Location Location Location. clean comfortable bedding and a friendly host
Dirty entrance carpet, smells from adjoining take aways, stained carpets, tired finishes and fittings , freezer blocked up and old food still in , no cooking facilities because of fire certificate. Noise from streets below

The location is excellent - right in Oxford City Centre, the staff are kind and helpful, and the bed was reasonably comfortable.
The place looked a bit unkempt and dirty. I understand it is an old, historical building - which I liked - but the carpets could do with being changed - they were stained and the place looked a bit run down and dusty. I was staying in the attic and had to go down a precarious set of stairs to access the shared bathroom - and it was tricky getting my suitcase up and down so many flights of stairs (at least 3 or maybe 4). There's no reception so you have to call them to check in and get your keys - so it's definitely more of a shared house than a hotel.

Not informed that the whole place was being renovated. Noisy workmen from 7:00am till 5:00pm. Broken shower head. Two large pots for cooking but zero skillets. Got looked out of building after workmen changed the entrance door lock and didn’t tell anyone, spent an hour outside in the wet cold till the housekeeper let me in through the emergency exit.

- it has quirks as expected but our room was large and comfortable- more than expected, given the age of the building!
The stairs will not suit everyone, but are something we have come to expect in accommodation in an older building in the UK. It adds to the experience 😉!

The entire hotel does not match the description on your website.
The bathroom is extremely unhygienic, with possible mold growth.
The walls are heavily soiled and stained.
The room is generally very dirty, especially the carpet.
The walls have large stains and are partially peeling. Some areas have been hastily repaired with tape.
The room door and the house/apartment door appear very unsafe.
There is an acute fire hazard: two power strips with numerous plugged-in devices are lying unsecured on the carpet.
There was no designated person at the reception desk. The cleaning lady took over this task, but spoke little English and was unable to answer any questions.

A good choice for anyone on a tight budget. The shower pressure was excellent and it was extremely comfortable all around. The staff were well organised and lovely.
It wasn't clear when booking that the bathroom was SHARED. It was a little noisy, which is to be expected in a 300 year old building in a city centre location. Due to the age of the building, the floors and walls are bendy and sloped, so not good for anyone with vertigo. It's not luxurious all round, although the bed and crisp linens were excellent.

The guesthouse is just off the main high street, but doesn't get any of the noisy hustle and bustle from central Oxford! You need to be okay with heights and stairs, but I can't complain for a cheap overnight stay. The communal bathroom was clean and there is a kitchen if needed. We were impressed by the amenities put into the room, the towels, toiletries, tea and coffee, powerful fan, tv. The bed was firm and I slept very well in it. I was in contact with the host as we missed our train initially and it was no issue. Would happily stay again.
This might not be an issue for all, but because the building is a bit wonky, the floors are uneven and it made me a bit dizzy (I suffer from vertigo anyway). It wasn't the biggest issue, I was fine when sitting down. My friend and I had a good laugh about my dropped water bottle rolling from one end of the room to the other! For an overnight city break, the room is everything we needed.

The location is perfect for all the shops, restaurants and theatres. Couldn’t fault that. The bedroom was quaint, with sloping floors and character; albeit needs some TLC.
Narrow, dirty staircase leading to the third floor. We didn’t realise that we would be sharing the facilities with other guests within the same apartment, which with my OCD, I found hard, as the accommodation is very tired and not the cleanest of places. The kitchen is not really a working kitchen, as signs up saying you can’t cook, but there are plenty of eateries close by. However, as I said above the location was perfect and the owner Tina and the cleaner, who took us round were lovely. It could be a really lovely place, but needs a lot of TLC.

It was just far too grubby to stay in. We prepaid the reservation, showed up, looked around. It was grubby and smelled of cigarette smoke. Could not imagine spending the night there …we left.

The flat is in the midst of the city center in an old house right at the entrance to the covered market. All the floors are sloping what gives the flat an extraordinary atmosphere. Therefore Tina had to position all furniture on wooden blocks in order to equalise the gradient. This works perfectly - the bed was very comfy, the room spacious.
And even though you live right in the center the night was really quiet.
With Tina I only texted but she answered every question in an instant. The staff was very friendly. As we arrived very early in the city, we were allowed to leave our luggage in the flat and were even given the keys already two hours ahead of check-in time!
When we forgot to take our food out of the fridge when we checked out we could go back later and pick it up.
The kitchen is spacious too, sadly the stove and the oven can't be used due to fire prevention as the building is a listed under monument protection. But you can use the fridge and there's a toaster, a microwave and a water cooker. And of course the flat is surrounded by many cafés, restaurants and take aways.
Maybe the carpet needs to be replaced at some point. But hey, you're walking in shoes over it.

Location is great, right in the centre of town. Although there is no reception, a housekeeper was arranged and checked us in smoothly. Good value for money.
While the property itself was okay and well located, there were a few things that affected our stay. The shower had very low water pressure—just enough for a light rinse, which made it difficult to shower properly. It also got quite noisy at night and in the early mornings due to activity outside. On the first night, we heard shouting from people downstairs and weren’t sure how they got in. On the second night, we returned late and made sure to close the gate, which helped. In the mornings, there were loud noises outside, possibly from chairs or tables being moved at the nearby café. The bed was quite firm, which some people may prefer, but it wasn’t comfortable for us. The room was also quite warm (it is unusually warm in England this week), and a fan would have made a big difference.

The location is just in the very middle of the touristic center. Very easy to get to. The room is located in an apartment of a very old building typical for the area, so in a way it gives a feeling of an authentic experience.
Overall it didn't feel very clean and cozy in the location, we were a bit afraid to touch too much. Also it was very cold, we were there in may and it was freezing at night in the room, even though it was sunny days. The communication with the host is a bit tricky due to the langiage barrier, also we didn't have with us the local socket adaptor and the location didn't provide one, we had to charge our phones over a dinner in a restaurant.

Unfortunately some areas are in a state of frank disrepair. Some simple cosmetic updates and fixing of relatively minor issues would make a world of difference (e.g lock to bedroom nearly falling out, stained and worn carpet and walls, shower head desperately needs replacing, bed slopes to one side due to the floor being uneven, no curtains over two windows in the bedroom leading to early wake-ups due to the light). Would also benefit from basic amenities like milk for the tea and coffee, and shampoo/body wash.

From the accommodation description it appears that cooking equipment like hob and oven is available, also visible on photos. But after reaching there we saw in the kitchen a note above the hob: ‘Due to the new Fire Regulation for Grade List 1 Building, the guests can’t cook in apartment. Induction Hob and Oven are temporality unavailable to use.’ The hob was covered. It was unpleasant to know, because we selected this accommodation exactly for the cooking possibility and we already had bought things to cook. We understood that the building was old and we also saw the smoke detector in the kitchen whose alarm system according to another note was sensitive to the smallest smoke, alarming immediately and directly the local fire station. It was clear why guests shouldn’t cook.
An accommodation does not have to provide cooking facility. However it isn’t correct to suggest that cooking is available when in fact it is not. And this situation probably wasn’t limited to our stay. The new Fire Regulations didn’t come out yesterday and an adaptation to it won’t happen overnight.
After coming back to home I wrote to Booking.com about our experience. The accommodation’s owner kindly replied that although the in-built hob and oven were not available, I could use another induction hob left in a cupboard, only the housekeeping personnel forgot to show it. Thus the apartment indeed has cooking facility, we just accidently missed it. Well, still there is this note in the kitchen that due to the fire regulation the guests can’t cook. Whether we use a built-in or a portable induction hob, the smoke is smoke and the steam is steam. Any cooking activity - as the other note warned - could trigger the smoke detector and then the fire brigade would reach the place, even though there was no fire, only steam from cooking. So what’s the point of any hob when you can’t cook?

General worn out state of everything - stair / room carpets, bed on blocks, just needed some tlc (actually probably quite a lot), especially given the high price (acknowledging that central Oxford is going to be high, but even so). Things like new carpets, defrosted fridge, etc. Long wait for shared bathroom/toilet.

The location is very convenient. The building is a grade 1 listed historic building which makes it charming and interesting, although it also makes for several problems. Staff were responsive on the phone to my messages (eg when there was no hot water). There's a shared living and dining area with fridge, kettle, microwave etc for food preparation.
The cleanliness was acceptable but the decor is very tired and scruffy, the shower was poor and worst of all there were no curtains or window coverings in my room so the sun shines in at 5am. I had to find a way to drape my own clothes over the window. The bed was comfy but there was no bedside light. It felt like I was staying in someone's bedroom - the drawers in the furniture were full of things! There were even somone else's slippers under the bed. Very weird
Despite notifying the staff of my arrival time in advance there was nobody to meet me when I arrived, so I had to wait.

Location is absolutely perfect for the city centre of Oxford! You get a locked bedroom to yourself and then share toilet, kitchen, and lounge facilities. We did not spend much time at the guesthouse as we were out exploring the harry potter sites throughout the day! But the bed was very comfy for the end of the day, and we were rested enough to go again.

Lovely lady welcomed me. An eclectic mix of furniture with homely touches. The building is very old with quite a slant. Comfy bed. Kitchen facilities. Friendly guy on ground floor with ice-cream shop. Right on edge of covered market which was lively with interesting cafes, food etc.

Excellent location -very central Oxford next to the covered market in small courtyard lined with shops and coffee houses. Very pleasant accommodation at the top of a historic building with interesting views over the roofs. Very steep and narrow access stairs -in keeping with the building but not for big suitcases. Nice and clean (shared) bathroom -shower is fine. Very comfortable bed - firm but not hard. Pleasant kitchen/sitting room Facilities are perfectly adequate but expect character rather than luxury. The floors slope slightly….another character feature.

It is located in the heart of Oxford, it’s extremely easy to go anywhere from there, there are lot of food options around but it still wasn’t too noisy at night.
The owner was also extremely helpful because I got to Oxford before the official check-in time but I was still allowed to drop my luggage off so I could explore the city.
I travelled with two baggages and one of them was bigger and heavier, and it was not an easy feat to drag it up two stories, the staircase is fairly narrow. But if you travel light, you will have no issues at all.
I would absolutely return to this Guesthouse and I would recommend it to anyone.

When I went back to the room around midnight there was no electricity in the room. I spent the night without heating and without electricity. Next day I had to spend my time in a coffee shop to charge my phone. The owner said that there was an electrical problem particularly for my room. If it was indeed a one time thing, it would be understandable, but it is the second time unexpected issues with electricity happen in bookings made through booking.com..

This guest house is in a fantastic location to visit Oxford. The host was punctual and friendly. The rooms are simple and small, but very comfortable and warm even in the winter. The property was very clean. We would stay here again without hesitation.
There is a shared kitchen that can’t be used (there’s a sign up indicating it isn’t available). We didn’t intend to cook anyway, but it’s worth noting.
