PERFECT 10 - 10 to 13 Sleeper Luxury Holiday Home Breakage Deposit of R2500 per Weekend Lease

Space and number of rooms. Except for room with out a bathroom

Poor quality beds. No beach acess. Many light bulbs not working. Water temp not hot enough. Watered down hand soaps poor towels. Not enough parking for number of guests. Not a luxury home as advertised. No airconditioning or fans. Mis represented. Breakage deposit and contract was not specified in the booking add. Also Tv's didnt work or had no remotes or dstv was not conected and wifi data was limited.

Stunning property and location, 10 min from an amazing beach.

All was well and exceeded the expectations. My daughter got bitten by a large mole snake -on the reserve adjacent to the property - perhaps an alert sign will be good to have.

The house was quite nice, spacious and comfortable

There were so many rules regarding the use of the house. Couldn't open sliding door and curtains as it would damage the paintings, kitchen door cannot open, if we dare dirty the blankets, walls, anything, it would go off the breakage fee. The advert stated it's a 5 bedroom house, we were only given 4 bedrooms. Lights at the outside braai area did not work. I had to follow up on my breakage deposit and eventually received it after almost 2 weeks. All this just put a damper on our weekend from the time we got there.

Location was perfect and walking distance to the beach and in close proximity to shops.

DSTV/Satellite TV was not operational.

Two or 3 days before our stay Geoff insisted that we pay a R2500 deposit which was not stated anywhere on the Perfect 10 listing. He reduced it to R2000 because I complained that I have never paid such a large deposit for a property on Booking.com. At most I have paid R500. He also insisted that we pay a R250 cleaning fee for the place to be cleaned on the Friday, also not stated on the listing. I was told only 6 people would be allowed access to the property when I booked and paid for 11. Eventually he confirmed it was 11. Upon arrival I got a lengthy detailed list of what not to do. Don't open the curtain in the passage because it will damage the art, don't leave the light on in the toilet because the fan will burnout and need replacing. Leave the door hooked onto the carpet to air out. Tuck the curtain in at the door so you don't touch it with braai hands. I felt so uncomfortable all weekend, so scared to do anything I "shouldn't". Worst holiday I have ever been on. A few days after our stay I was told that his cleaning lady said a lamp was broken as well as the bulb and it needs replacing. He said: "his cleaning lady confirms that it must have been one of the kids". That is an assumption and not a confirmation. When we left no lamps were broken. Did she break it... I don't know. Geoff never saw the house before she cleaned it. Now both lamps need replacing because it was a set. I told him to keep the R2000 rand and use it to fix things around the house. Maybe the broken tiles or the roof leak

I couldn't see the beach from where I stay

Great location and amenities for a group of friends that wish to get away and spend good time together in a calming and relaxing environment. The house was very comfortable and welcoming.

The host requested more money from us because we were a bachelors and required the use of sofa beds when the listing advertised 3 and there was only 1. We were a group of 10 and the listing advertised 10places for sleep (7 beds & 3 sofa beds)

*WARNING* - Dishonest Host - Do NOT pay a deposit when Geoff Mills (owner) requests this last minute, AFTER you have booked and paid; its against Booking.com policy too. Check for existing damages on arrival, otherwise he will blame you and your family after, then try take your deposit - see other reviews. It's NOT a beachfront property, the beach is a 10min walk away through bush. Geoff is very pedantic about his house, he made us (including my mother and our children) very uncomfortable on arrival by 'telling' us how to look after his appliances, insisting we close curtains to prevent sun damage to furniture and how NOT to use his dishwasher to name but a few! He tried to blame us for 3 chipped mugs and a stain on his sofa, all existing damages claiming I quote "...We looked for suitable replacements locally but came up empty handed (mugs, with a shopping centre nearby?)...will need to get quotes for new covers and cushions plus the labor for us to strip, transport and replace visit to the house." Trying to come up with anything he can add a surcharge on too! When we disputed this, he was rude and dismissive. After I threatened to take action against him, he called back the next day saying his 'cleaning team' now say there is no problem at the house and after apologising, promised to repay our deposit in full that day and would contact my mother (who paid the deposit in good faith) to reassure her and apologise for all the drama this had caused....we have still not received out full deposit! We have never experienced such behaviour from a host before, both locally and abroad! Sadly this created such a soured end to what was a nice family getaway. Booking.com confirmed he should not have taken a deposit and will they will be investigating him further.

We had a lovely holiday and it was a very comfortable stay.
