disappointing and dishonest

Home was in a gated estate with houses on top of each other. Pictures on the booking site taken very cleverly to hide this. Paid deposit of R2500 and was docked R300 for breakage of cheap beer glass (cost R26). Once "Breakage deposit" was paid we received a list of demands as to how we should have the place spotlessly clean and all dishes done (we do usually do our dishes) if we expected our deposit back. That is not a "Breakage Deposit" it's a ransom and put a damper on our weekend.

It could sleep 11 people in reasonable comfort

Administrative burden - from the onset we were bombarded with requests on how many person we were going to be. We booked the place specifically to have the flexibility to accommodate up to 13 people. At that stage we did not know how many we were going to be. We booked for a 2 night stay and were presented with 10 page lease agreement which needed to be signed before arrival. The agreement was full of restrictions and instructions for the house Misrepresentation - After we established that we would be around 11 pax we were instructed to pay an additional R2,000 plus a R2,500 deposit on top of the R8,000 odd, the place was advertised for, for the 2 night stay. Restrictions-we had to keep the curtains closed because of the artwork, blinds were to troublesome to operate so we left them closed as well. We didn't feel comfortable to use any implements so we cannot comment on the cooking part. There is insufficient-crockery and cutlery and specifically glasses for the amount of people the place is advertised for, nor is there enough seating space around the dining room table or verandah for that many people. You also need to bring your own electricity, something which we were not aware of, or accustomed too. As a result, none of our essential devices were charged the next morning as the pre-paid ran out during the first night. The towel were threadbare and the towel racks looked like they were about to come off the wall. Oh, and don't try and sleep in on the day of your departure, even if it is a Sunday. The cleanup crew will be there at 8h00.

The owner could've sent the lease agreement when booking was made in January. Then I could've read through it thoroughly and didn't have to rush through the contract.

The was no WI-FI as advertised and the owner lied and said it broke a day ago but even the previous occupants used their phones to access WI-FI. I will never recommend or refer anyone close to me to that Luxury holiday home. The owner (Geoff) treated us like trash....and he kept my HUAWEI phone that was left in the house demanding extra money for cleaning service since we Africans so we vandalized the house and we left the house extremely dirty.he even said he got photos as evidence to prove that we have vandalized the house but up until today he never send it to me but harassing me sending me bank details to deposit R2000 for breakages with was not even on contract, he demanded R350 to replace a normal glass and the rest is cleaning fee

Very cold in the house. Couple of small issues needs to be sorted, basins blocked, Not all lights working, especially outside and inside as well, TV not available, had to improvise to keep children occupied Your deposit is requested out of nowhere, contract does not ask for deposit Make sure inventory is checked with somebody or keep photographic evidence

Poor quality beds. No beach acess. Many light bulbs not working. Water temp not hot enough. Watered down hand soaps poor towels. Not enough parking for number of guests. Not a luxury home as advertised. No airconditioning or fans. Mis represented. Breakage deposit and contract was not specified in the booking add. Also Tv's didnt work or had no remotes or dstv was not conected and wifi data was limited.

Nice house, but too many rules

The house was quite nice, spacious and comfortable

There were so many rules regarding the use of the house. Couldn't open sliding door and curtains as it would damage the paintings, kitchen door cannot open, if we dare dirty the blankets, walls, anything, it would go off the breakage fee. The advert stated it's a 5 bedroom house, we were only given 4 bedrooms. Lights at the outside braai area did not work. I had to follow up on my breakage deposit and eventually received it after almost 2 weeks. All this just put a damper on our weekend from the time we got there.

Two or 3 days before our stay Geoff insisted that we pay a R2500 deposit which was not stated anywhere on the Perfect 10 listing. He reduced it to R2000 because I complained that I have never paid such a large deposit for a property on Booking.com. At most I have paid R500. He also insisted that we pay a R250 cleaning fee for the place to be cleaned on the Friday, also not stated on the listing. I was told only 6 people would be allowed access to the property when I booked and paid for 11. Eventually he confirmed it was 11. Upon arrival I got a lengthy detailed list of what not to do. Don't open the curtain in the passage because it will damage the art, don't leave the light on in the toilet because the fan will burnout and need replacing. Leave the door hooked onto the carpet to air out. Tuck the curtain in at the door so you don't touch it with braai hands. I felt so uncomfortable all weekend, so scared to do anything I "shouldn't". Worst holiday I have ever been on. A few days after our stay I was told that his cleaning lady said a lamp was broken as well as the bulb and it needs replacing. He said: "his cleaning lady confirms that it must have been one of the kids". That is an assumption and not a confirmation. When we left no lamps were broken. Did she break it... I don't know. Geoff never saw the house before she cleaned it. Now both lamps need replacing because it was a set. I told him to keep the R2000 rand and use it to fix things around the house. Maybe the broken tiles or the roof leak

Great location and amenities for a group of friends that wish to get away and spend good time together in a calming and relaxing environment. The house was very comfortable and welcoming.

The host requested more money from us because we were a bachelors and required the use of sofa beds when the listing advertised 3 and there was only 1. We were a group of 10 and the listing advertised 10places for sleep (7 beds & 3 sofa beds)

Spacious with lots of natural light and stylish features.

*WARNING* - Dishonest Host - Do NOT pay a deposit when Geoff Mills (owner) requests this last minute, AFTER you have booked and paid; its against Booking.com policy too. Check for existing damages on arrival, otherwise he will blame you and your family after, then try take your deposit - see other reviews. It's NOT a beachfront property, the beach is a 10min walk away through bush. Geoff is very pedantic about his house, he made us (including my mother and our children) very uncomfortable on arrival by 'telling' us how to look after his appliances, insisting we close curtains to prevent sun damage to furniture and how NOT to use his dishwasher to name but a few! He tried to blame us for 3 chipped mugs and a stain on his sofa, all existing damages claiming I quote "...We looked for suitable replacements locally but came up empty handed (mugs, with a shopping centre nearby?)...will need to get quotes for new covers and cushions plus the labor for us to strip, transport and replace visit to the house." Trying to come up with anything he can add a surcharge on too! When we disputed this, he was rude and dismissive. After I threatened to take action against him, he called back the next day saying his 'cleaning team' now say there is no problem at the house and after apologising, promised to repay our deposit in full that day and would contact my mother (who paid the deposit in good faith) to reassure her and apologise for all the drama this had caused....we have still not received out full deposit! We have never experienced such behaviour from a host before, both locally and abroad! Sadly this created such a soured end to what was a nice family getaway. Booking.com confirmed he should not have taken a deposit and will they will be investigating him further.
