath had rust in it broken dangerous to a child metal toilet roll holder toilet roll dumped on side, dripping pipes on shower all the time, this would have been noticed by housekeeper when cleaning bathroom room, shower water tepid, cold when walking around hotel, staff doing multiple jobs which you waited untill they were free .
Bed well, we rolled towards the middle, very, very uncomfortable

Hotel. It needs lots of money to upgrade and bring in line to a good standard
Disabled toilet in reception that was a joke. The toilet should have been an accessible toilet , NO, it was a low toilet, hotel management and owners should be ashamed

We were visiting the marwell zoo , so the location was very good. Quite rooms, forested area outside
It wasn't very clean , there was no mini fridge in the room , but we left out food outside on the " balcony" . The swimming pool was quite dirty ,small and barely heated . Also it was closed on the second day , which was kind of a relief because I didn't wasn't to go back in .

Very run down, in need of modernisation. Restaurant wasn’t open on a Saturday evening and food stopped serving at 7pm due to a private event with no prior warning. People eating in lobby area. Very overpriced food menu and drinks. Freezing cold. Average breakfast.

Firstly, the standard of customer service throughout our stay was extremely poor. At no point did any member of staff appear welcoming or engaged. During check-in, the receptionist spoke very little and asked us to complete our details on a torn piece of handwritten paper, which was highly unprofessional and not in keeping with the standards expected of a hotel of this nature.
The room itself was dated, tired and not particularly clean. Additionally, the adjoining door on our side was unlocked, which raised concerns regarding security. The fridge in the room was switched off. The shower didn’t run properly.
Breakfast was a major source of dissatisfaction. We arrived at 10:00am and were informed that breakfast service had ended, despite being provided with written information at check-in stating that breakfast on New Year’s Day would be served until 10:30am. The member of staff we spoke to was dismissive and rude, stating that the information we had been given was incorrect. Although she eventually allowed us to have the breakfast we had pre-paid for, the quality and availability of food was extremely poor. There were no pastries or juice available, the coffee was lukewarm, and the cooked items appeared unappetising. As a result, we only felt able to eat a sausage sandwich.
Finally, upon checking out, the staff member simply took the key without any acknowledgement of our stay or enquiry as to our experience.

There was cigarette burns in the curtains and carpet, there was a rubbish bag with hair and dirty tissues left on our bed, we requested a cot to find out on the day that there was no mattress supplied, the mattress on our bed was two singles pushed together, one had springs sticking out and the other was totally collapsed meaning myself and my partner were on completely different levels, we decided to get out of the room and use the pool and the liner is split in multiple places and is green around the entire edge of the water, once back at the room to shower after swimming we realised there was black mould in the shower as well

I enjoyed the quiet and the breakfast, but we arrived and were asked if we would like to book a table for dinner, we said yes, but when we came down for dinner only one member of staff was working and could only offer us sandwiches which was not what I was told when booking in.

The pool was dirty with brown marks around the edges where the water sat. The changing rooms looked like they hadn't been cleaned for days
The room was adequate but needed a touch of paint. Beds very soft and could feel springs. Flush didnt work without force. However balcony and facilities- hairdryer, tea etc were good and room was clean.
Food wasn't great. Overpriced and lacking in choice. The first meal was sent back however Jacob was excellent and ensured we didnt leave without being fed. Breakfast was buffet. There was a small bit of everything and they offered GF bread ans dairy alternative milk.

The staff were rude and so was the general manager, our situation was very delicate and nobody even tried to help us!

Great location for a zoo visit plus other local places of interest. The woodland setting was beautiful. Having easy outdoor access from the room made it very easy with our dog. We enjoyed the pool and sauna, walking around the site, breakfast buffets and friendly staff.

Ideal location for visiting the zoo which was main purpose of the trip. The breakfast is generous buffet style.
The beds are uncomfortable, the mattresses probably haven’t been replaced for many years.
The restaurant menu was a bit a limited, only after ordering our food we discovered there was a ‘bar menu’.
Also the restaurant had run out of tomato ketchup… much to the disappointment of my two young boys!
The hotel swimming pool - the temperature could be a bit warmer.

Breakfast email not acknowledged. Paid for Breakfast on arrival but challenged at Breakfast as not paid. Breakfast poor quality with items either overcooked or cold. Croissants stale. Milk empty. Bedroom table lamps did not work. Stains on walls and carpets. Whole place is tired and needs a good clean and make over.

All the staff we encountered were all really friendly, polite and helpful. We love the location here because it’s quiet, situated in a wooded area. We used the shower and the water was lovely and hot once we found a good setting. We got a really good night sleep, sound in the hotel was very minimal and the bed was comfortable. We dined in the restaurant for dinner and the food was very nice. We had a starter, main and desert and all were pretty standard but can’t complain about the taste. We also had breakfast in the morning which was a fairly standard all English breakfast but again can’t complain about the taste. The hotel reception and bar area looked lovely, decorated with a Christmas tree and fairy lights.
We were very disappointed with the cleanliness of our room. The bathroom particularly. The toilet rim underneath the seat still had urine spots, the sink was dirty and when showering the water wasn’t draining very well. The bottom of the shower ended up looking like a bath so we pushed the plug cover off and underneath was pretty disgusting. It was brown and clearly hadn’t been cleaned properly for a while. The bedroom area wasn’t too bad we just found someone’s dusty eye mask and scrunchie down the side of the bed when we reached for the remote after it fell down. The menu in the restaurant for dinner seemed to have less choice on it since our last stay and we did find it a little more on the pricey side compared to other places. The table itself was very sticky and the plates kept sticking to it so much I struggled to hand it to the waitress for her to take away at one point. In general I think the rooms need a little updating to just give them a bit of a refresh.

Not enough staff the whole weekend we were there. Breakfast on the last day only seemed to be looked after by 1 person and she was trying to manage everything. Room not clean around the edges, needed hoovering. Carpet very stained and needed replacing. Were not told we couldn't have restaurant menu until we arrived and then told they tried to contact us but had no way to as no contact details for us, which was not true. The whole hotel was looking tired and needed modernization and decorating. One of our party had a toilet that didn't flush and a shower with no hot water and was told it needed replacing . Breakfast choice quite limited. Food not replenished quickly. Very limited on the 2nd morning due to the wedding party that had been in. Corridors to the rooms very cold other areas of the hotel boiling hot.

A wasp in the top bunk of the bunk beds.
Outside the room, trays of dirty plates and cutlery were left, they had been there from our arrival and still there when we went to bed that night.
