Great place located near Amsterdam centraal 17min with sprinter) Self check in and out was easy. Room was good for our group, i wish it was cleaner tho. Would recommend!

I can't criticize the room and location it was great. It is Self check in if you're from another country be peperd for lot's of time on phone at a high rate internet don't work.

No reception counter. Use online to check in and check out. If late check in or early check out, it will be a challenge as no one can help. It will be good if the hotel always have reception counter as we are paying similar price as normal hotel. Location is good.

We booked a one-night stay at Boutique Hotel Zaan through Booking.com (we actually added an extra night because of a train strike) and paid in full — but that’s where the problems began. We arrived around 10:00 PM after travel delays and found no reception, no staff, and no advanced notification from the hotel despite the payment being marked complete. There was no phone number that worked for us (we don’t have a Dutch mobile), so we emailed and waited outside in the rain on the stairs with two older relatives (about 65–70 years old). We felt helpless and worried. After several hours and with the help of a kind local at a nearby restaurant, the hotel finally gave us access to a room in an annex — a 2–3 minute walk away — at about 2:00 AM. This was far from the main building and not what we expected from the photos. The next morning they offered us to stay at the same annex with checking out, meaning moving the luggages out, and then check in again, as we made separate reservations, or they could move us elsewhere; we chose to move. Their explanation was that we hadn’t paid a local tourist tax, so they didn’t send the pin/key information by email. There was never any instruction or follow-up telling us to pay that tax beforehand, so we had no way of knowing — especially when there was zero proactive communication from the hotel. We had chosen the hotel because we wanted to see the mill nearby in the morning and enjoy the location. Instead we had a few hours of waiting and anxiety late at night in the rain with elderly family members, followed by an annex room down an alley rather than the place shown in the photos. The photos are very appealing, but the hotel’s communication and check-in process failed us when it mattered most. If you’re considering Boutique Hotel Zaan, think twice: confirm in advance how they handle check-in, prepare for a local contact number, double-check whether any local tax or extra step is required, arrive before 9PM, and make sure they will send clear arrival instructions. I wish we had received even a simple confirmation email or phone call — it would have prevented a stressful night. Sorry for the lack of photos of the annex. We have only the photos of the hotel contact, took during the rain. At 2 AM, we just need a rest.
