Overall a very good stay. The owner is very kind and the room and the bathroom are furnished with all that's needed. Although it is not in the center of the city ( I post the view from my room's terrace), if you don't come by car there is a bus which reaches it in about 10 minutes. There are 2 restaurants nearby, easily reached on foot (about 5 minutes' walk). Last but not least, I appreciated the quality offered at an affordable price, a value for money not easy to find in Bellinzona.
The only thing I think could be changed for a better one is the bed mattress ( which is so and so...). Since I came on a day when climatization was not needed, I didn't "test" the air conditioner.

Convenient for the motorway if you need an overnight stay. Easy to find, with free parking included. About a twenty minute walk into the centre of Bellinzona, which is charming, though it's also easy to park there.
Though not in the room itself, the smell of smoking in the building.
